Every now and then I hear a story that is so great - I just have to pass it on to the people who I care about...  I heard this from my coaching program: By Referral Only.  Here it is:Charles Plump was a U.S. navy jet pilot in Vietnam.  After 75 combat missions his plane was destroyed by a surface-to-air missile.  Plumb ejected and parachuted into enemy hands.  He was captured and spent six years in a communist Vietnamese prison.  He survived the ordeal, and now lectures on lessons learned from that experience. One day when Plumb and his wife were sitting in a restaurant, a man at another table came up and said, "You're Plumb! You flew jet fighters in Vietnam from the aircraft carrier Kitty Hawk. You were shot down!"       "How in the world did you know that?" asked Plumb.       "I packe...

This year, 2007, Camarillo has seen a significant slow down in the sale of high end condominiums and townhouses.  In a city where homebuyers can afford to buy a larger home for the same price as a condo and avoid the HOAs, high end condos seem to be staying on the market much longer. However, that is not true for all attached homes in Camarillo. The Senior Community, Leisure Village, has been enjoying a high number of sales despite the slow Real Estate Market. Below I have put together a table that points out the number of condo/townhouses currently in the market for sale, pending, and sold in different price ranges.    Camarillo Real Estate Market Activity For Single Family Homes <!-- /* Style Definitions */ p.MsoNormal, li.MsoNormal, div.MsoNormal {mso-style-parent:""; margin:0in; m...

Camarillo has been and continues to be one of Ventura County's most desirable cities. The Blue Ribbon schools in the Pleasant Valley School District, weather, distance to both Los Angeles and Santa Barbara, and the new university, CSUCI, have made Camarillo a popular choice among new homebuyers. Camarillo's real estate has felt the slowness in sales like the rest of the county; however the city now has a variety of prices to offer the homebuyers. The table below shows the available, pending, and sold number of homes on the market in the city of Camarillo (Somis and Santa Rosa) as of October 2007.     Camarillo Real Estate Market Activity For Single Family Homes <!-- /* Style Definitions */ p.MsoNormal, li.MsoNormal, div.MsoNormal {mso-style-parent:""; margin:0in; margin-bottom:.0001pt...

The first thing I recommend to all of my Homebuyers is to have an in depth consultation with a reliable Mortgage Consultant. It is crucial that every homebuyer sets a mortgage game plan a side before the start of their home hunt with their agent. You probably already know the city, number of bedrooms, and layout of the house you have in mind so why not prepare your financial outline with the same due dilligence? Can You Do It?We have all heard about the rise in delinquencies and foreclosures in the real estate market all over the country. The much reason for this occurrence is that borrowers who took out the interest-only or negative-amortization loans are now stuck with much higher payments because they did not think a head. So, if you can not handle an adjusted rate mortgage, remember y...

The California State's annual Standardized Testing and Reporting program, or STAR, results were released and Pleasant Valley School District, PVSD, has scored high. The STAR tests, test students in grades 2-12 in language arts and mathematics and rate them by percentage in one of five categories: advanced, proficient, basic, below basic and far below basic. According to a teacher at Camarillo Heights Elementary School and the Camarillo Acorn students at PVSD scored higher than all the other students in both Ventura County and the State of California. I would like to congratulate all the students attending the Pleasant Valley School District for their hard work and outstanding scores. You all make us very proud.I would also like to thank all of our devoted PVSD teachers who so consistent...

Camarillo's five year plan to beautify its Old Town has unexpectedly been delayed by up to two years by Taft Corporation.  They have plans to develop the Swedish Performance Auto Repair lot in Old Town Camarillo into a mixed use building. The lower level would house retail space while the upper level would include 10 townhouses. Although Taft Corporation has received an overwhelming interest in the retail spaces, the corporation still feels uneasy with the sales of the residential real estate portion of the project. The corporation's hesitation is the result of the slow housing market that has affected the whole country. At this point the president of Taft Corporation has stated that they would rather wait for another two years than to build now and risk burdening their company. The que...

It is hard to admit this to others outside of my immediate family, but I love to shop. I am what you would call a "bargain Shopper".  Most people who visit our home think that either most of our decorative items are antiques or they are purchased by an interior decorator. My closest friends and family members know my little secret. I shop at places like Marshalls and other bargain stores in our area. When these same friends and family members call me up for shopping suggestions and ideas I hardly ever say no. As I said I love shopping, I usually get a free meal and catch up with my friends life (oh, I am a great listener as well). They all love opening up my gifts because 99.99% of the time it is something that fits the personality of that person (even clothes). About five years ago the...

As I write this post one of Camarillo Heights' landmarks is fighting to hold up against the fire that engulfed this fascinating house about an hour ago.It is too early to know what caused this horrific fire, but whatever the cause it is a fire that destroyed this house to the ground. Fortunately the homeowner was not home at the time, but it took us a long time to find that out. Almost everyone that lives in Camarillo or has been to our home knows about this house. We all refer to it as the "statue house". The lady who owns this "statue house" is a clay sculptor and you could see her work all over the exterior of her house. Basically this corner of Camarillo Heights resembled a Roman or a Greek palace.I can still hear the Ventura County helicopter circulate our neighborhood and I can st...
