Beverly Hills Post Office (BHPO) 90210  Community OverviewMost people do not realize that there is a major difference between Beverly Hills Post Office and Beverly Hills Proper. The coveted Zip Code of 90210 is the same but the difference is BHPO is under Los Angeles jurisdiction while Beverly Hills Proper is under the Beverly Hills Building Department’s Jurisdiction. I have written about this before, never the less it is good as a reminder. The benefit is when it comes to building new constructions or doing additions in BHPO it is a lot easier than to get constructions approved in Beverly Hills Proper. Now with that said it has been a while since I did a community overview. So with that let me share with you and should you have any questions please let me know.  Community Summary Popula...

Saturday reflections and quotes to ponder, anyway not just on Saturday…I have always loved the Stoic Philosophers and their view of life. Sadly, I do not make enough time to read them often enough. I find that Marcus Aurelius is so much more powerful than any of the current day Gurus. If you read Marcus Aurelius, it is like having your own personal motivations coach and ethics and morals teacher. “…You have power over your mind, not outside events. Realize this, and you will find strength…”  Marcus Aurelius “… Each day provides its own gifts…”  Marcus Aurelius Aristotle and Plato, I look at them as the ultimate ethics coaches of our Civilization and at the same time they are the best teachers of logic. If you have not read them well worth the time. “…The aim of the wise is not to secur...

Anything is possible keep that in mind:  Observations of a Beverly Hills Realtor, Endre Barath, Jr...I will share a bit of personal history with you. My intent is not to bore you, as you know I am a Beverly Hills Realtor and in an indirect way I owe my moral strengths to my father. He set the best example for me, as I was growing up that ‘anything and everything is possible if you set your mind to it.’My father took his family and escaped from Communist Hungary, because he did not want his son, to grow up in an oppressive society, where people had to whisper about their political or religious beliefs, so the neighbors would not turn them into the police. He did not want his son to see the day, when on a moment’s notice, at the political regime’s discretion, all the statues would be remo...

Do Street Names influence Real Estate Sales? Things buyers & seller ponder…Do you believe, that street names influence the sales process i.e.: Days on Market and of course sales price? How will it affect a sale of a home? Whether it is written, or not, there is an underlying message, not all names are generating the same price or activity in Real Estate.I suspect, that there is a direct correlation to desirability based on the name of the street. This is just an observation from a Realtor who has been watching the sales activity in the Greater Los Angeles Real Estate Market for over 20+ years. I have wondered why some homes which are in perfect condition and priced correctly stays on the market longer than they should? Then suddenly, the light went on! So, with that said, let me share m...

Real Estate Competition: a different perspective, the views of a Beverly Hills Realtor Endre Barath, Jr.There are so many different views about Realtors, especially about their competitive spirit. I have recently read a post from one of our regular and respected blogger’s and the message was not quite to what my ‘modus operandi’ consists of. So, with that said, let me present my views. There are a few times, when I look around and see what others are doing and check out how I compare to them in production, marketing and standing in the country and locally as well. Keeping in mind, that this tendency to look around is  very seldom for me. I usually get prompted when the 1st Quarter, the 2nd Quarter and 3rd Quarter ends. As well as when the final numbers come out at the end of the year. Th...

Finding the right real estate agent in Los Angeles, CA: there are many choices and the task is not that easy for most people, it can be a daunting task.Just to give you an idea, in California, you might have a hard time imagining it, but according to the California Bureau of Real Estate there are 195,000+ licensees as of the end of June 2017. Of those licensees, there are approximately 25,000 agents in Los Angeles. Of these licensees, not all are Realtors and not all of them are practicing agents.I am going to give you a few helpful hints, this is not an all-inclusive list, but a good start to find you the best real estate agent. If I may suggest, feel free to ask the agent for their real estate license which they should have with them, do not hesitate to ask and have them show you their...

How do you handle the Caste System in Real Estate in Beverly Hills, CA., 90210…?Periodically, this question comes up from various sources, beginners in the real estate business.  As well as friends and acquaintances, who know I have been a Beverly Hills Realtor for over 20+ years.  When I get this question, I just smile and ask question:  are you referring to the clients or the other agents? Not wanting to digress, most people would like to deny that we have a “Caste System” in the United States as well as in Beverly Hills. We willingly admit that there is a caste system all over the world.  Just as a background: The caste system has been around since the beginning of time. Most people think of “India” when it comes to the caste system. The reality is most people are born into a positi...

Who is in your Network?   What is the definition of Success? Great questions! This post was inspired by one of our friends on Active Rain Praful Thakkar  who wanted to know.My take is that the real question is very philosophical. I have always enjoyed reading Jim Rohn and his ideas; with that said, if you agree with his definition of ‘success’ then all those points are valid. (in case you missed the post I am including a link for your convenience    http://actvra.in/55xn)What is the definition of Success? I subscribe to the legendary Coach John Wooden’s definition of success i.e. success is a state of mind. In other words, “…a peace of mind which is a direct result of self-satisfaction in knowing you did your best to become the best you are capable of becoming…”With that said, I am a fir...

Happy Independents Day: Happy Birthday America! Best wishes and reflections from a Beverly Hills Realtor! As I am sitting here in front of my PC listening to Classical Music enjoying some of the Classic Patriotic Music we are all familiar with, I decided to reflect as to how times have changed or have they?Marketers have been taking advantage of National Holidays since I was a kid, the only thing I noticed different is, that the method of the delivery has changed. Instead of just receiving Fourth of July sales brochures, post cards, flyers, now you can add to that, all the Pop Up advertisements. Try to read an article about the history of the 4th of July, or do some research on anything on the World Wide Web and see the amount of bombardment of Pop Up Adds you will get. I feel inundated ...

The Beverly Hills, CA Condominnium Market Report is published... I have been so busy with six Escrows, four of which have closed and two are in their investigation phase... at the same time I am negotiating two other transactions, so I have been slow in focusing on my Blogging and particularly the Beverly Hills Condominium Market. So with that said let's see how it fared...As you can see inventory has improved a bit, but it is still very tight: As you can see the median Sales Price has not slowed down either:  We anticipate more price increases and a more competetive buyer's market.... All I can say if you look at the price points for Condominiums in Beverly Hills then 47 days is increadible. So if you are considering buying or selling a Condominium, then please reach out to me for a con...

One of the most popular question, that comes up when dealing with high net worth individuals, at least from those who are contemplating on selling luxury or ultra-luxury properties in Beverly Hills and vicinity is: “Do you have Chinese or Russian buyers?”This of course starts a dialogue about high net worth Russian buyers. The discussion leads to other questions, which I will cover in another post. There are grousings about the fact, that during the previous eight years i.e.: during the Obama administration, there was a decrease in Russian buyers in Beverly Hills and vicinity. The trend was that they were selling rather than buying.Interestingly, now that there is a new President, we have noticed a return of the Russian high net worth individuals’ interest in the most expensive i.e.: th...

Work- life- balance a challenge, that continues to test this Beverly Hills Realtor’s time management skills daily. I was inspired by our friend Jeff Dowler     to share how we manage work & life and how we find our happy medium. Most of you, who read my blog posts consistently, know that I generally carry 12-14 listings depending on when you happen to check or reach out to me. To manage and field calls and emails can be time consuming, even though it is a good way to spend time. Then to boot, I also work in various price points with buyers and referrals as well. Often the entry level market is the most challenging when it comes to competition. The inventory is virtually none existent and there are incredible number of potential buyers who are trying to step into the greater Los Angeles ho...

Day in the life of a Beverly Hills Realtor: how does it compare to your day?Just as a background:  Currently I have five properties in Escrow. Four of them are Vacant Lots and it is interesting to see, now with all the highs and lows of the negotiation having been completed you would think we are in the easier part of the transaction. Well quite the opposite is happening as we are meandering through the Escrow Period. I find myself getting a good work out and I do not mean physically but mentally due to the various challenges each of the Escrows bring to the table. To give you a sample:  One of the lots involves seller financing which is worthy of writing a post about that part of the negotiations alone. Another lot has issues with Title clearing, there is a lean that needs to be removed...

Candor and Integrity a double edged sword wielded by a Beverly Hills, CA Realtor: Endre Barath, Jr.This post was inspired by one of my Active Rain friends  Carol Williams , she asked us to share our strengths and weaknesses.  For me this was  not an easy challenge to take on, since I am busy with five escrows as we speak. So with that said let me share: I had a father who instilled in me that “candor and integrity is not only a requirement, but a must in life.” I can still hear my father saying it, as if it was yesterday. “...if you want to be able to look yourself in the mirror and sleep good at night, you must have integrity and be candid in life as well as in the business world...”Having studied at the United States Military Academy where the Motto was “Duty, Honor, Country” this mot...

The Promotion to become a Beverly Hills Realtor’s Partner  is not that easy, it takes, time and dedicated hard work, lots of smiles and always being on. Some of you might recall last November I wrote a post about “The Job Interview to be a Beverly Hills Realtor’s Assistant” In case you missed it I am providing a link to it here The Job Inteview to be a Beverly Hills Realtor's AssistantSadly, he did not get the job, then a couple years later he re-applied and got the job.Ever since then, he has been working seven days a week, going to appointments, showings and never complaining.IF it was cold, raining or ninety-degree heat, it did not matter the car would be running with the A/C on full blast. If the land was less than $50,000 or as high as $21,500,000 he did not care, he was ready on a...
