Dec 2016,Inventory currently is under two months with homes priced at $275000 and under. Sellers are seeing multiple offers on homes that are priced right netting them more money at closing.Clean well kept homes are receiving offers over asking price with less concessions being asked for from buyers. We should see 1st quarter of 2017 even stronger for the Tucson market driving prices up another 1-2%The Armbruster TeamRealty Executives Tucson Elite

Here is another fun blog post. This flight was filmed back in April while the family visited grandparents over Spring Break. Earlier in the day we visited Kartchner Caverns and we decided to stop at the San Xavier Mission on the way home. We lucked out, probably since the mission was almost closed, that nobody was round for the flight, except us of course. So join me on this wonderful and short flight and thanks for watching.

I originally wrote this on 9/11/2012. It is STILL very appropriate now, maybe even more so, with all that is going on in the world today.A man named Rick Rescorla tried to tell people about such an impending attack after the truck bombing of the WTC. Long before 9/11 ever happened. He and some associates even volunteered to go to the Middle East and hunt down and kill OBL.There was a documentary shown first on the History Channel called "The Man Who Predicted 9/11". You can Google that phrase and pull up a You Tube viewing of the show. Rescorla was a true hero on 9/11, saving thousands of Morgan Stanley associates. Rick died in the collapse of the South tower on his way back up, to try to get more of his people out. TODAY I REMEMBER RICK RESCORLA as well as all the other people who lost...

'What is Aleppo?' Try and be really honest with yourself.  Until today, when Libertarian Presidential  candidate Gary Johnson really stepped in it on national TV, how many of us had really heard of Aleppo? To be fair, I watch events all over the world, so I personally know a lot about this once large city in Syria.A decade ago Aleppo was a bustling economic hub boasting more than 2 million residents. Its robust history and ancient architecture drew many tourists. After four years of hellish battle, it was estimated last month that the city was home to roughly one-tenth of that number, between 200,000 and 300,000.The media is picking on Gary Johnson. Maybe they should? You be the judge about that. Here is a link to a CNN story about Aleppo, and what goes on in Syria.http://www.cnn.com/2016...

Why Apple killed the headphone jack?It would appear that Apple will eliminate the traditional 3.5mm analog headphone jack on all of its new devices in favor of the Lightning connector or its new proprietary wireless technology. There are many reasons Apple has given for this move. After reading many paragraphs, I read between the lines.MONEY! MORE MONEY!!Whether you end up using Lightning headphones or the wireless earbuds, they’re both going to be more expensive than traditional headphones, which plays right into Apple’s "premium products" strategy.Sorry, I just had to voice my opinion, unsolicited as it was!If I can ever provide more information about Tucson AZ real estate and surrounding areas, the housing market, or otherwise assist you, friends or family in a home search, please con...

Little details can make a big difference in how the public perceives your home.  When putting your home up for sale, there's a fine balance between appealing to the mass buyer and helping your home to stand out. This is one of several "same-color" stamps that embellished the cement floors of a recent open house I held open here in NW Tucson. This helps solidify the "ranch" theme of this Santa Fe Home. The chillies are repeated in the wood beam entryways into the great room.Although a cozy powder room, this sink and tile detailing help to make it singular.Even the light switches are lizard friendly.  :)How about a little sunshine in your shower? What do you think?  Do you believe buyers will remember this home while searching for Ranch Homes for Sale in NW Tucson and Marana? This lovely home ...

Continental Ranch, the master-planned community along 1-10, 20 minutes north of Downtown Tucson, is also home to the Active Adult Neighborhood of Sunflower and mostly gated neighborhoods of Continental Reserve.  Close to amenities and transportation -- the area is a real estate hotspot.Inventory is down - 38% from a year ago - and yet demand is high.  For sellers with an average home in move-in condition - this means quick sales.  There were 24 closings this past July, and currently there are only 26 homes on the market!  You can get the idea!Months of inventory - meaning how long it will take to sell the current homes for sale in the current market, average just over one month.  Median price in the area is $191,450.As a buyer, this means when homes come on the market -- you must move f...

Thinking of moving to Tucson, AZ but worried about weather in the SWDesert? Personally speaking,  I'll take our high temps over hurricanes, tornadoes, tsunamis, earthquakes and the like.  We do get our own Desert 'brand' of weather, however, so with full disclosure, I'll include a couple of links. Here's an idea of what monsoon rain is, versus a summer rainstorm.  Great photo collection online! Ever hear of a haboob?  Ever try to drive in one?  Think "Hidalgo" and you're close:  Haboobs in Arizona What I see doing the most damage to property, trees, and affecting driving safety are the Micro bursts.  It's like a giant dumping a pail of water onto the earth, and whoosh.... But down to some serious numbers regarding the summer sun, there was a record in 1994 where Tucson had 99 days where ...

The Swamp cooler, aka Evaporative cooler, is a part of many homes built in the metropolitan area of Tucson.  However, 80% of homes currently active and for sale in Tucson do NOT have evaporative coolers. What is evaporative cooling?  Think...getting out of the pool on a hot day and feeling "cold"According to my research, Egyptians hung wet blankets across their doors and the royalty had servants fan them across jugs of water!  So...the idea has been around a long time.In order to work well, "Swamp coolers" need a dry and hot climate.  Swamps, for example, are a bad place to have a swamp cooler.  Why, you ask?  Swamp coolers add humidity to the air - great with a "dry heat"  but not so great in humid areas. Why have evaporative cooling?  Evaporative Air Systems offer an eco-friendly, healt...

I've mentioned termites in two of my posts this past week and thought I ought to catch ya'll up on the current situation of Termites in Tucson.Fact:  They haven't gone away Fact:  They can be controlled with regular pest serviceFact:  I wrote about them back in 2011 and there are some amazing photos in this posting.Moving to Tucson and concerned about termites?  According to information provided by our local termite treatment vendors -- Tucson has two common termites, and even one of those is way more prevalent than the other. There are those that fly - and the subterranean ones that go after dry wood. Desert = dry wood, so you can quickly guess which ones pose the most problems here in Tucson. What does that mean you say? Again, most of the time, exterior damage is most commonly found, ...
