“You rented out my clients new rental home so fast that they are buying another one!”   Yes, that is an actual quote from a Benicia real estate agent to us just this past week.  So, we are fast...      You see, we ONLY engage in property management and rental of homes in Benicia and Vallejo, and we do it well.  We make sure that we have a strong internet presence so that potential renters in Vallejo and Benicia can easily find us and the homes that we represent.    When one of the local real estate agents that we frequently work with assists a client in purchasing a rental home and refers that client to us, we get to work renting out that home as quickly as possible.   We also help the client in making decisions to improve the rental value of the home and therefore we are able to help t...

At Delgado Property Management, we often receive emails and phone calls from Valero employees moving to work at Benicia Valero from out of state or from across the state.  Most often, these Valero employees moving to Benicia have never been here and possibly never been to California.  Usually, the decision of which rental home to move to is made while still afar and the person moving to Benicia is left to trust the information that they can find about rental homes on the internet. We have received several comments that our numerous, large photos of every home helps folks to be more comfortable with committing to one of our Benicia rental homes.  Our on-line application process is also very convenient for folks moving to Benicia from another locale.  We can make the entire process of movi...

Benicia Beaches provide a welcome respite from a busy day or a place to have a picnic.  Most people would be amazed to find out that Benicia even has a beach!!  Granted it is not the ocean, but it is salt water and if you swim far enough you will go past SF and venture into the Pacific Ocean! A wonderful beach to visit is located on 9th Street.  There is also a park with playground equipment, restrooms, picnic tables, and a boat launch.  Last year I wrote about Benicia Beaches just about this same time in September. Below is a picture of one of Benicia's Beaches. September in Benicia is one of my favorite times.  If I was in Ohio, I would call it Indian Summer.  The days can be warm, up into the 80's and the local breezes die down.  The sun sets late so there is plenty of time to do out...

Benicia waterfront photo collage This photo collection, presented by Delgado Property Management, is shared as we enjoyed a moment off from property management and home rental in Benicia.  The Benicia waterfront is really a very attractive area that is enjoyable to take the time to appreciate.  Of course, Benicia is also a very nice place to move to and live in your rental home provided by Delgado Property Management.

Benicia Short Sale Solds and Listed Price Trends indicate that what price a home is listed for and what the actual prices sold for are different.  This is a market report for the last 15 months.    A Benicia Short Sale Realtor will know what it takes to market your home, and sell it for the highest dollar.  That is what your lender wants…..to get the highest dollar possible.  This is good for our market and helps to keep home prices from getting further depressed.   It is worth your while to seek the right information, most up-to-date information, and how a short sale affects your future.  A Benicia Short Sale may be the best way to see your way into the future.  It will be a long time before our home prices get anywhere close to what they were several years ago.  This is the ugly truth...

Waters End can be seen as a boom or a bust depending on what side of the fence you stand. Waters End Benicia is a popular neighborhood to live in.  Shea and Centex Home Builders started this neighborhood in the early 2000's.Most of the homes are two stories ranging in size from 3200 sq ft to over 4000 sq ft.  The single story homes never stay on the market long when they come up for sale. Most Waters End homeowners bought at the height of the market.  They paid upwards to a $1,000,000.  And now these homes are selling from the high $400's to high $500s (if they are lucky). For those homeowners who put hundreds of thousands of dollars down ( very few did this), majority of them are under water.  It is hard to see the future and when prices will rise to what they paid for their home.  Thi...

Benicia School's are some of the best schools in California!  Given that my child just started kindergarten, I find that I have a renewed interest in the quality of the public schools in Benicia, California.  I had always heard that Benicia has great schools that rank highly in the State.  But, I decided to check this out for myself.  Following are some great links that I found: Benicia Unified School District Homepage Benicia page on greatschools.com Benicia High School homepage Benicia page on schooldigger.com Benicia Education Foundation Schools are an important consideration for families moving and deciding which town or school district to settle in.  From reading through information on the links above, it's clear that Benicia is certainly a town to consider of moving to this region...

Dear Homeowner / Investor, why I ignore you on my Benicia and Vallejo rental website Dear Homeowner / Investor,   On occasion, Homeowners / Investors of rental properties have observed that our website, showing Benicia and Vallejo rental homes, does not cater to YOU, the client.  The entire site seems to be devoted to rental listings and appealing to potential renters looking in Benicia and Vallejo. Are we daft?  Have we lost our marbles?   Yes, Delgado Property Management does understand that you, Dear Homeowner / Investor: - pays our fee for renting your home - is our ongoing client as we manage your rental home - is our client to whom we will owe an agency relationship - Is our source of future business growth in the Benicia and Vallejo   So then, why don't we cater our website to YO...

Have you ever seen a whale with a polka-dot tail? One of my sons began Kindergarten just recently and among the stories that he's bringing home are all sorts of new songs with catchy lyrics, one of which goes... "Have you ever seen a whale with a polka-dot tail?" Of course, mine is not the only child who has recently just started school and this led me to think of many of the new renters that have been coming to meet us lately. Due to economic circumstances, there are many who were recently homeowners pursuing their American Dream but now find themselves as renters.  This is often an emotional experience and seen as a step backwards by those caught in the middle of it.  We see tears in our office as people confide that “I never thought I would be in this position” and “It all happened s...

Maybe it's a good time to consider renting instead of buying? Times are tough, we all know it. California seems to be taking as big a hit as anywhere else, if not worse. In Benicia and Vallejo there are For Sale signs in every neighborhood.  The areas are nice, the homes in good condition, some of the homes are nearly new.  The schools are great, the communities vibrant.  But, here and there you can see that folks have have either chosen to walk away or worse. Hard to stand out in the crowd...   Yet, the rental market in Benicia and Vallejo is very strong.  With fewer owners, more people are turning to renting.  Those fortunate enough to be in a good position are the ones buying now.  Any many of them are buying with the intention of renting out the home.  I was struck recently when the...

This was last week on the beautiful island of Santorni.  Our cruise ship is the big one! Star Princess.   This is today in Benicia......which is still a great place to live, grow up and grow old!  Our summer fog is feeding the close by Napa Valley wine crop.  Back to the land of living and working.  Greece was a wonderful place to visit!

How we rent Benicia and Vallejo homes so quickly I'm often asked how we rent Benicia and Vallejo homes so quickly.  In order to find qualified potential residents quickly for our rental homes our approach is really quite simple- We don’t make them search for us!   We recognize that most people embarking on a new rental home search in the Benicia and Vallejo areas will start with the internet.  So, we have devoted a great deal of time and effort developing our internet presence to make it easy for Benicia and Vallejo potential renters to find us!    We are easy to find!   From far and wide, from their jobs and from their kitchen tables, renters interested in Benicia and Vallejo can find us because we are where they are looking! Of course, we also offer beautiful homes and our main websit...

Listing photos are important to show off your Benicia rental property At Delgado Property Management, we pride ourselves on our listing images.  We believe that showing a home in it's best "light" helps attract interest in the home which in turn helps get the home rented much more quickly.  To this end, we post only high quality photos taken by an experienced real estate photographer using professional level camera gear and lighting.   Consider the following two photos, NOT taken by our company.  In fact, these photos are actually much better than many that we see.     Now compare to the following comparison photos that WERE taken by our company.   Can you imagine which photos receive the stronger response?    Taking the time, effort and expense to provide quality photos is an investmen...

Benicia California, Downtown     Benicia, Downtown   Downtown Benicia is such a beautiful place to walk around and see the sites. I went down by the water today and it was such a beautiful day. Hanging around down by the water made one of the hottest days of summer feel so pleasant. Took the camera and shot a bunch of shots so if you haven't been here you can get a glimpse of what our City has to offer. Benicia Traveling art show!  Benicia Art by Trained Artist's Benicia....Oh my......the trains keep coming and I am learning so much. I thought the art was good and now I find out that the signatures are famous also. I started seeing this signing by Conrail Twitty and I shot a picture, so I came home and lookied it up on Google. Wow what a story this guy has, but he has since passed away. I am forever grateful that the art caught my eye and now I can spend some time learning about the history of tagging. Benicia has a rail system that goes on each day that I never really paid attention to. It's awesome and it takes my mind off the crazy stuff and let's me focus. Benicia.....I love this City and you will too! If you are thinking about moving here let me know and I will put everythnig I ha...

Wells Fargo came through and postponed a foreclosure in Benicia today.  I was on my way up to Placerville to take my father in law to his doctor's appointments when I found out.  We live about 2 hrs away so it is an all day affair.  Today was my day off, snicker, snicker, as if I would take a whole day off and not look at my Blackberry. Earlier this week I begged and pleaded and pointed out obvious reason why a Wells Fargo foreclosure set for TODAY 7-20, should be postponed.  The guy patiently answered 10 NOs to me.  He said no way no how and the private investor sent a message that they would not postpone the sale. Wells Fargo has a policy that says offers must be in 10 days before trustee date.  I had everything in on July 8th and and since then, twice a day, I had asked for postponem...

You’re good at what you do.  You’re list of “war stories” includes many victories of closing deals that no one thought could happen and pleasing clients whose expectations seemed intimidating.  You’ve studied and learned your profession and developed your network of appraisers, mortgage brokers, that guy who places your yard signs for you, other agents and long-term clients. What’s missing?  You need a Property Manager.  Why?  You ask. A strong Property Manager will make you more valuable to your clients and help you to increase your sales.  Yes, it’s true.  I’ll tell you how. A strong Property Manager makes you more valuable by helping you help your clients.  Many of your clients are looking for investment properties.  Thus, the entire reason for their purchase is to rent the property ...
