According to a recent survey from Foreclosure Radar, a leading web-based research firm that monitors foreclosures in California, the number of foreclosures in California decreased in December '09 as compared to December '08. When comparing SLO County to other counties with in the state, however, the number of foreclosures actually went up when comparing December '08 with '09.  However, when comparing the volume of foreclosures in San Luis Obispo County with other counties within the state, SLO County barely registers.  This, in large part, can be credited to the county's geographic location, but most importantly, to its ridged control over growth. Today I decided to get away from my desk and my short sale transactions and take my dog to the beach.  This is part of my new year's resolution, which is to take more time for myself and my family.  So I loaded up the car, went to Pismo Beach, north of the pier, and joined other people running, walking, surfing, some with dogs, some not.  As I saw the many hotels and inns along the sand, I was reminded that many people come "HERE" for vacation.  And as I walked along chatting with people, most all of them were from out of town.  Located on the Central Coast, we have climate very similar to the Mediterranean.  Monarch butterflies even vacation here on their travels between Canada and Mexico.  Pismo Beach is part of the Five Cities which are small towns that are all attached and south of ...

  If you are looking at a "short sale" home to purchase in Arroyo Grande, but the seller (or borrower) has a 1st trust deed and a 2nd, the likelihood of both lenders working out a solution is slim to none-particularly if a home's value has continued to diminish during the short sale process (typically 6 months or longer).   So you know, a successful short sale on a home with both a 1st and 2nd trust deed is entirely contingent on the 2nd trust deed recouping a minimum of 10 percent on the current loan's balance.  Furthermore, the actual close-of-escrow-ratio of homes being sold through a short sale process is less than one percent.   Don't confuse REOs or Foreclosures with Short Sales.  For more information on the pitfalls of Short Sales,   Click to read my entire Short Sale Advisory  ...

Study finds walkable neighborhoods command price premiumsA new study says that homes located in more walkable neighborhoods command a price premium over similar homes in less walkable areas.   The study, "Walking the Walk: How Walkability Raises Home Values in U.S. Cities" was commissioned by CEOs for Cities and conducted by Joe Cortright using data from Walk Score and ZipRealty.   Key findings include: •·         In 13 out of 15 metro areas (sales data provided by ZipRealty), higher levels of walkability were directly linked to higher home values. •·         In the typical metropolitan area, a one point increase in Walk Score was associated with an increase in value ranging from $500 to $3,000.
