Lou Nanquil, The Best Independent Transaction Coordinator on the West Side of Los Angeles, CA !!!!I have been a greater Los Angeles Realtor for 22+ years in the local market. When I started out, I did not have a Transaction Coordinator. Keep in mind we did not have as many Disclosures that required signatures and initials from all the Principals,  as well as Seller’s and Buyer’s Agents. As the years went by, I was averaging 10-12 listings, clearly my sales have increased proportionately  as well. Then to boot the California Disclosure Documents increased in a transaction as well. The need for a Transaction Coordinator became a necessity rather than a luxury. Hence over the years I had a couple different ones. They did help a little, and the  benefit I reaped out of using their services wa...

Breaking News: The United Van  Lines National Movers Study has been published. As a Beverly Hills Realtor and a Relocation Specialist, I look forward to this report with anticipation as well as hope and trepidation. "The data collected by United Van Lines aligns with longer-term migration patterns to southern and western states, trends driven by factors like job growth, lower costs of living, state budgetary challenges and more temperate climates," says Michael Stoll, economist and professor in the Department of Public Policy at the University of California, Los Angeles. CaliforniaTotal Inbound: 45.6%Total Outbound: 54.4%IncomeINBOUND                                   OUTBOUND  3.25%          $0       to     $49,9998.    19%8.60%     $50,000 to $74,999               12.38%14.77%    $75,...

Comparing the 130th Tournament of Rose’s Parade’s finish and a Real Estate Transaction...First you might ask how did the Rose Parade’s Finish, remind me of a Real Estate Transaction? Well, allow me to digress a bit.“Proper Planning Prevents  P… Poor Performance”, has been pounded in my brain when I was in a Cadet at USMA and it continued to be reinforced in Ranger School and my entire time in the military. This concept of proper planning has stayed with me all my life. From planning vacations or handling special or ordinary assignments at work, the concept empowered me to prepare for any situation . I was always prepared for different scenarios, options and potential challenges that might need overcoming. Just like when I used to play chess and planned six or eight options with every ...

Here we are finishing the second day of 2019, hence I thought I would share some words by Ralph Waldo Emerson to get the year off in the right direction. If you are not familiar with him, I hope this  post will inspire you  to read  more from him. “The only person you are destined to become is the person you decide to be” “Write it on your heart that every day is the best day in the year” “Once you make a decision, the universe conspires to make it happen”“Life is a journey, not a destination” Then in closing let me also share a few words by Henry Wadsworth  Longfellow:“…Lives of great men all remind us we can make our lives sublime, and departing, leave behind us footprints on the sands of time….”“We judge ourselves by what we feel capable of doing, while others judge us by what we hav...

Have you heard of “The Mozartkugeln  Controversy”? (English translation Mozart Balls)I must confess, I did some research recently and that is how I found out about it. Now you might ask why  this Beverly Hills Realtor and Chocoholic would start a research about Mozartkugel-s? Well, for Christmas, Diane surprised me with a container of Mozartkugeln. I was very excited since it has been quite a few years, since I last had them.I inhaled the first Mozart Ball and it tasted differently then what I was accustomed to. I did not want to say anything, so I tried a second one. Keep in mind, this small, round sugar confection is made of pistachio marzipan and nougat and is covered with dark chocolate. The history of this delicious Chocolate goes back to around the 1890’s when an Austrian confectio...

Hard to believe 2018 is almost in the history books. This year, there has been a great deal of turmoil on the Global as well as on the  Local Economic Fronts. Consumer Confidence has been at an all-time high and the unemployment rate has been the lowest since the 1960’s. One would think all is well, since the US economy has  been expanding 2.2% in the 1st Qtr., 4.2% in the 2nd Qtr. and now to a solid 3.4% annual rate in the 3rd Qtr., and the 4th Qtr. is being anticipated to a moderate 2.2 %.The GDP growth is projected to  be above 3% which would be the best showing since 2005.I have always subscribed to the theory “If it is not broken do not fix it”, well clearly the Fed does not subscribe to the same theory. This year they have raised the rates for the fourth time. WHY??In turn this ha...

Have you had Gingerbread Cookies? A European tradition or addiction?Well I admit it I am a Gingerbread Cookie Addict. I look forward every year when Trader Joe’s brings the two types of Gingerbread Cookies, one that are covered with dark chocolate and the other with the glazed sugar. I have introduced Diane to it many years ago and she looks forward to it as much as I do.Gingerbread cookies are  around  all year in Hungary, I remember eating them at every function you can imagine, weddings, birthdays, Easter and of course at Christmas. Most of the cookies were a piece of art and you almost did not want to ruin it by eating it. Never the less once you tasted them your concept of preserving the art work went out the window. Now with that said Austria and Germany  have them all year around ...

Many people think Harvard University is in Boston, MA. the actuality is Harvard University is in Cambridge MA. the Charles River Separates Cambridge from Boston. Locals just shake their heads when they hear tourists make this mistake and graciously correct the visitors. If you ever visit Boston, MA make sure you put Harvard Square on your must visit destination. This past November when we were in Boston we were on our way to visit Diane's Cousins. No we did not rent a car, worst thing to do is to rent a car if you are visiting Boston. My advice is to take the "T" as it is affectionately called in Boston and vicinity. For the tourist it is another word for the "Subway", but no one calls it that in Boston and vicinity. So with that said if you want to go to Harvard Square, make sure you tak...

One of our Active Rain friends Carol Williams  is sponsoring a challenge and she raised the question: What Inspires you?I have read numerous Philosophers  in my lifetime and their  various messages resonated with me. Having also spent time in the military and  specifically in the Infantry as an Airborne Ranger, I have been motivated externally by the various teachers  to whom I have been exposed to. It allowed me to develop or should I say improve my “internal motivation” as well. When I transitioned into sales, I was exposed  to numerous motivation gurus and their messages have also helped me in my forward momentum. I could write a book about the various messages, but that is not the purpose of this post. “Be fearless in your pursuit of what sets your soul on fire” this is such a simpl...

I am so thankful for being a Realtor in Beverly Hills, CA words can hardly describe it. Who would have thought that an Airborne Ranger Infantry Captain would one day become a Beverly Hills, CA. Realtor? Interesting how life takes twists and turns.  More  so, it is difficult at times to see and understand, that when the opportunity is  there, we make decisions which ultimately change our lives and our directions forever.Twenty-two years later in the local market, all I can say is how  thankful and grateful I am for having had the opportunity to represent some of the  famous, and even some of the infamous clients. I also appreciated the ordinary as well as the regular buyers and sellers from all over the world. Some  required me to sign confidentiality agreements, others wanted me to brag...

It is November and a good time to be Thankful for many things, including the people we are close to and the many wonderful opportunities  that are presented to us that we normally just take for granted. So, let me start out with how grateful I am, for having relocated to Los Angeles twenty-two years ago. It is hard to appreciate and understand what  a fantastic climate we live in if you have never been here. We on the other hand, too often  take it for granted and complain that it is too cold or too hot, depending if it is summer or winter in Los Angeles. Instead of being thankful and appreciate what we have for climate.Well let me put it in perspective. I just returned from Boston, MA from a six-day fun, work and vacation combined with visiting friends, family and meeting new and old f...

Backed Stuffed Lobster Recipe by Endre Barath, Jr.First let me share that I have numerous cookbooks and one of my favorite cookbooks is by Jasper White a Boston Legend  who happens to be a James Beard Award winner in the Cooking World. Over the years I would follow his guidance virtually word for word.Clearly my confidence level has increased over the years, because the first thing Diane asked me did you use Jasper Whites’ Book “Lobster at Home”? I had to confess, that I did not. So immediately I pulled out the book and I was amazed how close my Recipe was to his. Clearly a good sign that dinner would be fine. So, with that said, since I made Boiled Lobster the night before I still had plenty of clarified butter infused with Thyme and Parsley. Hence this was a 15-minute time saver.I had ...

I am confident that some listing agents have been approached by buyers and asked the question or questions :  What will the seller take? Why is the seller selling? These questions do not just apply to Agents who are in a Dual Agency Situation, rather this applies to Listing Agents as well.Over the past twenty-two plus years as a Realtor in California, I  always considered  my client’s best interest and needs to come first. Since I am a vacant land specialist, I have many land listings, hence it is not unusual to find myself in a Dual Agency Situation. Developers prefer to talk to Listing Agents directly when it comes vacant land, because most  agents are not familiar with the detailed questions and answers the Developers are asking. There is a New California Real Estate Law about Dual Ag...

How to get someone’s attention on Active Rain? This question appears to have an easy answer, but it is not that easy. Now please do not think and say : Write a great Headline😊 yes, you are right that will get some people’s attention. Then please do not say and think write a great post:  In some cases that will get the attention of some people, provided it gets Featured or Re-Blogged.My purpose is to focus on the fact that if you write a blog post and people comment on your post it still will not guarantee that the person who commented will know that you responded back. When you write a blog post, you as the author get notified if some one commented on your post. This is easy enough. Now you decide to respond back to that person on their comment. Seems logical that they should get notifie...

“…Dreams and Hopes are necessary to life…” ---Anais Nin My father was always a “Dreamer”, he hoped to live in a country that was better then where he grew up and worked.  Most of you who read my blog post know: The country where he grew up, was Hungary and his “Dream” was to come to the United States. The country, where there was  ’ Freedom’ and he could speak his mind and express his views without being afraid of detrimental consequences.  The land of opportunities, where everything was possible if you set your mind to it. The year was 1967 and he bought his family to Bridgeport, CT.  Just on a side note, he thought the streets were paved with Gold.As time passed, he discovered  the hard facts which life presented him  with and many  lessons  on the way, that life in the United States ...

A quote from the Boston Red Sox: We are going to the World Series... in all fairness I was very concerned getting past the Yankees and even more concerned getting past Last Years World Champion Huston Astros. I always had high respect for both organizations. Hence it is so much more rewarding to get to this point.Congratulations to the Boston Red Sox to winning the  American League! They are the American League Champions!!!The 2018 American League Championship was achieved by winning the best of seven series. The Boston Red Sox won 4 and the Huston Atros one 1 that is what we say the better team has won. What I was most impressed with was the team played as a "Team" and they remained humble and all high priced egos were put aside. When one member was not at their best the "Team" stepped ...
