I am going with a client and friend Derrick Mobey( no relation to Mobey Dick,  Derrick is better looking even at 76!).It'll be a great photo opportunity for Derrick and I armed with our Pentax Digital SLR's which we both enjoy..I now realize I need a telephoto lens for photographing Ships etc,who would think of that, I just need a wide angle lens for house shots right! Here's a few photos we have taken already this week, leading up today....

By Victoria Realtor Fred Carver. Clients That Care Love Realtors That Care.....Show Me Your TestimonialAfter selling one of my clients home through my Internet Blog marketing efforts(3 offers and Sold $13,000 above asking in 2 days), I now set in motion to find this client the home of their dreams. We spend several weeks looking at homes, none seemed to fit the Bill. Last Weekend a Fellow Realtor in my Office said "I'm taking you to Seattle to See a Mariners Baseball Game"(I helped one of his clients Buy their dream home last Summer while he was away). The Morning before leaving for the "Clipper" (Ship to Seattle) I did a Victoria MLS Home search of New Listings. I saw one I knew my Buyer would love to see and probably Buy. I phoned a fellow Realtor to arrange a viewing while I was out ...

Victoria, BC the jewel of Vancouver Island  and located on the southern tip, boasts the mildest climate in Canada, having pleasantly warm summers and mild winters. The Pacific Ocean is at your doorstep ... what better place to live? Selling Real Estate in Victoria has become my passion, and it is where I meet people from all over North America as well as those from Europe. Most overseas clients come from the UK. While the rest of Canada sees a record influx of immigrants from Asia and the Middle East, Greater Victoria continues to attract its traditionally strong base of people from the USA and the UK. This is according to the Language and Immigration 2006 census data, which shows the percentage of foreign-born population in Richmond, Burnaby and Vancouver was 60%, 50% and 40% respecti...

The City of Victoria has an exciting maritime history. Victoria's Inner Harbour, on Thursday, June 26, is the venue for the spectacular Parade of Sail, which kicks off the Victoria Tall Ships Festival. There will be at least 24 Tall Ships with their sails billowing and according to estimates from the festival director they are aiming to attract 40,000 paid visitors. Ships that have been used in movies, the ' Bounty' (a 54-metre sailing vessel), the 'Nina' (a replica of the 15th century ship of Christopher Columbus) and 'Lady Washington' (112 ft. replica of the privateer sailed during the American Revolution, and used in the Pirates of the Caribbean) are three of the Tall Ships  seen on the big screen. The ships will be open for boarding at various times on the Friday, Saturday and Sund...

I was just reading about real estate sales in Toronto. Everyone has been predicting a down-turn to follow the USA but an article by Lynda Leatherdale used a condo development at Bloor & Yonge to show that is not happening. The penthouse suites were priced at 2 million when they first went on the market and now they are up to 8 million and the building has not even started yet !!!!!!   Are the same investment opportunities available in Victoria? Here is what the Victoria Real Estate Boards stats show:The average price of all condominiums sold in April was $325,975; the average for the last six months was $328,915. The median was lower at $294,900. The average price of all townhomes sold last month was $420,658; the six month average was $440,364. The median price was $407,450.MLS® sales l...

Craigdarroch Castle, Victoria, BC There are two castles in Victoria, BC: Hatley Castle, built in 1908 for James Dunsmuir, of the famous coal baron family, and now the home of Royal Roads University; and  Craigdarroch Castle in  Victoria,  British Columbia, Canada . Craigdarroch was built in the 1890's  as a family residence for another wealthy Dunsmuir coal baron Robert Dunsmuir. Victoria is also home to the narrowest street in North America, Fan Tan Alley, located in historic Chinatown. As to Cabbages ... there is a wonderful Marine Park named Cabbage Island, located off Tumbo Island and is part of the Gulf Islands National Park Reserve.

We have the most wonderful Bog in Broadmead, a small community in Victoria, BC. The Trail winds around the Bog for a few km - See what the RBCS has to say about it:Rithet's Bog Conservation Society (RBCS) is a registered non profit Society dedicated to the care and stewardship of the Saanich Park, known as Rithet's Bog Conservation Area which was donated to Saanich by the Guinness family of Britain in 1994 and was subsequently zoned as a nature sanctuary by the municipality. Since that time RBCS has worked closely with Saanich Parks as an advisory body on matters pertaining to the health of the Sphagnum community in this last remaining peat bog on the Saanich Peninsula. The human history of the area is a major part of the extensive educational material developed by RBCS.RBCS is a Federa...

Real Estate Market Offers More Choices for BuyersApril 1, 2008 Real estate buyers in the Victoria area have a growing number of properties from which to choose. The total number of properties available for sale rose to 3,591 in March - a 17 per cent increase over March of last year. Victoria Real Estate Board President, Tony Joe, says the return to a balanced market is good news for both buyers and sellers. "With more properties available for sale, buyers now have a greater choice, but the continued demand for homes and steady prices mean sellers can anticipate strong interest in properties that are realistically priced." There were 707 sales through the Victoria Real Estate Board's Multiple Listing Service® (MLS®) in March, down from the 833 sales in the same month a year ago but up 14...
