Trying to submit an offer and my laptop crashes….. Today was a stressful afternoon, my Windows was running slow, so I tried to reboot a few times finally I got annoyed and figured I shut it off…keep in mind I am about to submit an offer on a $5.3million dollar listing.  As I am about to shut down, Windows tells me that there are”... 14 updates…”  generally that is a 15 minute maximum event…Not today it took two hours to finally update the 14 updates. When the computer shut off, I immediately turned it on and that is when trouble started. Numerous attempts later it was clear that the Windows update killed the laptop. Now it has been 2.5 hrs and I am overdue to submit the offer. The good news was Diane left her laptop at home so I called to see if I could use hers…. 45 minutes later offer...

Bel Air -Holmby Hills, CA 90077 Market Update! Prices are skyrocketing or should I say are in stratospheric numbers. If you were to guess I am confident you would not get this question right. What do you think the month over month price increase was compared to last year in Bel Air, CA? OK I guessed around 55% per cent price increase. Clearly I was wrong. These numbers are a perfect example how hot the Greater Los Angeles Real Estate Market is… As you know I have written about other parts of Los Angeles, but have not focused on these prices. Now with this introduction let us look at the actual numbers:      Here it is 94% Increase I said it now just look above!!!   If you are a consumer who is considering buying or selling a home, investment real estate, vacation homes, or beach propert...

Bel Air – Holmby Hills, CA the coveted 90077 Zip code Most people consider Bel Air- Holmby Hills as one of the more affluent pocket’s of Los Angeles, CA. Clearly they get the idea with good reason, since Elizabeth Taylor, Ronald Reagan and the Frank Sinatra called Bel Air as their home for most of their lives, it is not a misconception. These are just a few names of the many affluent residents I am name- dropping, because I am trying to keep the rest private. Amazingly enough Bel Air consists of less than seven square miles of Real Estate. Just one of the many interesting facts that most people do not know about Bel Air is, that the average age of Bel Air residents over 50 years of age. This is much higher than any other part of the greater Los Angeles. Clearly there are a disproportion...

Did you know that Green Homes are worth more? Ten years ago I remember having a conversation with a couple of developers and the subject was how much more will a “green home” sell for compared to a regularly constructed home? We were brainstorming the concept in a coffee shop and the developers were pioneers in Green Construction. I really did not have a true feel for how much more we could sell the home and told them as well. We suspected that it would be worth more and progressive buyers, particularly forward thinking buyers from the entertainment industry would be willing to pay more for these green homes. Well fast forward to 2012 and amazingly there have been many studies done since then. Some by the University of California not only in Los Angeles but also in Berkley and they dete...

Blood Moon: April 15th 2014 also known as a Full Lunar Eclipse! This phenomenon has brought out to Griffith Observatory in Los Feliz, close to three thousand curious Moon Watchers. Just in case you did not know Los Feliz is a part of Los Angeles and also is home to the Greek Theater.  For me this occurrence has brought back some wonderful childhood memories to the time when my father took me to an observatory and I was able to see my first full lunar eclipse. It was especially exciting that I was allowed to stay up late and be able to go with my father to see the Lunar Eclipse. While we were waiting for ‘the big moment’ he introduced me to different stars to and explained how they were named based on their shape and brightness. That is when I learned about “The Big Dipper”  it was a ver...

The Bel Air CA 90077 Luxury  Real Estate Market Report  Update!   As most of you remember about 23 days ago I wrote a Luxury Market Report about Bel Air, CA. In case you missed it I am enclosing a link to it here (http://actvra.in/Wxk ) as you know I indicated that the market was on fire.   Needless to say there has been so much mixed misinformation not only in the Media, but even some Bloggers who have bought into the mixed message. Hence I felt obligated to give an update of the Bel Air, CA Luxury Real Estate Market. Currently there are 76 Active Listings on the market for sale.   In addition there are 17 Properties in Back up Offer Status. In other words they are still accepting back up offers.  Two are on Hold Status (usually a sign of a Short Sale)   Twenty one (21) Properties are ...

How is the Bel Air, CA Luxury Home Market? The short answer is it is very active! As most of my readers know I have written how the Beverly Hills, the Beverly Hills Post Office and the Malibu Luxury market is doing. Hence I thought I do an analysis of the Bel Air Luxury home market as well. As I have written previously,  there were many famous residents of Bel Air, without too much name dropping, Frank Sinatra, Ronald Reagan, Elizabeth Taylor to name a few. So with that said you will get an idea of the desirability and price factors. As of today there are 73 Active homes on the Market in Bel Air, CA. of this number the highest priced listing on the market is available for $125,000,000.00 and the least expensive home in the coveted zip code of 90077 is in the market for $715,000.00. So i...

Happy July 4th to all. In the month of June of 2011, I had a Realtor call me up and wanted to argue about the lab results with me.  She was the sellers agent and was very agressive trying to get her way.  I was nice to her but I told her that we took the samples and sent the samples off to the lab for testing and we have no control of what the out come of the results are.  She proceeded to tell me that she had no had a sell in a home in an long time and needed the money from the sale of the property.  I informed her that one of her options would be to  call the lab if she wanted to argue about the results since we did not perform the lab testing. Here is my question? Why do some Realtors look at home inspectors and mold inspectors as the enemy? Are home inspectors and mold inspectors no...

Is Candy Spelling's $150 Million Mansion About to Be Sold? The Wall Street Journal reports that "The long-running drama over the sale of the highest-priced home in the U.S. appears to be heading to its finale". The wildest thing about this news is that the Buyer is a 22-year old heiress - Petra Ecclestone. Petra Ecclestone's father is the British billionaire and Formula One racing boss Bernie Ecclestone. Petra Ecclestone also has a six-story house in London, purchased for £56 million ($90.9 million). Ecclestone has been described as "one of the most spoilt girls in Britain," according to the Daily Mail.

The Wall Street Journal reports that "Zsa Zsa Gabor is about to get a real-estate agent". Several months after saying they want to sell their Bel Air mansion on Bel Air Road, she and husband Frederic Prinz von Anhalt (who back in 2007 claimed to be the father of Anna Nicole Smith's baby) don’t appear to have found a buyer.     “There have been a lot of agents and real estate brokerages fighting for the listing,” according to von Anhalt’s attorney. In January this year Zsa Zsa's husband (who appeared quite eccentric in a recent YouTube video), said they wanted to sell the home for $28 Million. TMZ reports that the new List Price will be $16 Million - a huge price reduction since the "Private Seller Listing" only 4 months ago .... but still a hefty price tag for a property that appears to...

When selling a house, especially in Massachusetts or New Hampshire, the photos of the home make a big difference. Why? First, 87% of buyers are shopping online for their next home according to the National Association of Realtors. In the days before online MLS search capabilities, the only way a consumer could get a feel for a home was to drive around all day with their agent looking at properties. Today, the consumer hops online and can look at twenty or thirty homes in a matter of minutes just by sorting through the online photos. If you don’t have great photos of the interior, exterior, and even street views of the property, you may be a severe disadvantage. The more photos, the more opportunity for a consumer to find something they like about the property. If there’s only one photo ...

What is a short sale? This release from NAR just today… Banks and mortgage servicers are taking more time to foreclose on defaulting home owners–a process that can take up to 2 years now, USA Today reports. A backlog in foreclosures has occurred within a number of the nation’s banks, triggered by the large number of home owners defaulting on loans, a lengthy review process for loan modifications, and recent lawsuits that have accused banks of improperly filing foreclosure documents . Meanwhile, defaulting home owners are being allowed to stay in their homes longer. In December 2010, the average borrower in foreclosure went 507 days without making a mortgage payment, according to LPS Applied Analytics. (Prior to the housing crash, the norm was considered 250 days in default.) Diane Pe...
