Credit scores are not just for buyers when they get a loan, they are actively being used to disqualify tenants by the landlords.  It seems like every day now we are running credit reports for landlord to help them screen through the applicants to rent their homes/condos.  Many of the candidates "fail muster" in a big way.  Credit reports with low Fico scores, or with bankruptcy, or with collection accounts are now just plain too common.  Many good people are missing out on a perfectly good rental home, primarily due to their poor credit report.  Attention Folks -- your credit report is primary, and used by more and more firms and people every day.  Today's instant access can and is underscoring the frequency and importanceof the credit history of all of us.  We all need to watch our rep...

I can not believe this!!!!  We just sent in an offer on a REO to a local Fullerton real estate agent at 12:30 PMtoday  --  and guess what???  - yes you guessed it, they accepted the offer in 3 hours.  Three hours flat - must be a record of some kind.  But why not, isn't that what they are wanting?  Offers and a chance to sell the bad asset they own?  It may be a fluke or maybe a sign that the industry is changing (I hope).  I still can not believe it, sounds too good to be true -- but I have my fingers crossed and am processing the bank paperwork now -- another miracle. Here is to hoping that this happens to all of you and that it happens on a regular basis.

Brea, California ~ A day trip around town in Brea can be like a visit to your favorite gallery. The city's art program known as "Art in Public Places"  began in 1975 and has continued throughout the years up until today. As development took place in our city each developer contributed to the citizens of Brea  and those who visit, art work, in large part sculptures around town that we all enjoy daily. One of my favorites I pass daily, just a few blocks from home, it's the popular "Jumping Deer" at the corner Berry and Northwood. The neighborhood location of "Jumping Deer" is at the base of the hills and (I'm told) the sculpture is reminiscent of an occasional nearby deer, although in truth I've never seen a live one here. I am hoping that someone out there has some insight on what is going on with Yahoo.  I suspect that they have had a change in their search formula in the last 45 days or so.  Many agents that were first page ranked (with me) have now dropped to page 5-6-or 7.  If it was just me I would suspect a penalty or filter of some kind.  But with other agents sites being reduced just as mine was reduced, I suspect something big in the formula ( guess they call it an algorithm ).  If anyone has some knowledge then we all would love to hear about what is up ( sure isn't our rankings ).  JUST VERY FRUSTRATING - especially when we are working in the dark - no feedback from the Yahoo team.  Thanks to anyone with facts or even an opinion.

I have just got to let everyone know that we have really had good luck lately on purchases of REO (bank owned) properties.  Of course we were rejected on several of them, but we stayed in the game.  Ultimately we got a second chance to buy the home and actually closed the deal.  The key has to be to "stay in the game" -- that is, we emailed or phoned the listing agent expressing our keen interest in the home, that our buyers were very serious and very capable, and that we wanted to be in back up position just in case escrow did not close for the original candidate that they selected.  You guessed it - it fell out and we got the next shot.  It is very easy to "stay in the game" - just make the phone call or send that email - it just may work for you too.  PS - Be sure to inform your buye...

"Experts say the bailout plan has a fair chance of stabilizing the market."  This is a headline from an Associated Press article from September 21st.   Since that article, the bailout was rejected twice before finally passing, and yes, it does have a good chance of stabilizing the economy. Obviously there are many factors at play in the bailout that are interacting with various parts of our  somewhat sagging economy.  What we are concerned with is how it will affect the housing market.  First of all, it will circulate money back into banks for lending.  However, the availability of the "free money" that characterized the first six years of this decade is over.  Expect money standards to continue to tighten, but at least there ...

Brea Bank Repos and Brea Foreclosure Sales ~ Brea, Orange County CA Brea, CA like other cities in So Cal, and is not immune to the housing dole-drums experienced in the Southland.  Brea's  current inventory of existing listings is similar to many other surrounding communities when it comes to distressed sales. Nice guys can and do finish first!  I just got home and turned on the tube and my computer to see Terry Fater perform on America's Got Talent with his cast of characters. Since last seaon's big winner Terry has moved to to bigger and better things, soon to be headlining in La Vegas. It reminded me that a couple of weeks ago while driving back to my office from my post office office I passed a marquis at the IMPROV that said "Terry Fator" and I thought???? Why do I know that name? Then I remembered he's the guy from America's Got Talent. He was appearing that night. So I called a few friends and the next thing you know we were in the audience a few hours later. It's that time of year again, it's the SixththAnnual Brea Jazz Festival  2008 ~ It's the 2008 FREE Concert Series courtesy of the Downtown Business Owner's Association beginning Friday September 5th through Saturday September 27.  Hours are 7:00 pm to 10:30 pm each night. The concerts take place Friday and Saturday nights in downtown Brea on Birch Street just West of Brea Blvd. You will want to arrive early for seats, they're limited. Brea's downtown area on Birch Street is well known for eateries, fine dining and great eats. The Carvao Grill a South American steakhouse is one of my personal favorites.  My last trip was for lunch a few weeks ago on what I call "earthquake day", July 29. Immediately after the shaker my power was out at the office and at home, so what else was there to do but have lunch? Then I received a cell call from fellow Rainer Marlene Bridges making sure things were good in Brea, it felt like we were sitting on top the epicenter although it was next door in beautiful Chino Hills.
