June was another great month for real estate in Prince George.  Our city continues to be in a seller's market as it has been for the first half of 2014. The average sales price has dropped a bit since May, but the highest selling home in June exceeded May's price by a whopping $147,750!  This shows executive homes in Prince George are being built and purcahsed.

Realtors hear it all the time -  "I don't want to lower the price of my house.  If someone is interested they can make an offer"   The fact is you're taking a gamble...      - if someone wanted make an offer they already would have.     - People are nice and many won't offer a substantially lower price       because they don't want to offend the seller.      - Potential buyers who can afford less won"t even see your listing        because they are looking in different price category   Set your price realistically in able to attract the most buyers for your home.  If you aren't getting much interest in the listing then you must reduce your price.     Don't gamble with the listing price and risk you're home sitting stagnant on the market for months on end.

If you are considering purchasing a building lot or other raw land, don't let the snow deter you. Use these tips to discover if the property is right for you. - Get permission to walk the property. Get on those snowshoes and begin walking and looking at the terrain for flat and hilly areas, and local trees and plants that indicate wet or marshy areas. - Obtain an aerial photo and topographical information - Talk to the neighbours as they will quite often know about the property Your Realtor will be able to help you obtain information so make sure to ask.

- If you smoke and plan to sell your home, one of the first things to do is to stop smoking in the house.   - British Columbia has the lowest rate of smokers in Canada at 16.6%. Built in 1921, the California bungalow style home is located at 1624 Seventh Avenue and was originally owned by Dr. Carl Ewart and his wife Tannis. Dr. Ewart worked as the City's Medical Health Officer and retired in 1946.The home was purchased by Hubert and Katharine King who owned the house from 1946 until 1978. Hub King was a prominent lawyer who began his practice in 1927 in Wells/Barkerville. In 1985 the City adopted a new bylaw encouraging the renovation of homes to commercial uses, and the building was renovated into a popular restaurant called Rosel's.   Can you read that?  -37c!!!!  (that is -34.6 F)  But, being Prince Geoge, BC life goes on as usual. We just put on our heavier coats and plug in the vehicles overnight.  Schools, shops and businesses remain open. I did bring our geese and ducks into the heated garage last night as it was a little too cold for them in the uninsulated barn I can say that our winters have become much milder over the years, so it comes as somewhat of a surprise to get such low temps again.... but this is Prince George so we really should expect it.

Senior Citizen have always been special to me and I like to support worthwhile efforts for the seniors in our city.Recently I was made aware of a program hosted by the Prince George Council of Seniors. It is a senior peer support program which is free and confidential. If you, or a senior citizen you know, requires some emotional support or just someone to listen, please call them to set up an appointment. For those of you who do not know, I used to work for Veterans Affairs Canada as a Program Support Clerk and also as a Counsellor. I thought I would do a series about some of the heritage and historical homes and buildings in Prince George.   The first is the Corless House located at 1276 Fourth Avenue.  I thought I would begin here as most residents and visitors will recognize this house located downtown which currently houses the JJ Springer shop. When Realtors write an offer on a home we place subjects in the contract to protect the buyer. One of these subjects is an insurance subject.Even though I always explain the subjects and how they protect the buyer, the other day one of my clients really questioned as to why he needed this subject in his offer to purchase a home. Now perhaps other areas of the country do not use this clause, but here in Prince George it is a standard subject that Realtors place within the Contract of Purchase and Sale.The subject states:"This offer is subject to the Buyer(s) obtaining approval for fire/property insurance, satisfactory to the Buyer(s) on the above mentioned property on or before [insert date].This subject is for the sole benefit of the Buyer."This does not mean that the buyer must get ins...

I have been wondering myself more and more lately how effective it is to print listings and advertise in the weekly real estate guide that is distributed each Saturday in Prince George. Most of us who are subscribers to active rain, obviously feel that a large internet presence is far more effective in regards to buyers searching for listings or a realtor. The cost to print or do radio ads is far more expensive than the tools offered to us online....not to mention, advertising online is much more economical. As realtors, what type of feedback have you been getting from your clients....where do most of them find you? when they search for a house, where are they looking?
