Five Important Home Selling Tips! The Five Important Home Selling Tips: Never over price your home. Yes you can come down on the price if it does not sell, but the longer a home sets on the market it gets a stigma, especially in this Sellers Market. If anything you might try pricing under the market to get a lot of showings and a bidding war going. Don't let people know why you are selling the home. Don't post the why or other details on Facebook or other social media. When you tell close friends make sure they do not share the information. This information could be used to undermine you in negotiations. For example if you have to move for work and have a deadline for the new job; this rush may encourage low offers. Or perhaps you are concerned about getting the kids enrolled in school b...

What do I need to do to Buy a House Now?Many of you reading this already have a home, but you may want to move up or have friends that should buy a home now. Buying a home may sound rather basic, but there are some things to consider: The very first thing is get a loan lined and determine how much you want to spend. Many people need to push themselves to get into the first home. It is often a big financial stretch, but others may not have to stretch as much. Do not buy more home than you need, just because you can. Also just because one lender does not have good news for you does not mean that another lender will not be able to help you. This creates the odd paradox of getting a Realtor before you get the loan, if you have not already lined a loan up. A good Realtor works with different...

Should You Really Put as much Money Down as you can on a Home Purchase? – Buying a Home Part 3There are a lot of great Home Loan Programs, even some programs for Zero Down Payment Home Loans. Yes you can Buy a Home with No Money Down. Even if you do not qualify for a Zero Down Home Loan, most people can get an FHA Loan with 3.5%. There are lots of Home Loan Programs. There are lots of Home Buyers that can afford to pay cash for a home; and many that can put down a traditional 20% or more on a Home Loan. But should you put as much money down as you can? If you can pay cash should you? Or is there a better way to do it? Keep in mind that in general if you put less than 20% down you will have a slightly higher loan rate or mortgage insurance that will make the cost of the loan a little highe...

How to get the Right Home Loan - Buying a Home Part 2or Which Came First the Lender or the REALTOR?In part one we covered the obvious – What are you buying a home for? Once you know why you are Buying a Home you need to start searching for a loan. Now most Lenders are going to say “Talk to me first” and of course I know many quality lenders and I love it when they send me a client that have been working with to get them ready to buy a home. This seems logical as we need a loan before we can start shopping for a home. But I do not mind when potential buyers come to me first, without getting a loan arranged. And there is a good reason to maybe start with a quality REALTOR. We know lots of lenders, there are lots of lending programs out there. When one lender tells you “No” either to a loan ...

What Do New Buyers Want different than Repeat Buyers?Different Buyers want different things in a home. The California Association of Realtor (CAR) put out an infographic showing the different priorities of New Buyers versus Repeat Home Buyers. Take a look:I do not think that many of these answers are much of a surprise. Generally Repeat Buyers can be more selective and therefore look for bigger homes in better areas (Hence the term Move Up Buyer). A First Time Buyer would obviously be one that is tired of renting. I do find it interesting that more First Time Buyers move because of a change in family situation. Are you interested in a New Home? First Time Buyer? Repeat Buyer (Move Up Buyer)?Home Point Real Estate is located in Brentwood Ca and provides service to the East Contra Costa C...

What could get me out of Real Estate?OK I am probably in Real Estate for life, but I wanted to share a project with you that is very personal and is on Kickstarter.Go to my Kickstarter PageBack when I was a teenager I played a lot of Dungeons and Dragons; this is back when D&D was very controversial. Some people contacted me through some friends to play the game. I played with them and they wrote an article on game – very critical. (I want to say I agree with much of the criticism, but find today that many video games are far worse with seemingly less concern.)In my discussions with some of the writers we discussed the fact that it was a very creative game with many positive aspects; and rather than criticize that maybe we should make something better that addressed a lot of the issues....
