Sales for single family homes in the City of Brea almost doubled in March and increased 2 1/2 times from prior months. March 2008 sales activity proved to be the highest we've seen in the past 7 months. The City is well known for excellence in education. The schools have been a strong draw for residents in our community. It's often said Brea enjoys some of the bigger city benefits, yet maintains a small town atmosphere. April 2008 Newsletter FIRST THE GOOD NEWS!  ORANGE COUNTY HOME SUPPLY AT 11 MONTH LOW... As of the end of March, the most recent numbers available, the county was left with 7.5 months worth of inventory. The term "market time," defines the inventory line by how long it would take to sell all the homes listed at the current pace of sales. This is the lowest inventory in a year.  But even more of a silver lining is the fact that a true down market, by definition, must have 15 months inventory according to the National Association of Realtors. Then why is our market so sluggish? There are several reasons. Brea Sports Park Goes Vertical Conceptual renderings, blueprints and budget sheets are turning into a three dimensional reality as major construction proceeds for the new Brea Sports Park. After many months of challenging site preparations, including extensive grading and specialized accommodations for underground utilities, the project has now gone vertical with the installation of field lighting. New Lending Legislation in Sacramento New legislation is planned by the California State Assembly, that would include a major re-write to sections of the California Financial Code. These changes would include eliminating amortization loans, stated income loans, and put major caps on yield spread premiums, pre-payment penalties and balloon payments. Olinda Ranch is a newer,  master-planned community in brea.  Homes for sale currently are as low as $450,000 to over $1,000,000.  Olinda Ranch has its own park with sports field and is directly across from Carbon Canyon Regional Park.  Also it is within minutes of the new sports park being built in Brea.  Currently there are 15 homes for sale in the community.  An additional 8 are in escrow, and only 2 have sold since the beginning of the year. Brea held it's first ever Miss Brea Contest on Monday, March 10th.  It was wonderful.  The young lady chosen to be our 2008 Miss Brea was Kelsey Dysart.  She graduated from Brea Olinda High School in 2007 and now attends Cal State Fullerton and won a $5000 scholarship.  The first runner up was Vanessa Atanay, a senior at Brea Olinda.  I was lucky enough to be one of the volunteers of this exciting event, which was held at the Brea Improv.  I am looking forward to the coming years, when this becomes an annual tradition for the talented young ladies of Brea.  The contest is open to girls from the age of 17 - 24.  Brea is a community in Orange County, California.  Visit my website ORCountyRealEstate.com.

Last night Mindy and I had the privilege to be judges for the first round of auditions for the 2008 Miss Brea Scholarship Pageant.  We were blown away by the talent, poise, and personality of each of these contestants.  I would be proud for any of them to represent the younger generation of our wonderful city of Brea. As each of these Ladies answered their questions or preformed their talents, I could not stop thinking about how little positive news we hear out of the media about ouryounger generation.  These Ladies are a prime example that not all of the stereotypes you hear today are true.  These young ladies were beautiful, smart, talented, caring, successful, and funny.  There are wonderful young people out there, and I think that needs to be celebrated.  So Mindy and I have decided...
