Sales for single family homes in the City of Brea almost doubled in March and increased 2 1/2 times from prior months. March 2008 sales activity proved to be the highest we've seen in the past 7 months. The City is well known for excellence in education. The schools have been a strong draw for residents in our community. It's often said Brea enjoys some of the bigger city benefits, yet maintains a small town atmosphere. Many of us who live here feel it's the best of both worlds. Single family sales activity for March 2008, prices range from $365,000 to $2,950,000.122 re-sale homes currently for sale, down slightly as compared to  prior months of 134/132/150/156/161/156 respectively.  23  pending sales, currently in escrow, almost double from last month at 12 and compared  6/9/9/6/8 in p...

April 2008 Newsletter FIRST THE GOOD NEWS!  ORANGE COUNTY HOME SUPPLY AT 11 MONTH LOW... As of the end of March, the most recent numbers available, the county was left with 7.5 months worth of inventory. The term "market time," defines the inventory line by how long it would take to sell all the homes listed at the current pace of sales. This is the lowest inventory in a year.  But even more of a silver lining is the fact that a true down market, by definition, must have 15 months inventory according to the National Association of Realtors. Then why is our market so sluggish? There are several reasons. First of all, there is a lack of money.  Lenders are running skittish and are hesitant to buy mortgage backed securities.  Secondly, people are afraid.  It is always nerve wracking to buy...

March 2008 NewsletterFINALLY SOME REALISTIC (AND YES POSITIVE) HEADLINES ABOUT SO CAL REAL ESTATE... The news varied from a positive "negative headline" such as "O.C. homebuilder's woes may reach bottom in ‘08" (OC Register, Lansner), to a downright positive headline such as "Ignore the Headlines! Except this one.  Sure housing's in a hole.  But there's a potent case for buying now, whether it's real estate or stocks." (Time Magazine, Keadlec).  What is the reason for the sudden optimism within the broader pessimism?  The answer to that question is a multitude of factors that this newsletter has been drumming into you for the past few months; factors such as low interest rates, selection, seller concessions, lack of competition and ultimately, more bang for your buck.  Both of the artic...

Brea Sports Park Goes Vertical Conceptual renderings, blueprints and budget sheets are turning into a three dimensional reality as major construction proceeds for the new Brea Sports Park. After many months of challenging site preparations, including extensive grading and specialized accommodations for underground utilities, the project has now gone vertical with the installation of field lighting. This has aided those passing by to better visualize some parameters for more improvements still to come. The months ahead will bring paving of parking lots, installation of backstops and bleachers, as well as construction of various on-site buildings for concessions, maintenance equipment and team storage. Once all this infrastructure and amenities are in place, the focus of work will turn to ...

New Lending Legislation in Sacramento New legislation is planned by the California State Assembly, that would include a major re-write to sections of the California Financial Code. These changes would include eliminating amortization loans, stated income loans, and put major caps on yield spread premiums, pre-payment penalties and balloon payments. These  changes, not yet announced on the legislature floor, would dramatically alter the lending landscape in California and set a substantial new precedent for future state and federal regulatory changes. An excerpt from Housing Wire states:In addition to outlawing option ARM mortgages altogether, the bill would essentially eliminate stated-income lending for high-cost, subprime and non-traditional mortgages.  The bill's language says stated ...

Brea held it's first ever Miss Brea Contest on Monday, March 10th.  It was wonderful.  The young lady chosen to be our 2008 Miss Brea was Kelsey Dysart.  She graduated from Brea Olinda High School in 2007 and now attends Cal State Fullerton and won a $5000 scholarship.  The first runner up was Vanessa Atanay, a senior at Brea Olinda.  I was lucky enough to be one of the volunteers of this exciting event, which was held at the Brea Improv.  I am looking forward to the coming years, when this becomes an annual tradition for the talented young ladies of Brea.  The contest is open to girls from the age of 17 - 24.  Brea is a community in Orange County, California.  Visit my website ORCountyRealEstate.com.

Mindy and I just wanted to do a quick shout out to the AR members to say that we are excited to join the Prudential CA Realty family.  As of Feb 15, 2008 after 8 wonderful years with our previous firm, we have decided to join the top real estate company in North Orange County to better serve our clients.  It was an emotional decision, but even after just a few short weeks with our new firm we have sold numerous listings that had been lingering on the market.  They say that change is good.... and I now know that we believe that to be true in our lives.  Cheers,Aaron and Mindy Mills

February 2008 Newsletter REAL ESTATE GRABS THE NATION'S ATTENTION... Real estate and in particular, home ownership, is finally being given not only the focus it deserves, whether times are good or bad, but also the exclamation point as the fulcrum of American economics.  During Bill Clinton's presidential campaign, James Carville famously wrote on a message board at campaign headquarters, "It's the economy, stupid," and started a dramatic shift in the campaign, that obviously proved victorious.  Finally, Washington is coming to understand, "it's the housing market, stupid."  The country's leaders worry of an impending recession, all spurred by bad news loans, whose packaging and subsequent sale to Wall Street is so complex, it can't really be studied here.  But suffice it to say, that r...

Last night Mindy and I had the privilege to be judges for the first round of auditions for the 2008 Miss Brea Scholarship Pageant.  We were blown away by the talent, poise, and personality of each of these contestants.  I would be proud for any of them to represent the younger generation of our wonderful city of Brea. As each of these Ladies answered their questions or preformed their talents, I could not stop thinking about how little positive news we hear out of the media about ouryounger generation.  These Ladies are a prime example that not all of the stereotypes you hear today are true.  These young ladies were beautiful, smart, talented, caring, successful, and funny.  There are wonderful young people out there, and I think that needs to be celebrated.  So Mindy and I have decided...
