I have a 203k question On a house built in the 30's; the stairs to the second floor, which has 3 rooms, is only 28" wide.  Can that be grandfathered in or will it need to be increased to 36". Grandfathered... Years ago I had one that had 10" stair treads, to correct it would have cut off the hallway and put you into the bathroom. HUD engineering told me it was grandfathered and we didn't have to bring it to current standards provided the stair treads were all uniform in height.  I my instance the living area was clearly predicated on those upper rooms.

The American Canyon May 2014 home sales report reflects a steady southern Napa County real estate market, where prices are generally flat and homes are taking a month and a half on average to sell.  Sixteen homes closed escrow in May. VA Home Loan With Zero Down Up To $592,250 Purchase Price In American Canyon CA American Canyon CA - Did you know that qualified veterans can obtain a VA home loan in American Canyon CA with zero money down up to a sales price of $592,250?  This limit is for VA home loans closed in American Canyon CA from February 28, 2014 through December 31, 2014. The American Canyon March 2014 home sales report reflects a steady southern Napa County real estate market, where prices are generally flat and homes are taking a little over two months to sell.  American Canyon continues to be one of the most affordable communities in the south end of Napa Valley with most homes priced under $400,000.  Two short sales and one foreclosure sold in March. As prices continue rising in the new year—albeit at a slower pace—investors will begin to ease back from the purchase market, but repeat homebuyers will be there to pick up the slack, according to Trulia’s predictions for the housing market in 2014. “2013 was the year of the investor, but 2014 will be the year of the repeat homebuyer,” said Jed Kolko, chief economist at Trulia, in his 2014 forecast. Can you replace a septic system using the FHA Streamlined k? Woops, it was a trick question Actually the answer is NO, a  big NO. You CAN however replace the septic system using the "FHA Standard or Full 203k" just not the Streamlined k yet I was just on the internet looking at some sites and found that there were several lenders telling the world you can use the Streamlined k for that repair or replacement.  Septic systems are considered "structural" in nature and therefor don't qualify for a Streamlined repair or replacement. The American Canyon home sales report for June 2013 reflects the improving market throughout the North Bay and Wine Country, though this community on the southern end of the City of Napa still has several short sale and bank-owned homes on the market.  Of the 19 homes that closed escrow in June, six were on the market 30 days or less and seven were on the market longer than 60 days.
