2009 is going to be good for Brea real estate, Brea homes, and Brea investments.  We predict this using the high number of buyer inquires we are getting.  Although Brea has always been popular, now more than ever, we are getting calls, emails, and web site inquirieswith Brea as the subject.  It is not really surprising, as we have always felt that it is a great city to move into.  The city is clean, neat, and upbeat.  We expect to see more than it's fair share of activity in 2009. Going out on a limb here - we expect that Brea will out perform all of the North Orange County real estate and cities on a per capita basis in sales for 2009. Won't that be nice for all of the existing Brea residents?

I have now had two knowledgeable associates tell me that Google has so dominated the search field that Yahoo has decided to focus on search results that drift toward business (hence advertisers).  This sounds plausible in this respect -- the lead that Google has in market share or pure searching is probably impossible to overcome, so why not develop a strategy that emphasizes business (go where the money is)?  It might be possible to grab more advertising share than it is to grab more searching share.  It appears that in the end Google wants to be number one for "content" and that advertising is an offspring of that.  But Yahoo may have a great point here if they want to directly after the advertising revenue, forgiving a little on content (focus on the money). Brea, CA Residential Real Estate Sales Report  ~ Home Sales for November 2008 Single family sales activity for November,  prices range from $199,000 to $1,149,000.  All but one are priced under $1,000,000. 116 re-sale homes currently for sale, this represents an aproximate  10% increase      from last month.   16 pending sales, currently in escrow, up from last month at 12. Also compared to  36/30/27/27/24/17/23/12/16 in prior months.  11 homes closed escrow in November, about one-half from the last two months  and compared to 28/30/24/20/14/21/13/8/8/13/13/23, respectively in prior months. Brea Bank Repos and Brea Foreclosure Sales for October - November 2008  ~ Brea, Orange County CA Brea, CA like other cities in So Cal, and is not immune to the housing dole-drums experienced in the Southland.  Brea's current inventory of existing listings is similar to many other surrounding communities when it comes to distressed sales. Understanding  Brea's bank repossessions, distressed sales market in a snap shot for mid October through mid November: 134  total properties for sale (up 15% from the last two months) of which only 12 are identified as Bank Repos, just under  12% (the same percentage as last two months) of the total inventory. November 18, 2008   On Saturday November 15, 2008 our very own Olinda Ranch fell victim to one of the all too familiar November wild fires.  As we spent Saturday helping friends and families gather their most praised possessions and evacuate their homes, I could not help but think about the irony that was playing out right before my eyes.  I had the opportunity to help many of these individuals purchase these very homes that we were now helping them evacuate.  There was a very real possibility that we would return to the neighborhood that we have loved and worked in for so many years to find nothing left, and that was terrifying.  I will post a blog in the future that details how this event progressed from my perspective once I have a chance to sit and try to wrap my mind around everyth...

Landlords come in all sizes, shapes, and mind sets.  Last week we met one who is very unique.  At the end of the day he decided that the rent he needed for his house was $2200 per month.  This might be all well and good but we have a big problem.  A renter can "buy", yes I said "buy" the same type of home for $2200 per month.  I know there are exceptions to every rule, but why would this happen?  Sure buyers need good credit (even more so now-a-days), some down payment, and some other costs -- but really -- this makes no sense at all.  Well I guess I will "not be listen to" again - I tried to get him to $1900 - $2000 per month, but to no avail.  The market will let him know by it's response (no action), maybe then he will believe me in a month or so of no offers to lease.  Time is our a...
