Living out in the country may seem like the ideal dream home.  But rural property may not be a good choice for your first starter home.  Land requires a lot of time and effort to maintain, and property upkeep can turn into a full-time job.  Living “off the grid” is quite a challenging lifestyle because you are completely independent from standard utilities.Unless you’re familiar with country living, you may not be adequately prepared.  Rural life may not meet your expectations; and once you buy a home, you can’t “undo” it easily.  Before you move to a new area, or make a major lifestyle change (like moving to a rural area) it would be best to try it out first by renting a home for a while and make sure this new lifestyle suits you.Read more in our book, "Buy Your First Home", http://tin...

If you start now, and train your children the right way when they are young, you will be so happy when they are older and have learned to be self-sufficient.  Are your values, such as hard work, incorporated into your family?  Children need to learn that money comes with effort, and they have to earn it by working.  By showing them your example of hard work and good money management, they too can become homeowners. When I was a little girl, our daddy had a huge 10-gallon water bottle and he would empty his spare change into it every day.  It was such a huge bottle and seemed like it took forever to fill up.  We would do odd jobs to earn money and put our quarters, dimes, and nickels in the bottle, too. When it was full, that is when we really got excited!  We got to dump out the bottle ...

BrownMore than  just a cover from the rain and insulation from the cold, roofs add aesthetic   value  to  the  character  of  a home.  They help define the home’s architectural   style  and  determine  its curb appeal.   A stylish roof can soften the   silhouette   and  add   charm.     An upscale  roof elevates the street  facade for the entire neighborhood.ARCHITECTURE STYLESWe’re going to walk through the many types of roof architecture.   Although knowledge  of roof architecture  is not required  to  take  a  listing, knowledge of your  product  sets  you  above  your competitors.  When you understand all about  roofs, you can advise your sellers and educate your buyers. CID stands for Common Interest Development homes, referred to as PUD (Planned Unit Development) in some areas.  Typically, homes are stick-built single-family or twin homes on their own lots.  These homes are in planned neighborhoods with a Home Owners Association (HOA).  They feature commonly-owned amenities such as a swimming pool, shared open spaces, or recreational facilities (for example, a tennis court).  This private community may be gated.A CID or PUD is often a detached home with a home owners association.  In addition to any amenities such as a swimming pool, the HOA community may own roads and sidewalks.  The HOA fees cover these common areas, but typically do not cover the home structures.Read more in our book, "Buy Your First Home", http://tinyurl.com/dy2wjx4.

Dress Your House for Success by Martha Webb is a checklist-filled book designed to help sell your house, apartment, or condo for the highest possible price.  Everyone knows that a house should be clean before being shown to buyers.  But what exactly does “clean” include?  For those not sure, her mountains of detailed, room-by-room checklists show sellers how to first unclutter and then clean like one has never cleaned before.Once a home is thoroughly cleaned, she advises sellers on analyzing which repairs should be considered.  The important key to repairs is making sure that additional sales dollars generated by the repair are more than the cost of the repairs themselves.  She also guides sellers through this decision-making process by suggesting which repairs pay off best and by provi...

As evidenced by my lack of posts here on AR this past week, most of you are aware that I have been away from home for 6 days now.  It has been quite the Journey and I'm ready to head home tomorrow.  My last visit home for a few short hours between the REBarCamp and where I am now, only gave me a chance to hug and kiss my wife and kids, and then it was back on the road again. My oldest son Sean had invited me down to his place where he attends College at Cal Poly.  I had not seen him in a few months so off I went....  Been having a blast but I really do miss home and the rest of the family. I didn't realize how much can happen on AR in just a week.  I feel like I have been totally disconnected with the world.  Got up at 6:00am this morning just to try and read some posts and catch up wit...

What is your Legacy?  Is it your name remembered by an action, a quote, or a change to the world?  I have finally made another "life" discovery!  It's not about me and my legacy, it's about what I will leave behind one day.  What contributions I have made to the world with the miracles given me.  THESE PAST FEW DAYS HAVE ROCKED MY WORLD I just spent this entire past weekend moving my baby, that's right, my 21 year old baby son Sean, down to Cal Poly in San Luis Obispo, CA.  That's about 4 1/2 hours from our home.  This was one of the most emotional and overwhelming experiences of my life!  One of the most Happy/Sad moments I have ever experienced.  We drove all his things down in a u-haul truck, moved him into his new apartment, took a walking tour of the campus, stocked his fridge, pur...
