We're representing a landlord renting some property in Carlsbad.  Someone asked if we were doing "Section 8 Housing" and I learned a lot when I did the research on this.Section 8 Rental Assistance provides housing assistance to certain persons in need.  The Carlsbad City has a web page addressing their program at http://www.carlsbadca.gov/housing/eligible.html .The most important features for the landlord, according to one of the subpages is that the City guarantees 70% of the rent.  There are certain max rental amounts, which seem a bit low to me knowing the area, and they are as follows: Studio payment standard is $1075; One bedroom is $1228; Two bedroom is $1490; Three bedroom is $1976; and Four bedroom is $2382.The landlord has to have the place inspected, and, once approved, then h...

Easter is fast approaching and there are a number of fun things to do in Carlsbad and nearby areas. Easter Egg Hunts are always popular and here are several to choose from. EGGstravaganza will be held on March 22 at Poinsettia Park, one of the nicest Carlsbad Parks (and the site of several of the TGIF Jazz in the Park Concert Series in the summertime). Hours are 10 – 1 at this event at 6600 Hidden Valley Road. Activities include a magic show, music, a huge slide, arts and crafts and much more. Carlsbad home buyers often find themselves confronted with Home Owner Association (H.O.A.) fees when looking at homes for sale.  Fees can vary widely (from under $100/months to more than $400/month) and may add substantial costs to your monthly payments. Not all homes have them , but it is important as a buyer to watch for these fees, find out how much they are, and understand what you are getting for these costs since they impact your monthly budget. HOA fees are not restricted to condominiums, although they tend to be more common because of the type of ownership.
