Ray Park  neighborhood is slightly less prestigious and houses are less expensive (not by much), but it is really convenient. It is close to just about anything (you can review the map of the area and its basic real estate statistics by clicking on this link). From most of the houses here you can walk to one of the best elementary schools in San Mateo County - Lincoln and to Burlingame Intermediate School or BIS. Ray Park blends well with Easton Addition.Following are examples of houses in Ray Park:

Another Burlingame neighborhood you definitely need to check up are Burlingame Hills (you can review the map of the area and its basic real estate statistics by clicking on this link). What is the difference between Easton Addition and Burlingame Hills?  In popular saying, once you kids grow up, you send them to university and then you can “move up the hill”.  Schools and other City conveniences are slightly further and the area is more secluded. Easton Addition (you can review the map of the area and its basic real estate statistics by clicking on this link) is probably the most desirable neighborhood.  There are very few areas as attractive for families with children in any age as Easton Addition. Great schools, proximity to the Broadway downtown area (this is the “smaller downtown area” – the main downtown and the larger one located at Burlingame Ave is slightly further away) with its own bus to Caltrain and BART.  Click on the same link to double-check Easton Addition prices. They are moving up now (September 2007). One of the Burlingame trees, eucalyptus named “Tom” has recently become quite infamous (or famous – it depends who you speak to).  It was quite old for a eucalyptus (approximately 100 years).  It was one of many eucalyptuses planted a century ago in Burlingame, CA. I guess the city planners at that time didn’t realize how big eucalyptus might grow. On the picture below, you can see that not much is left from Tom, but also you can appreciate its size and the damage it did to Easton Dr.   While Tom is gone, there are many eucalyptuses of just about similar size still left in Burlingame. And the City is embarking on a plan to eradicate them one by one (at least most of them) and replace with other trees. Burlingame is the second most expensive community we service.  It's a charming town, with a vibrant downtown filled with major retailers seeking to reach the upper tier of the market.  The homes are generally older, mostly having been built between the 1920's and 1950's.  New construction only takes place by tearing down old but the new homes are designed to conform with the look and feel of the older homes.Last week there were 40 homes on the market with the median list price of $1,491,500. This was likely a 4 bedroom 2 and one half bath home around 2100 sq. feet.  The lots in Burlingame are generally 6000 sq. feet.  The schools in Burlingame are tops whether it's elementary school, intermediate school or Burlingame High School families want their children to attend them.Prices have st...

This morning, I opened up my edition of the San Francisco Chronicle and there above the fold on the front page is this headline: Would-Be Home Buyers Hesitate.  If you go to SFGate, the headline is Leisurely Lookers.  If you look at the chart that sits at the top of my blog and then click the Altos Research Chart, you will see that in each town we are tracking, days on the market have increased substantially from last year. This change took place earlier this year.  I'm using Burlingame as my example here, but the charts for our other towns, Millbrae, San Mateo, Foster City Belmont and San Carlos are all quite similar.Let's talk about average price.  Wouldn't you think that if the average number of days a property languishes on the market lengthens, that prices would fall?  That makes s...

I guess I am not alone in thinking that agents who don't post pictures are lazy.  I sure hit the nail on the head with that query.  I find it interesting to see that generally these agents fall into one of two camps, at least in our area.  They are either poorly trained (or untrained and left to the wolves to learn) or the old-timer.  Either way, we all seem to agree that they should not be out there representing sellers.  I love some of the comments I've received and if only we could change the world and rid our areas of these people!Let's go for another one.  How about agents who fax their offers in to you without calling first, especially when you have a disclosure package that must be reviewed prior to making an offer, and you want all offers presented in person to the seller?  In o...

Homes and condos in Burlingame are more expensive when compared to most of the country. Homes and condos are also more expensive than in most cities in the surrounding area. But, Burlingame is worth it. Burlingame is a friendly and active community with good weather, excellent air, superb transportation, close proximity to San Francisco, San Jose, the San Francisco airport, the San Francisco Bay, the Pacific Ocean and it is only a few hours drive to the Sierra Nevada Mountains, Lake Tahoe's resorts, to Monterey and the California Big Sur coastal area. Our little town of Burlingame will begin celebrating its Centennial Year this weekend with a parade a free vintage baseball game.  The parade begins at 10AM in front of Roosevelt School on Vancouver.  The parade route runs down Broadway to California Drive and south to Florabunda where it passes City Hall and down Primrose Road to Burlingame Avenue and ends at Washington Park.  With so many places to stop to see the parade parking shouldn't be an issue, but just in case you want to see it downtown, be aware that parking will be an issue. I know it's always an issue, but the garage behind the Library will be closed, so be aware of this in your advance planning. The Sunday, January 28, 2007 San Francisco Chronicle's Business section's lead story is that the Silicon Valley is booming again after a 5 year slump.  Anyone can see this by driving up or down 101 these days.  The traffic is getting heavier and heavier, more like the hey days of late 1990's and early 2000.  More like the 405 in LA with traffic 24 hours a day.  Job growth is strong in both high tech and biotech and this means the housing market is going to take off again.  Interest rates are still has historic lows, and we still have a horrible housing shortage here in San Mateo County .  If you want to live here, you will pay the price and get pretty little for that price, too.  Five years after the bubble burst in the job market here, the only positive sign for housing is the increase...

In my recent blog entry "Why is Burlingame, CA so desirable?" I mentioned the death of Charles Frank Burlingame III, whose plane crashed to the Pentagon on 9/11. He was a descendant of Anson Burlingame, after whom Burlingame was named. On December 5, 2006, the Burlingame family suffered another loss. Wendy Burlingame, 32, a daughter of Charles Frank Burlingame, was found dead in a fire at the Galaxy Towers apartment complex in Guttenberg, N.J. The following article, published on December 6th by New York Post, reports the tragic event.  According to the New York Post report "the quick-spreading, four-alarm fire - has been ruled suspicious, - but that no accelerant had been used."  The suspicious character of Wendy Burlingame's death spurred speculations about the link to the so called "9...

Burlingame is one of the most desirable locations in Northern California. It is #3 to be exact, right after San Francisco (SF) and Palo Alto (PA). The city was named after Anson Burlingame, a former minister to China (Burlingame in Kansas was also named after Anson Burlingame). While SF and PA are quite obvious (SF is probably one of the most desirable cities in the US and PA – a host city to the Stanford University and numerous tech companies), popularity of Burlingame requires some explanation.      Before I do it, let me clarify that the Burlingame zip code – 94010.
