We can't all chase the ball...    Yes, it's fun and exhilarating.  Some would say natural to chase after the ball. There is even a bit of glory in chasing the ball to make the big play.  It could be viewed as a way of helping the team while also being the hero.   But, if everyone chases the ball, what is the best possible outcome when they reach the ball?  They would have no one to throw the ball to in order to make the out!  Someone has to stay on base!  Now, that's the best outcome.   A couple of weeks ago, in a post titled A Father's pride I shared a personal story of victory in writing about my son overcoming a fear and proving to himself that, yes, he can improve and do things that he thought he couldn't.   Today I have the joy of following up, and maybe even bragging a bit, to share that in the last Little League game, my formerly shy and overly cautious son had come out of his shell enough to get 2 hits at 2 at bats and perform good fielding.  He was recognized by the team coach in awarding to my son the Game Ball for good performance and for his hard work and improvement! This is turning out to be a great season!

Another rental in (almost) 48 hours! As we've just reported earlier today... Another view rents in just 48 hours   Although I must be starting to sound repetitive, I just don't get tired of reporting that we rented ANOTHER property in (this time just over) 48 hours after having listed it in Benicia Property Management. This time, we had arranged with the owner that we would photograph the property while he finished up some very light maintenance to prepare the property for showing.     The excellent staff at DPM's office didn't wait around, and as the following email shows, rented the unit before the client even expected us to.  The very day that he emails us "hoping to hear good news soon" we were able to respond that the property is rented!   (I've changed the client's name to "Client...

Benicia Property Management Blogs April 2013   April marked Delgado Property Management's return to blogging after a six-month hiatus.  It was hard to believe that the absence was so long.  Although I do strongly believe that blogging is a great way to not only build business through strengthening our Internet presence and also a great way to deliver messages to our reading public, we simply got busy and didn't blog.  My apologies for the absence and my thank you to those that not only noticed, but asked for our return.   Just a few days ago we wrote a post titled... This view rented 48 hours after being listed! Well, here we are again, reporting on another home/view that rented just 48 hours after being listed in Benicia Property Management.  This time the view and home look like this...                                             I almost feel the need to hire that TV narrator guy that mumbles quickly something about "past performance is no guarantee of future returns..." since it is not every home that rents this quickly.  However, at Delgado Property Management we do apply the same winning formula and care to each of our properties and they do tend to rent more quickly than from other companies. So, bring your rental property to us and we will see if we can't continue our hot streak.

  The more we are different, the more we are the same I recently spent time with two very different clients.  Both had come to our Benicia Property Management firm to lease out their properties but the obvious similarities stopped there.  One client retained us to lease a newer very large home, was moving for a great job opportunity, had a young child, wanted to “wait” for the right tenant and asked as many questions about many topics.     The other client retained us to lease a very modest, older condo, was moving for medical reasons, no children, wanted us to rent the property as quickly as we could and asked very few questions seemingly to like us instantly.    Even culturally the two clients were very different.    Yet, they were the same.  In conversation they were both very warm a...

  This view rented 48 hours after being listed! If proof was very needed that Delgado Property Management gets results, than add this to the list of “proof.”                         Not only did the property rent in 48 hours, but we also had several applications received.  This suggests that our marketing, photography, leasing agents talents and everything else are working well together in a seamless system.  It takes dedication and time to develop the systems to produce these types of result.  The client had considered another company in town, but is now glad he chose Delgado. Not all Benicia Property Managers are created equal!

  We all have our favorite authors or books.   I have to admit that one of my childhood favorites is "Go Dogs Go" by the esteemed Dr. Seuss.  I've read books as varied as War and Peace, or East of Eden but somehow none have supplanted the good Dr. Seuss and his book.         Only recently I made a connection that relates to what we in the AR community all do for a living.  No matter the complexities of new laws, software, financing, inspections, etc and whether we sell homes or lease homes we have the common denominator of needing to make a connection with our customer and "close the deal."        We need to provide a home that the buyer or renter likes.... Loyal Renters in Benicia Property Management   At Delgado Property Management we have noticed something in the past year or so.   I'm into sure if I can call this a trend just yet, but we've had several renters insist on staying with Delgado as their property management company even as they decide that they want/need a different rental home.  The specific reasons for moving vary but include needing more space, wanting a single story instead of a two story and so on.  Yet the one constant is that they insist on renting their new home from us, even though there are several other firms in the area. We have always modeled our business around taking care of residents since we see this as the best way to maintain long-term renters and better-kept properties- both of which benefit our clients....
