The seller has an FHA loan.  Why do you care? Recently, I listed an Aliso Viejo condo.  The seller had FHA financing.  As the listing agent, why would I care that the seller has an FHA loan on the property?   There was an FHA rule in place at the time of the loan that when the property sells, the seller must pay the full month interest payment no matter what day of the month escrow closes.  In the case of my nice condo seller, the interest payment amounted to $805.91.   We received an offer on the property.  A seller counter offer was written with a provision that should escrow close after the last day of the month and the delay is not the fault of the seller, the buyer agrees that the buyer shall pay the interest charge for the month.   The lender said they'd easily close on time and l...

Nice People and Other Unexpected Things in Real Estate   As I'm about to close on a condo listing on 128 Sandpiper Lane in Aliso Viejo, I reflected back to when my client bought the  condo in 2008.  There was a great series of events that happened that wouldn't have happened if the people involved had been different. When my client was a buyer, we looked at several different condos.  He decided on the one and decided to make an offer.  I suggested an offer price.  He was afraid it was too low, but went with it and issued me a stern warning.  "You'd better not lose this place." The listing agent called me and verbally said the seller was going to accept the offer.  In real estate and most other things, verbal is interesting but not particularly noteworthy.  You've got to have it in writi...

More Buyers!    When a buyer wishes to obtain FHA financing to purchase a condo, the condo community must be FHA approved to allow that to happen.  Many homeowner's associations don't understand the importance of FHA and VA approval or that they must take action to get the community FHA approved.   I had a great listing in Aliso Viejo on 26 Florentine in the community of Tivoli I.  One of the nice board members visited the open house and we got to talking.     I mentioned that FHA approval would be really beneficial to the neighborhood.  She asked why.  I explained that the buyer pool is much greater and values may even tick up a bit with FHA approval.     I was very impressed with this board member because she understood the value to the neighborhood, took the information and ran with ...
