One of the big problems with many syndicated listing web sites is the number of stale listings.  By stale listings I mean something is listed for sale, but has long sense gone into contract, escrow, sold, or otherwise removed from the market. Many large national Syndicated Sites go in and down load information periodically to populate the list of homes for sale, however, as it is not updated in real time they often have many stale listings on their sites. Our kids are going to have a great Christmas, even with money a little tight.  We always find a way to come up with more than we thought we could too.
