Selling Something You Believe in – That's not Sales – It's Service! I just hung up the phone on another caller trying to sell me a system/website/SEO to help me get leads. Not only have a gotten too many of these calls, but the caller did not seem enthusiastic and seemed to be reading off a script. They did not understand my business or even try. I felt a little guilty hanging up as I am also in sales. I often call people and sometimes they even hang up on me. So why am I different than other sales people? I also thought about other sales people I have come across. The difference is that real sales is about service and you need to believe in your product. (There also has to be a real desire for the product.) I believe in my product, which is buying and selling homes. There is no wiser ...

How to get an Accurate Brentwood Home Value! Home Values are tough to figure. It is as much an art as a science. Many people, Home Sellers and Buyers, turn to online sites that provide an instant evaluation. Although these instant evaluations can be fun they can also be deceptive. People need to understand two basic types of On Line Home Evaluation: AVM – Automated Evaluation Model – This is used by most large on line Home Valuation systems, especially those that provide an instant answer. They use public records and statistical data to come up with a value. Now how they weight the data will vary and different AVM's will have different results. CMA – Comparative Market Analysis – This is completed by a person. Generally a Real Estate Agent. It is manually look at an evaluating comparabl...

Things I've Learned From……… ( Fill In Country) - An amazing blog! A friend of mine gave me permission to post her blog: Things I've learned From........ ( Fill in Country) It's just amazing.  Her name is Jayne Zackheim and what she does is travel to different countries and blog about the local culture and customs in great detail.  The photography is amazing. Jayne uses a great sense of humour as she gives you the details of day-to-day activity in some of these wonderful cities.  It not only makes for great reading, but you really do learn things that you may not know from most travel blogs. I love the section on Burma.  Her recent trip to Oaxaca has some very interesting details.  Don't miss the part about the grasshoppers! When I read her blog, I knew I had to share it with everyone.  ...

Fannie Mae is Stealing and they have found a new way to do it! Please read this and give me your comments. Elizabeth Weintraub posted a great article on her personal blog about Fannie Mae forcing foreclosures over a short sale to increase profits with Homepath sales. Warning – Long – Boring – Important! Now in normal markets I often do not push Homepath Homes (Homepath being the lending arm of Fannie Mae.) as they are over priced and often in poor repair. However, in this market I have had clients buying Fannie Mae Homes. Fannie Mae has there own specially designed contract addendum which can be complex if you are not familiar with it, but I have never had any problems with this. In California there is a transfer tax that amounts to about 1/10 of 1% of the purchase price. It is always n...

Homes of Sale in Brentwood and Beyond – Liar Liar Pants on Fire! It happened to me again today. A prospect I have been working with over the phone and via e-mail pointed at the (Name of Large National Company Deleted) site there were a lot more homes for sale than I was showing her and at better prices. See Homes that are Really for Sale Right Here! Well there certainly were some better Homes for Sale “on their web site,” but were they really for sale? Many sites for National Companies and sadly even some local agents have homes on their web site that are not for sale. They are either already sold, pending, or have never actually been for sale. There are a number of reasons for this and a number of methods they use that cause this “Perfectly Innocent” issue. It seems sad that these high...

Brentwood Cash Home Buyers  – Why the next Two Weeks are Crucial! Everyone thinks the end of the year is the time to get good deals when Buying a Home in Brentwood or beyond. However, right now we are in a Hot Home Sellers Market. Cash generally does not get you a discount – just moved to the front of the line. In fact if they get a higher financed offer Home Sellers will often just ask the Cash Home Buyer to match it. Click Here to Search Homes Now! Right now there are some Home Sellers that need to have that home sold by the end of the year. If they are not in contract right now things might be a little tight and risky to finance a sale. But a Cash Home Buyer could close in 10 days or less. You don't want to cut it too close as there are inspections and paperwork that has to be taken ...

Brentwood Homes for Sale – Why a Termite Inspection and a Home Inspection? A Home Buyer in Brentwood or anywhere in California can have any sort of inspection they want on a home they are purchasing. There are untold numbers of Inspections that can be completed into every aspect of the property. View Brentwood Homes for Sale Here! As an agent I cannot advise you to skip any inspection. I can tell you that to complete every possible inspection would cost thousands of dollars and might even cost more than the property in some cases. I always strongly recommend a Termite Inspection and a Home Inspection. If they indicate a need for more information in a particular area then by all means have an expert come out and inspect in that area. The question I often get is why two inspections and wh...

JV Lions to Tackle Clayton Valley Eagles 9-21-12 The Liberty Lions 2012 JV will take a 4-0 record out scoring opponents 151-7 into Friday's game in Concord Ca at Clayton Valley High. This is the last non-league game for the Lions. Sadly my son Nelson is taking the week off to try and heal up an injury before regular season starts. I hate to sound like a spoiled sport, but I will not be going now. The game starts at 4:30 and you can hang around to watch the Varsity after ward if you want. Go Lions!

JV Lions Defend Liberty High Honor against Castro Valley 9-14-12 Suffering key injuries the Freshman lost on Thursday 9-13-12 to Castro Valley 27-6. However, for Homecoming on Friday 9-14-12 The JV Liberty Lions had a great game. For me as a dad I think this was the game I was most proud of my son. I looked as the boys gathered without the coaches before the game for a pep talk and team prayer. To my surprise my son was leading the pep talk. He is suffering with an injury and had to set out the first quarter (the rule if you miss any practice). However, in the 2nd quarter he was back in at left offensive guard. However, the real game high point for Nelson was Castro Valley mounted one serious drive. They found they could run up the middle and were starting to work down field. They sent ...

Brentwood Ca Bank-owned Homes – Bad for Sellers and Buyers! Nationally, the supply of the bank-owned properties for sale has been trending down -- potentially good news for anyone and everyone with an interest in Brentwood Ca real estate. Competition from the glut of foreclosed properties has had the effect of driving down home sale prices, so any drop in the number of Brentwood CA bank owned properties will remove that downward pressure. Click Here to See Brentwood Bank Owned Homes Now! If the trend continues, it should also affect even the bank owned properties themselves. A drop in supply will increase competition for the bargains they represent. But this is why alert bargain hunters should keep their pencils sharpened. As retail merchants understand, just slapping a ‘SALE!’ sign on ...
