Uber in Redondo Beach, CA or San Francisco, CA? Made me ponder a few pointsI am confident that most of you are familiar with UBER, and immediately think of their Headquarters being in San Francisco, CA. If you Google the word or check on Wikipedia UBER pops up in San Francisco.https://www.uber.com/The other day I was driving to a meeting in Redondo Beach, CA and I was so surprised to see the UBER sign on a building, I had a few minutes to spare, so I backtracked to make sure I was not mistaken. I immediately started wondering, what is this building? If you look at their website there is no indication anywhere that they have an office in Redondo Beach, CA.  I started Googling the words UBER & Redondo Beach, CA amazingly the same picture and address showed up that I am posting in this blo...

To be successful in Real Estate, you need to have at the minimum laser sharp focus, superb client service, and great time management. These activities of course are in no particular order, all three must be done simultaneously. Peeves, I have so many, if I focused on them I could write a book. I seldom dwell on them, because if I did, that energy would derail my focus. When I was asked by our friend  Kathleen Daniels            to write about what annoys us about our profession, my initial intent was not to address it. Since, I have been friends with her for a long time here on Active Rain, I did some soul searching and felt I owed her this post. So, to lump it into one item or should I call it factor or activity or the be specific the lack off is what it boils down to! What really pushe...

Easter 2017 is almost in the books thought I would leave you with a few quotes I thought were meaningful: It is difficult to say what is impossible, for the dream of yesterday is the hope of today and the reality of tomorrow.           Robert H. Schuller What is the real purpose behind the Tooth Fairy, the Easter Bunny and Santa Claus? They seem like greater steps toward faith and imagination, each with a payoff. Like cognitive training exercises.            Chuck Palahniuk  I am very proud of this work because it is more about the meaning of the Easter Rising and its relationship to what this whole century has been about, people liberating themselves, freeing themselves.         Leon Uris Easter is meant to be a symbol of hope, renewal, and new life.        Janine di Giovanni If you ar...

A very interesting question was asked on Active Rain in one of the latest challenges by our friend Evelyn Johnston : What is my Real Estate Niche?  Those of you who have gotten to  known me over the years would immediately say that I am: The Land Man in Los Angeles and vicinity, others would say  I am the Land King in Beverly Hills and vicinity.  Indeed, that is a true statement:  my primary niche has been established twenty plus years ago and it is on auto pilot. When I relocated from Boston, MA. My Broker asked if I had any friends or connections in the Greater Los Angeles area? I told him no, so he said you are: The Land Man. No one wants to do this, so you will he little competition.  So, I retorted, I do not know anything about Land in Los Angeles. He said start learning and that w...

Easter Decoration on Benedict Canyon, Beverly Hills, CA 90210 Some of you might remember I wrote a post in December, about the” Gate to an $85 million home “ ,  which is on Benedict Canyon. In case you missed this post, I will provide a link here for your convenience. (Gate of an $85 million dollar home in Beverly Hills )    The above post was inspired by one of our Active Rain Friends who complained that I did not provide a picture or two of this home. The history of this home is in this link for your convenience ( A bit of history of the owners of an $85million home in Beverly Hills )      Today I had to add a “rider” to one of my Yard Signs (a post for another time) as I was heading back I saw the decorations and needless to say I had to share. The owner of this home decorates her ga...

Gift Giving by Realtors at the end of a transaction is a good idea, period. I was amazed and surprised at the position taken by some members of this community. I could not believe, that some thought it was not “professional” to give closing gifts. Someone, even said that those who give gifts are “insecure”, well I broke out laughing even though I was annoyed at the comment. The reason it made me laugh is, I am probably one of the most secure people you will meet. I am an Airborne Ranger Infantry Captain form a previous career and I had to adjust my black and white positions to being somewhat more in the gray area.  (It is a work in progress) Those of you who read my blog posts and comments, or met me in person know I am not afraid to take a stand, especially if I disagree with the perso...

Do you pre-qualify a buyer's agent, before you set up an appointment? Or to be clear do you ask pointed questions? This post was inspired by a Q & A tread on Active Rain, where an agent was taking a position that I totally disagreed with: The disagreement is about the fact, that I have no problem questioning the buyer’s agent about the qualifications of their buyer prior to providing access to the property.Just for the record, a listing agent has numerous fiduciary responsibilities to their sellers. Sadly, some agents do not get this and wonder why they are not listing agents. Sellers, in the greater Los Angeles want agents to represent them and look out for their interest. I will take a leap of faith and guess, that not only do sellers in the greater Los Angeles want their agents to rep...

Do you know the definition of what a Penthouse or Luxury Penthouse Apartment truly is?I have been meaning to write about this subject for quite some time. Too many sellers and their agents refer to a top floor three story or four story building as a Penthouse Unit. This is such a travesty, as well as a total misrepresentation of what a Penthouse Unit is. Luxury Penthouse Units are not just top floor units in a three or four story building. Now, that most people have heard about the President’s Penthouse Unit in New York City, ( you know, where all the meet and greets started prior to his taking  residence in the White House), his penthouse was his office. This made me focus my energy and finally write about Penthouse Units.Well, if we look at the history of Penthouses, interestingly enou...

Finally after a lot of extremely cold days and nights, we had a mid seventies afternoon. So with that said, Schmo and I decided to work in the back yard. Ironically Schmo likes to chew on squeaky toys and when I found these squeaky tennis balls it became the perfect balance, having tennis balls and squeaking at the same time seemed perfect. Just on a side note not the best way to talk with clients as he is squeaking the tennis ball.... One day I posted   a picture of Schmo chewing on and handling one ball, I received a comment from our friend  Dick Greenberg  that his four legged palls can  and handle two tennis balls at the same time. He even posted a picture to confirm his statement. After that comment  I had numerous conversation with Schmo that he needs to up his game. For some reas...

Life imitates Art or does Art imitates Life, or Politics? Free advice/observations from a Beverly Hills, CA Realtor There is an old time tested conundrum:  what came first the Chicken or the Egg?? Does art imitate life, or life imitates art? Oscar fiasco at its best! There is a chaos in Hollywood. What just happened, there is disbelief, shock? Sounds familiar?? This has never happened in the 89-year history of the Oscars. Totally blotching the most anticipated award:  The Best Picture Announcement! One of my friends on Active Rain said: “…actors should act…” amazingly enough maybe if the focus would have been less on making  political statements and more focus on making the Academy Awards go smoothly and without hiccups, this awards ceremony would not have ended on such a very poor note!F...

The Beverly Hills, CA 90210 Single-Family Market Report is published! As the nominees of the 89th Academy Awards are getting ready to dress their best for the  Awards Ceremony, I thought I would publish the Beverly Hills, CA 90210 Single Family Market Report, so they could start thinking what it will cost to for them to invest in their dream home. So, let me dive right in, this week the median list price for Beverly Hills, CA 90210 is $5,995,0000.00! This is very similar to last month’s Statistics. So, most people I run into have a simple question: “How’s the Market?” I have learned not to give them my usual fifty question which area, what price range? Are you asking about the Ultra Luxury Market or the Luxury Market? Or just the Single-Family homes in Beverly Hills, CA 90210. Most times t...

The night before the Academy Awards: Decisions… Decisions…or is it the calm before the storm? Some of the actors have the “been there, done that” attitude, despite that, I am confident it is still high stress for the ones that have been nominated for the first time or repeated times.Never the less, this is the biggest moment for all the entertainment industry participants. Putting politics aside, putting preconceived notions aside, it is an exciting time for anyone that has a nomination. It is recognition by their peers. The fact is, these nominated and accomplished actors will go down in history either as winners or looser. More importantly, they will be remembered for either their performance in the movie or whatever part they played in getting nominated. To the average American who wa...

A day in the life of a Beverly Hills, CA Realtor! This post was inspired by numerous threads on Active Rain, where we were bragging to our fellow Realtors how much we love our career, because we can make our own time.  How we can do things when we want to, rather than when we must. Most of you who read my blog regularly know that I have always willingly shared, what I do or do not do every day, as a Beverly Hills Realtor. Sometimes I have plans of what I need to do for our own household requirements, other times I write about our pets, and other times I write about everyday Real Estate Activities. In this instance my post is about “making sauce”J! Seriously I am not kidding.Every night, I update my things to do list. It is a ritual I have been doing longer than I can remember.Last night...

Unreal Estate, by Michael Gross a book recommendation for all to read….Those of you, who are intrigued or at least interested in reading about the owners and the history of their Mansions in Beverly Hills, Bel Air and the Platinum Triangle  and want to see behind the curtain a glimpse of their lives, this is a must read book.If I was not busy I could have read this book in a couple of days. Instead it became a long drawn out process. The book was awesome, I just did not have the time, it is truly a great read.It should be required reading for every Realtor who works in my market. If they do not, they are truly missing out! I will leave you with a couple quotes from the book:…Los Angeles is America’s last great place, where you can go when all else fails and make your mark because the ca...

This post was inspired by an Active Rain Challenge asking us to identifying two tools we cannot live without!I had to do a great deal of soul searching to identify the tools I cannot live without. Keeping in mind I have started out in Real Estate, when the purchase offer was a two-page document and the listing was a one page document. Hence, I had to reflected 23+ years and see how things changed, and to identify what has remained as the common denominator. The most important or should I say my number one tool I cannot live without, I will call it my Client Communication Tools: When I started out in Real Estate, I had a beeper and transitioned from the large box to the pen light size. Then I graduated from the phone-booth with dimes to the Motorola Suitcase Phone.  I went through some r...

The question was raised via an Active Rain Challenge earlier this month:  please tell us what and why you love being a Beverly Hills, CA Realtor. Why and what do you love about your job? There are truly so many points I could have addressed and written about, but then I would not want to bore my readers to tears. The hardest part was for me to narrow down the list and then pick a few points to talk about.Job security, is always important in everyone’s mind. As an example, during the “Great Recession” too many hard-working people in all profession lost their job, not because they were unwilling to work, but because of all the downturn. Here in Beverly Hills when local buyers were taking a pause due to insecurities on the Los Angeles Real Estate market or because they could not get a loan...

Ever since I have been a Beverly Hills, CA Relocation Realtor, I have written numerous articles about Relocation Tips to Los Angeles and vicinity. These articles were all important and most of them are timeless for someone who is considering relocating to the Los Angeles area. For those of you, who are considering Relocating to Los Angeles or it’s vicinity I am enclosing some of these links at the bottom of this article for your convenience. Most of my advice has been on how people should prioritize and plan their move in as much detail as possible. The better they are prepared, the smoother the move and the relocation will be. These activities should take into consideration and reference anything related to the actual relocation. For example, there are different factors to review and con...
