Does anyone out there recall the inflation and stagnation of the 1970's and early 1980's? Just look around and you can see inflation from the supermarket to the gas station. The Fed. had to raise interest rates to 15% plus just to get rid of it.  Well it's back!  We are looking at rising prices and lower wages, combined with high unemployment.  The Japanese have been going through stagnation since 1990, and it looks like the rest of  the world will follow.  Next to drop is China, with its ghost towns build just to increase GDP.  Then there is the Euro Zone and its social welfare "nanny state" that no one can afford.  Wait until all these bubbles pop, and they start to print more money to fix it!   Home ownership is at the lowest level in 17 years, and the drop has been the largest since the Great Depression. The percentage of Americans who owned their homes has seen its biggest decline since the Great Depression, according to the U.S. Census Bureau. The rate of home ownership fell to 65.1%, and is 1.1 percentage points lower than it was in 2000. The San Luis Obispo County property market is really heating up!  We have been involved in 3 bidding wars in the past 2 weeks.  And all the prices are going at above asking.  We have been warning our buyers that they have to step up to the plate and offer more than asking.  The only exception is the million dollar plus properties.  But that market is starting to improve too.  Yet no bidding wars! On our web page www.myslohomefinder.com we have seen a 60% increase in hits from buyers seeking properties.  About 50% of these hits are from out of the area.  This county has gain a lot of popularity due to the climate, clean air and lack of traffic.  We have seen some of our local wineries bought up by foreign interests, mostly Asians.  So for all you buyers out there, don't sit on the fence....

We received an email from a large asset management company that we should gear up for more BPOs and foreclosure activity.  From what the email said they want us to get ready to do the BPO and foreclosure deals, and expect more activity. The average mortgage rate for 30 year fixed mortgages nationwide is 3.62%.  It has been slowly climbing due to the perception that we will be looking at higher inflation in the future.  Just go to the gas station, supermarket, or look at the housing and rental market.  But the Feds. have changed the way they measure inflation so food and energy don't count.  We all know that inflation is higher than the stated rate of 2%. It appears that the unemployment numbers are dropping!  Housing and rent prices are going up!  And we all know that food and energy are shooting up!  So these are all signs of inflation, and when inflation spikes up, the Fed is going to have to raise the interest rates.  Get ready for it!  It's coming!  Just had a client get a sweet deal.  My client had to rent it for awhile since they can't move until next year.  Their total payments with PITI comes to about $1,400 a month.  They were able to rent it for $1,900, and they had about 14 calls from applicants. How fast times change.  We have gone from a buyers market to a sellers market in a little over a year.  I told many buyers that it was time to buy for the last 2 years.  So listened and some didn't!  I remember talking to one of my buyers a year ago that it was time to buy.  I showed him several houses, and he said "I just talked to a friend who said that we have another 20% to go down!"  I laughed and I asked him if his friend is a realtor, and he said no.  Go figuire!  Is it better to listen to a real estate professional who has been in the market for years, or listen to a "friend".  I told him maybe we can talk when the market is 10% up!  Which is what it is now!  No call!
