Look how cute this is! I love this "car"!! After a great day driving round trip from Pismo Beach to Carmel, mom and I ended our day in Avila by the ocean. We had wine in the sun and waited for my daughter and her best friend to join us for dinner. After we parked, I saw this adorable little golf cart "Woodie"....what a great life must accompany this vehicle!!! Can you imagine taking this little cutie to the beach on warm evenings for sunset? I can...and today was absolutely beautiful. Warm and sunny. Perfect.

Avila Beach is considered, perhaps the most sought-after beach town in San Luis Obispo County, due to its location and very limited supply of homes. Traditionally, Avila Beach has held the highest median sale price in the county.  A review of the home sales and sales prices from 2005-2009 showed that Avila Beach had not been immune to the housing crisis and financial breakdown. The median home price rose by 10% in 2006, and had dropped year over year since 2006 to a low of $631,800 in 2009.  This reflected a cummulative decrease of 32% over the four year period.  The number of homes sold was irregular.  The even years of 2006 and 2008 produced lower numbers, i.e. 16 and 18 home sales respectively, while the odd years fared better.  33 homes each were sold in 2005, and 2007.  In 2009, 27 ...

Sunbathing sea lions at Avila Beach   One of our favorite things to do is to pile the dogs into the car and drive up the coast to Avila Beach and grab some oysters.  There are some local spots on the pier or in town where you could get them at a restaurant, but we prefer to buy to buy our own.  You can still drive your car to the end of Avila's historic wooden pier (although parking can be tight), and the dogs love the view from the car window.  The seafood market usually offers at least two varieties of oysters (among lots of other seafood choices) and I prefer to buy the smaller ones when eating them raw.  Once you reach the end of the pier you might also notice a crowd gathered to spy the sunbathing sea lions at the end of the dock.  This is all a part of what makes living on the C...

What is a CMA, anyway?  If you own a house, you probably hear that term tossed around by real estate agents, but is it? CMA stands for (any of the 3 below): Comprehensive Market Analysis Competitive Market Analysis Comparable Market Analysis It is a report that provides you an approximate value of your home, along with other statistics.  Realtors® will usually provide you a CMA when you interview him/her to list your house for sale. A CMA includes a list of houses in your neighborhood that: Sold recently Are currently for sale Are in escrow Were withdrawn from the market And statistics should include: Number of days on market Price per square foot Sold price compared to asking price In addition, a CMA may include a map, school information, crime rates, neighborhood services, and other l...

It's important to choose the highest quality neighborhood when buying a house. Why? It's not only good for you and your family, but you will realize the highest increase of appreciation. In other words, your property value will rise faster in a better neighborhood. Why does appreciation matter? Because when you later sell or rent out your house, you'll command the highest prices. By attracting buyers and renters who are willing to pay more, you'll realize more profitability. When you sell or rent your house, you want to receive the highest possible value. If your house is not competitive, it can sit on the market without activity. Now, how to find that perfect house in an unfamiliar neighborhood: 1. Streets. Good signs include curbs and gutters, sidewalks, street lamps, short streets, a...

There were 18 sales reported on the local MLS in Avila Beach in 2008. The lowest re-sale was a $300,000 manufactured home in Indian Hills, an age restricted park in San Luis Bay Estates. The monthly association dues on that 38 year old unit are about $285. The most expensive home sold during that time period was a 2 bedroom, 3 bath, 2800 square foot home in San Luis Bay Estates which sold for $2.3 million. The average price was $763,500, with an average days on market of about 4 months, and selling for abut 97.4% of list price, for about $407 per square foot. There were no short sales or foreclosures reported, so unlike the cities in southern San Luis Obispo County, the 2008 Avila Beach market remained untouched by foreclosure activity. A title insurance policy is your best protection against potential title defects, which can remain hidden despite the most thorough search of public records and the most careful escrow or closing.  You don't want problems from prior ownerships to interfere with your rights to your property. And you don't want to pay the potentially ruinous cost of defending your property rights in court.  Title insurance is a MUST when buying property - it transfers your risk and liability.  Your Realtor® will ensure you receive title insurance upon closing.  For more information, contact your local title or escrow company. "70+ Ways to Lose Your Property" by not securing title insurance is available at First American Title's web site www.firstam.com/fatic/html/cust/1150.html .  Join my NEW group for pr...

I am posting from Paso Robles and very happy to tell you that the Bonnie Raitt concert on Sunday was a great success.  We went with another couple and came fully prepared with long sleeves and jackets expecting 60-degree weather.  Turns out it was high 70's with no wind at the beach...  What a beautiful day, except we were roasting out in the sun with no shade.  We parked outside of the event only to find out that the charge to park was only $5.00.  As a result we probably walked a mile each way to the venue and back.  Take my advice:  If you ever go to an event at the Avila Beach Resort, pay for parking...  It is well worth it. Jude Johnstone, a local artist, opened the show with very relaxing and enjoyable music...  Ian McPhee's Restaurant from Templeton provided a pretty good select...

Avila Beach is one of my favorite towns on the Central Coast of California in San Luis Obispo County. Located just off the beaten path of Highway 101 between San Luis Obispo and Pismo Beach is a country beach town with sandy beaches, orchards, resorts, sulfur springs, and a charming little town you don't want to miss.Avila Beach is right next to Port San Luis Obispo and the Avila Beach Pier. The area suffered an oil leak in 1998 but since the massive cleanup that removed tons of soil, sand and oil this beach front town has been totally renovated and become one of the most popular beach towns on the Central Coast. My family and I frequent this area to go to the Avila barn which provides apple, and peach picking in their seasons, animals for the kids to pet and look at, and then to go to ...
