Glen Lyon Cascades may be the newest subdivision in Prince George if rezoning is approved.  The current Agriculture/Forestry zone may be changed to residential categories for single and multi family housing.If the rezoning goes through the subdivision will eventually house 1300 people in an area of 66 hectares.  368 family dwellings and up to 396 multifamily units (based on 60 units per hectare)  will make up the new neighbourhood.The subdivision is expected to take 8-10 years to develop completely, with approximately 30 lots per year being built on.Glen Lyon Cascades will be situated behind the Lafreniere and St. Lawrence subdivisions. Illustration from www.opinion250.com

Real Estate In the first six months of 2007, 952 real estate properties (all types) changed hands in Prince George, worth $197.2 million. This value is significantly higher compared to the first 6 months of 2006 when 962 properties worth $153 million were sold. The average resale price for a single detached residential home continues to increase, with the year-to-date average price being 28.61% higher in the first half of 2007 than in the same period in 2006 ($241,563 compared to $187,830). New home prices also continue to climb; the average cost of a new home was $337,963 in July 2007, a 1.3% increase over average price for the previous month. The Cameron Street Bridge, or 'The Old Nechako Bridge' as it was previously known, was built in Prince George in 1931.  Prince George was a very different community then, and the bridge was built to span 183 metres of the Nechako River.  Who knew that in later years heavy logging and chip trucks would travel its one lane day and night.The bridge was an important crossing over the Nechako River and connected the northern part of the city on what is now Highway 97 north.  This was also the shortest route linking Highway 16 to Highway 97 and was a major route for industrial traffic.After many years of service, the bridge was closed to traffic in 2005.  The City of Prince George has spent the better part of two years determining what should be done.  The Province has finally agreed to fund ...

On Friday I decided to take the day off and drove 2 1/2 hours with the kids to spend the day at Barkerville.Barkerville is an amazing town which was is located in central British Columbia.  It was founded in the 1860's during the cariboo gold rush by Billy Barker.  During the course of 8 years over 100,000 people travelled the Cariboo Wagon Trail to Barkerville in search of gold. Would you believe this was once the largest city west of Chicago and north of San Francisco?  It's true!   Then   NowAnother smaller gold rush took place in the area around the 1930's.  Barkerville was a ghost town after that until 1957 when the Provincial Government began reconstructing it as a historic site.  Today two 'streets' have been reconstructed, but in it's heyday most miners would have been living in...

It appears that housing starts have declined in Prince George during the month of July.  We are down 19% from July of last year.  Could it be that housing starts are down because people are unable to find tradespeople and contractors to construct their houses?The articles with statistics can be found here (from The Prince George Citizen) and here (from Opinion 250)

Real Estate Remains StrongBy 250 NewsFriday, July 06, 2007 01:16 PM  The BC Northern Real Estate Board reports  home sales  are still high,  although a little off the mark at this time last year.  So far, there have been 3408 sales through the Multiple Listing Service® (MLS®)  in the first half of the year compared to 3421 in the same period last year, and 3011 in 2005.  The value of these properties totaled $635.8 million compared to $502 million last year, and $386 million in 2005.   At month end there were 3515 properties of all types on the market, compared to 3669 last year and 4700 in 2005.  The report does not take into account the  number of private home sales, or sales through  companies like "PropertyGuys.com"B.C. I have just posted and updated my Map of Prince George BC. I have added some schools and other info as well as locations of my listings. I use both google maps and google earth as great tools to help my clients find locations of property as well as become familliar with the layout if they are from out of town. Well Stats Canada just came out with the population figures for Prince George (2006) and they are down from 2001 by 1,425 persons... Can't explain that one as traffic has increased, rental vacancy rates are at an all time low of less than 2.8%, home building and sales are still climbing and corporate transfers to PG are still on the up swing. Prince George Airport, CN Rail are all in expansion mode.I can only think we have a lot of people that did not want to be counted. You know the ones that don't want big daddy government knowing your personal stuff.Anyways.... PG is booming with or without Stats Canada.Have a great day.
