There were a total of 29 closed sales comprised of 17 Standard Sales with the balance either Bank Owned REOs or Shortsales. In my last blog, I wrote about a L/A who did a poor job. He was hired to do a job for his client, the sellers, and completely underperformed. Sellers, here is a piece of advice for your sake. If your L/A is not performing; if he is not returning your phone calls; if he is not updating you on the status of your listing; if he is not advertising to move your listing. I have good news for you. You DO have OPTIONS. There is one option that I would highly recommend. FIRE them! Just say it like Donald Trump (even if you don't have the same hairdo as his). There seems to be a lot of discussion about the contractor not requiring a license for a 203k loan. Any time you have a contractor on the job it is my opinion and many lenders agree that they should be licensed. If your project requires permits and your contractor isn't licensed the home owner must take out the permits. If there is any electrical work or work that could cause personal harm then why wouldn't you want a licensed contractor? We have always offered a list of potential contractors to our clients. Are short sales and REOs a great way to pick up cheap property? Sometimes, but not the way most people generally think. There are 76 properties for sale in Alhambra currently reported as "active." Of those 76, there are a few that have been coded as "short sale" and "real estate owned." The following properties may not be the ONLY short sales and REOs in Alhambra right now. When I was growing up in a neighboring city, something that was topnotch was deemed A-1 by my mother. Alhambra is certainly A-1 in many areas in my book. Seniors really Count as evidenced by the number of programs and housing units. One of my dearest friends, at 90+, is still volunteering at the Joselyn Senior Center and she takes her job very seriously and lovingly refers to others as "elderly." The Joselyn Center offers such a wide variety of programs it would be unlikely that you wouldn't find something of interest to you personally.

               The New Alhambra Library 2008There is a new construction for the Alhambra California library for 2008. Alhambra is a city located in the San Gabriel Valley, approximately 10 miles east of Downtown LA. A company based in Tarzana, CA, Sinanian Development, Inc., was selected by the City of Alhambra to complete the construction of the new Alhambra Civic Center Library. This is located next to the City Hall and is currently being built at 101 South First Street in the city of Alhambra. This is a nice change as the old library was rather old and has limited parking.
