July 9, 2012 - - -Of course, this is a small exaggeration.  But it really “feels like it” to Buyers.  Ask any Buyer!  Today we only have 65 Homes for sale in Aliso Viejo, without an accepted offer!  That is down 12% in 13 days!  Compare this to a normal of about 200!   Sixty five is the lowest number for Sale that I’ve ever seen! June 26, 2012 - - - Inventory continues to be nil in Aliso Viejo.  There are only 74 residences For Sale without an accepted offer – pretty amazing considering there’s almost 50,000 people who live in Aliso Viejo!   Demand remains high at 117 new escrows per month.  I believe the number would be much higher if there was something to buy, especially if we had more places under $413,000 For Sale.    Aliso Viejo Listings by Price as of June 26: Less than $350,000 = 10 residences - 14%, down 9 more percentage points since June 12! $350,000 - $475,000 = 24 - 32%, UP 7 points! June 18, 2012 - - - The big story in Aliso Viejo Real Estate is nothing is for sale!  Talk to any friends who are trying to buy something here.  You will hear many stories of being outbid multiple times.  You will hear stories of town homes and houses being available for only 1 or 2 days!  Things loosen up a bit with homes asking $600,000 or more.   I live in Camden Park.  We have 157 town homes in this development.  We usually have 3 or 4 for sale at any given moment.  Today there is only 1 for sale!   Just north of me is San Simeon, with 161 houses.  They too normally have 3 or 4 for sale.  And there too, there is only 1 for sale!  That house has been on the market only 14 days.  As of 2 days ago they have 4 offers and the House will most likely sell a little over asking Price!   I fo... 06/24/2012
