Single Story Homes in Brentwood California Single Story Homes are very popular with first time buyers, seniors, and other people with mobility issues. I generally see three types of Single Story Homes in Brentwood California:  1)  Many older Ranch Style Single Story Homes built before the boom when builders starting building up to get more home on one lot.  2)  We have large 55+ Housing Communities in Summeset and Trilogy that feature Single Story Homes.  3)  Newer Luxury Single Story Homes, in new construction the Single Story Home is actually a luxury.  The cost of a single story home is much greater per SF do to the additional cost of the land and the foundation. Right now there are 92 Single Story Homes on the market in Brentwood California priced under $1,000,000.00.  The pricing r...

Brentwood California Pool Homes Pool Homes are one of the most popular type of homes in Brentwood.  When you go to look for Pool Homes a lot of agents list homes that have an association pool, a non functional pool, or an above ground pool as a Pool Home. I sorted through the MLS to find true Pool Homes - Single Family Homes with their own Functioning Pool.  Right now there are 23 Pool Homes for sale in Brentwood, 3 of them are estate homes priced over a million dollars.  Those homes are not selling at this time and I pulled them out of the numbers.  Of the 20 remaining homes they range in price from $239,000.00 to $695,000.00, with an average price of $383,314.00 and a median price of $379,500.00.  These homes have an average asking price per SF of $143.00 and have been on the market f...

It has been said if it is Good News it is not News.  It has also been said Figures don't lie but liars figure. The economy and the housing market news is not positive, but there is no reason to make it seem worse than it is.  Just like Chicken Little screaming that the Sky is Falling the News Networks love to talk about July Housing Slump without putting it in context. Few people mention that there was a huge surge of closings in June due to the original deadline on the First Time Buyer Tax Credit Deadline of June 30, 2010.  After a huge surge a fall off should be expected.  With incredibly low interest rates and prices I expect the trend to smooth out over the months ahead.  Each market is local.  Our market is a "Sellers Market."  The prices have already been lowered to reflect the do...

Take a look at this Video.  It has been around for a few years.  I thought Youtube had dumped them at the request of the Movie Owners.  However, here it is.  It may have been edited sense I saw it the first time.  There is a line about Government Bailouts I do not think was there before. When things are going bad sometimes all you can do is laugh.

Bel Air is an affluent, faux-gated residential community in the hills of the Westside of the city of Los Angeles, California. Together with Beverly Hills and Holmby Hills it forms the Platinum Triangle of Los Angeles neighborhoods. Nelson Riemenschneider - Football Player My son Nelson went out for Freshman Football at Liberty High School this year.  He is a good kid, but has struggled with school and sports in the past. However, this year he is doing very well.  It looks like he will be starting when they play the first game in a couple of weeks.  At 6'1" about 250 lbs he is playing left tackle.  He has wrestled for the last 3 years and I think it has helped him.  The conditioning hurts him a lot and I think he is the slowest kid on the team, but he keeps going and does not quit.  I suspect that if he keeps it up in years ahead it will pay off good for him. As a dad I have pushed him and prodded him in sports, even when he was doing poorly and wanted to quit.  It is hard to know the balance between when to back o...

We wanted to go to Sunday brunch. Somewhere different though. It's a little out of town, 15/20 miles, but well worth the scenic drive and the ambiance of the Ryde Hotel. I had driven passed the place many times over the years en route to launch our boat and enjoy the Delta for the weekend, but finally decided to stop in. This place is great. A classic Art-Deco Hotel built in 1927 and its 42 rooms are very well kept, to this day. In addition to the great food at brunch, they have a nine hole golf course and beautiful grounds out back where they often hold wedding ceremonies. You can even pull up to their dock to enjoy lunch or dinner, if you're coming from the water. It's a great drive along with some history and good food. Highly recommended .

I am always being bombarded with "Free Offers."  No doubt as real estate professionals you are too.  In fact we get hit with the stuff in all walks of life.  Well Free stuff is costing me a fortune!  In fact the surest way to turn me off is tell me you are offering something for FREE!  What has set the curmudgeon off in me this time?  Well my 7 and 6 year old got free tickets for Six Flags Wild Kingdom and admittedly they sent two along for the parents.  But I got a family of 8, the two younger ones are free to get in but I still need to feed the 2 year old.  I had hoped (very unrealistically) the older ones would not want to go as they have been before.  But I could not say no to the sad pleading faces; so two more tickets to buy.  My wife is now on line looking at Meal Packages and pa...

A few years ago my brother Earl flew down to Alabama to go hunting.   When he got there he needed a dog and went to rent one.  The guy running the kennel said he could rent him a dog named Lawyer for $200.00.  Well my brother thought that was kind of pricey, but the kennel owner assured him Lawyer would do a good job. Well Lawyer was a great hunting dog, helping him spot all the ducks and running them down for him.  The next year Earl flew down again and wanted to rent Lawyer, but Lawyer now cost $500.00.  Earl thought this was outrageous.  But the kennel owner pointed out what a good job Lawyer does and told him Lawyer was in demand.  So Earl paid the fee and sure enough Lawyer did a great job. This year Earl Flew down and went to rent Lawyer.  The kennel owner told him he could have L...

My Family likes to play board games.  I grew up playing a number of board games.  My personal favorites are complex military strategy games.  I am not talking computer games or video games; I mean game boards and dice.  However, with marriage, family, and a decrease in time my games have become more family oriented. One of your Favorite Family Games is Settlers of Catan.  Settlers is a fun game, certainly no more complex than Monopoly, but with a lot more strategy, options, flexibility, and fun.  Settlers was designed for 3-4 players, but expansions will accommodate up to 6 people.  It is an award winning game with over 15,000,000 copies in print and in 30 some languages. The premise of the game is hexagon tiles that represent different resources (Wood, Wool, Grain, Brick and Ore).  The...

Short Sales are a tough business and there are a lot of ins and outs.  I did a post on Equity Purchases in California and the Hazards of making an Equity Purchase, which like it or not a Short Sale falls under the Equity Purchase Laws. Now if you read the Equity Purchase Laws you will see that if you do not do it right you can end up with a $25,000.00 fine, plus civil liability, and get to spend a year in the county jail.  I do not think any one wants to do that for a Short Sale. I had spoke to The California Assocaition of Realtors Legal Hot Line on the issue some time ago and clarified when a Short Sale was or was not an Equity Purchase. As a Broker and a REALOR® I never saw the disclosures as an obstacle to doing Equity Purchases.  I figured I could just put the forms together.  Howe...

This video stars my 2nd son Corbin.  The video was made by his mom's boyfriend Will Leoppard who is in Film School.  The plot is basically a Shaggy Dog type story we used to tell at summer camp.  The filming technique is what he is working on.  I like the star, even though he is somewhat of a ham.  The video is not too long. He has some other Video's on YouTube.  If you like this one or some of the others you might want to tell him so.

I was driving out to Brentwood California to teach a social media class, and saw this as I was driving...  So I grabbed my camera and snapped a quick picture. Love it!  (I tried to post yesteray, but user-error) LOL! The Barn is located in Vasco Road (between Livermore and Brentwood).  When you are headed to Brentwood, it is on the left hand side.  It seems that flags are taken town everwhere on state roads, so this is on private property, so we get to see it! Great job, to whomever is teh owner and painted it! :)
