The community of Canyon Lake, Located in Southwest Riverside County - offers resort style living behind "Comminity" enforced gates.  When visiting Canyon Lake Waterfron Homes,  in order to enter you must be "Called In", by a resident or have specific business to enter. The featured home today is a 3 bedroom 2 bath home with a 4 car garage. The most surprising feature of this home is that it has a 4 car garage, with a pull through in the farthest left part of the garage.  The pull through allows for a trailer to be put on a cement pad in the back yard tucked against the home.  Built in 1998 this home is actually a "Newer", home in the community of Canyon Lake. This Canyon Lake home is 1869 square feet with a lot size of 7405 square feet. This home is priced low compared to recent sold co...

Sunset Beach, located at the center of Canyon Lake, is the heart of the community in many ways.  With over 550 feet of shoreline and activities like swimming, sunbathing, and volleyball, it's always a popular place for residents and their guests.  Tennis courts, playground equipment, the lodge, and swimming pool are also nearby for those seeking fun.  And don't forget that the beach is a great place to watch many of Canyon Lake's great events like The Fiesta Day Ski Show, 4th of July Fireworks, and the Christmas Boat Parade.  Or just bring your lawn chair on a nice summer day and watch the boats cruise by pulling waterskiers and wakeboarders.  Or better yet, how about a blanket and a beautiful sunset? Here in Canyon Lake, one of our most cherished amenities is Holiday Harbor park which sits on about 5 acres overlooking the main lake.  It's a favorite for picnics, reunions, and parties.  In fact, part of the park can be reserved for events for a small fee.  Amenities in the park include picnic areas with BBQs, sand volleyball court, beach with swimming area, horseshoe pits, day docks for your boat, and lots of playground equipment for the little ones.  There is even a small kitchen facility that can be used if you rent the park for your event.  The boat launch ramp is also part of Holiday Harbor and there is oversized parking for boat trailers and vehicles. The views of the main lake are spectacular from Holiday Harbor and you can always catch lots of watersports activities in the sum...

Today was a one of a kind Southern California day; middle of January; sunny and mid 70's.  So I thought I'd take a long drive through Canyon Lake when I left the office instead of heading straight home like I usually do.  I'm always driving around the community looking at houses or showing clients around, but I sometimes forget just how great this "Little Bit of Paradise" is and why we decided as a family to move here several years ago.  As I head in the East gate, I get a friendly wave from the guard and pass by the Eastport park where a Dad is playing basketball with his two boys - looks like a game of horse and I think he's winning.  I notice someone take their pontoon boat out at the launch ramp, hopefully after a nice day of cruising in the sun with friends and family.  Nearing the...

First time home buyers in Canyon Lake Ca have to two choices when it comes to their housing needs, they can continue to rent and pay their landlord’s mortgage or they can take that giant step onto the path to homeownership. That  “giant step” should not be taken without careful research. You should investigate the neighborhoods, the schools, the city amenities, traffic bottlenecks etc. But once you’ve decided that owning your first home in Canyon Lake , fits your lifestyle, it’s time to analyze the investment side of your decision. In a previous post I talked about the Rent Ratio tool I picked up from the New York Times. Read the complete article This tool is to help you compare the investment side of your decision by comparing the cost of renting with the cost of owning, like the pric...

Saturday I took my wife and our two little ones out to check on a few of our listings out in the Hemet San Jacinto area.  On our way back, I was doing what the guys on American Picker call "Freestyling".  We came across this old house with signs up, stuff out and flags everywhere. I slowed down a bit to peruse their inventory, and as I was near the end of their lot... I saw it.  Me: BABE!!! Did you see that?  Wifey: See what?  Me: That ol' real estate sign!  Wifey: No?  I flipped a u-turn, and of course halfway into my illegal u-turn I noticed the cop.  So I pulled over to the curb and believe it, or not he just ignored me.... today must be my lucky day!  :)   The lady meets me as I jump out and walk to the front of my Suburban, and she asks me how I'm doing.  I told her well, and then ...

Qualifying For an FHA-Insured Loan if You Are Not a U.S. CitizenCurrently I'm working with a client from Poland who has been in the country for a few years. He's been working hard in the country to save up enough money to buy a home and move his family out here. This is a very touching endeavor of the American Dream in my book. So when a lender informed us that citizenship was required for a FHA loan, it discouraged my client and myself a bit since he has just enough for his 3.5% down and closing. So to fully understand the requirements and limitations of FHA loans regarding citizenship I did some research and this is what I found:"Citizenship of the United States is not required for eligibility"That's right. Citizenship of the United States is NOT required for eligibility. For those bor...

CANYON LAKE         How does an old fashion Christmas sound? That's  exactly what we had this past Saturday. First, we got a bird's eye view of the Canyon Lake's Christmas  boat parade. Then we Christmas caroled into the  night followed by some delicious treats for all. We  ended the night  with a "white  elephant" gift  exchange  that was made up  of items only found  at home.       Earl and Marina Rideau really know how to bring Christmas cheer to friends and family alike. About  thirty of us got together for refreshments and  fellowship. Part of the entertainment was Canyon Lake's  Christmas Parade of boats. Twenty or so boats made  the annual trek around the lake to the cheers of  bye-standers.      After dinner we harmonized around the fire with  some traditional carols. Marina led...

Property Flipping.. The Unethical WayPart of the reason values are as screwed up as they are is due to the overwhelming amount of buyers who think they qualify to flip a property from watching one episode of the grossly overrated flip this house television show on HGTV. They go out, find a "good flip" and proceed to purchase. They usually buy a property under fair market value, but lately property flippers don't care what market value is, they just look for the highest amount an appraiser can put on a property and the lowest amount they can get it for. There is an area 30 minutes north of where I live ( I live in Temecula ) called Canyon Lake CA 92587 . Unethical flips are just starting to take their toll in that community. You have a lot of agents who slam these buyers in Homes that th...

Canyon Lake has a well-manicured par-71, 75-acre private golf course.  The 5,868-yard course is an 18-Hole Regulation Course with a Driving Range, Practice Putting Green, Clubhouse, Pro Shop, and has rental carts available or you can use your own.  The course is operated by the Property Owners Association, and it's primarily for members and their guests.  This SCGA-rated golf course offers all the challenges any longer course might have.  The picturesque, tree-lined, 75 acre course has reachable greens and trimmed fairways and could appear at first to be a low-score paradise for golfers.  However, its uphill, downhill and sideways lies make the course more imposing and challenging.  On the golf course is our Country Club Restaurant overlooking the greens. The Equestrian Center features ...

Canyon Lake is one of California's Best Kept Secret!  It is centrally located between Corona and Temecula, and  is close to both the I-15 and I-215 freeway.  The quickest way to get to Canyon Lake from the I-15 fwy. is to exit Railroad Canyon and go East. Canyon Lake began as a Master-Planned Community developed by Corona Land Company in 1968. The Lake originally was formed in 1927 after Railroad Canyon Dam was built. Just seven and a half miles to the east is the exclusive community of Canyon Lake. It sits in the southwest quadrant of Riverside County, approximately twenty minutes north of the burgeoning wine village of Temecula. As one of only five truly gated cities in California, Canyon Lake is a private community covering 383- acres along nearly fifteen miles of shoreline. The co...
