Trade-up home buying has a different set of issues to conquer than the first-time home buying process. The first-time home buying process is about education. The first-time home buyer is figuratively diving into the water for the first time. Whether they make a beautiful swan dive or belly flop depends a lot on how well they were educated before they entered escrow by their real estate agent and mortgage originator. The trade-up home buying process has an element of education, but it is more about coordination. How does the trade-up buyer coordinate the sale of their existing home with the purchase of their new home? Here are nine points that the trade-up buyer and their real estate agent  need to know about in terms of financing to successfully coordinate the disposition of their curre...

You Have Found Mortgage Companies In Burlingame CA 94010 I know why you are here. You did a search for the term "mortgage companies in Burlingame CA 94010". When the search engine delivered the results it was a random list filled with some lenders, some review sights, and some aggregation sights. Good information, but not great.  Wouldn't you rather have a list of mortgage companies in Burlingame CA 94010 with their websites so you can check them out before contacting them? That would most likely meet your needs, correct? You will get these - just scroll down. Why would a mortgage lender like myself provide a list of competitors? I know what you are searching for, and I am providing it for you! I run my business in a similar fashion. I provide high quality information that you will bene...

Contractors are a very important part of our business. They can make or break a project. For that reason we tend to use the same contractors over and over many times because they get the job done. Once in a while that can bite you. If they get too busy it is human nature to increase your prices.  A lender on the Peninsula emailed me for a list of contractors in her area the other day. I'm reluctant to give that info out too often as I like to know when someone gets a job so I know when they are approaching "too busy" to give competitive quotes.  I have seen really good contractors get too busy and thus become flaky and you start getting complaints from the clients. Not a good situation. We ask our contractors to PLEASE tell us to back off if they get too busy so they don't have this hap...

Happy Thanksgiving! Gratitude unlocks the fullness of life.  It turns what we have into enough, and more.  It turns denial into acceptance, chaos to order, confusion to clarity.  It can turn a meal into a feast, a house into a home, a stranger into a friend.  Gratitude makes sense of our past, brings peace for today and creates a vision for tomorrow.  ~Melody Beattie Happy Thanksgiving!

Hey there, I was doing a draw inspection this morning for a 203k loan in Burlingame CA & as I pulled into town I realized I was a little early. I had been wanting to try the House of Prime Rib there for quite some time but never found myself near there during a meal time. Drat! But here is was, 12:30 pm and I was going. I waited for another person to open a parking place for me and pulled in. Something was wrong..it was a 24 minute parking space. NOT going to work. I need more time with prime rib, mmm. I walked to the door to find it was closed. They only open for dinner I guess. Wow, major bummer.  About that time I see to guys coming out of the Italian restaurant next door. I asked them how they liked it.. they weren't together but both shared what they had and said it was excellent. ...

Facebook and your private information, how private is your information on Facebook? This morning while browsing Facebook I read a post from a friend who said she learned that her friends’ phone numbers were imported onto her contacts page. After reading this, I immediately checked my contacts page and in fact, all my friends’ phone numbers were listed. I did not know they were there until today. For this reason, you may want to think twice before posting any private information on Facebook.  The best way to communicate with friends on Facebook is by posting messages on their wall or sending the messages privately. If you are concerned about having your phone number being displayed on your friends’ contacts page and  would like to remove your phone number do the following:   1.      Go to...

I am happy to announce that another of my short sale listings with Bank of America has successfully closed. Thanks to the seller, the patient buyers, and the cooperation of Bank of America's short sale department and customer relations. We got the short sale approval in about 35 days. After the short sale approval it took about 45 days to close escrow because we were experiencing delays with loan processing. We requested two extensions and Bank of America was very prompt in helping us with each one. Bank of America's short sale process is now fast and easy; I found working with their short sale team and Equator tehnology to be an excellent combination. During the short sale process, the homeowner was very cooperative and kept the house clean and appealing to potential buyers. The seller...

There are thousands of homebuyers and sellers searching the Internet for homes for sale or homes sold in San Mateo County and San Francisco, California. What they do not know is that they are searching in the wrong place -- much of this information is not current. The most popular real estate websites available to consumers do not offer updated MLS listing data. The home-search data they provide does not come from the local multiple Listing Service (MLS) rather it comes from outside sources. The agents who have submitted this information through a syndicated source to the website have to go back to the main source to change the status of their listings. These websites do not monitor the status of the listings they provide; so is up to the agent to update the listing status to pending or...

Buying a foreclosure or REO (Real Estate Owned) property before it is available on the local multiple listings services is not easy insofar that the banks want to obtain the highest and best price for their REO properties. After the bank recovers the property through a foreclosure process, they hire local real estate agents to market and sell their property. Usually the banks want to market the property listing 8 to 10 days before they start entertaining offers. The banks want to make sure their properties have been properly marketed and thereby listed on the city's local MLS so it can be exposed to potential buyers and investors in the area. They expect to recover as much revenue as possible in order to mitigate their losses. So, buying an REO property from the bank after it has been f...
