Take this quiz to see how your lifestyle is impacting upon our planet and its resources. Tucson, like much of the rest of the country, is offering numerous earth-friendly alternatives in home construction. In an effort to lessen the ecological footprint we all leave behind, there is a wide range of options available from simple solar energy conversion to rammed earth and straw bale construction. Rammed earth and adobe structured walls lessen the heat/cold transfer from the exterior to the interior of the home, thereby making internal temperatures more stable and less costly to maintain at comfort levels. Tucson, like most arid climates, experiences vast temperature variations between daytime and night temperatures for most of the year, excluding the Monsoon in summer late June-August. F...

Predicting the housing market is a combination of subjective and objective evaluations.  It's like looking into a crystal ball. Subjectivity From Wikipedia, the free encyclopedia Jump to: navigation, search In reason, subjectivity refers to the property of perceptions, arguments, and language as being based in a subject's point of view, and hence influenced in accordance with a particular bias. Its opposite property is objectivity, which refers to such as based in a separate, distant, and unbiased point of view, such that concepts discussed are treated as objects. Dusting off one of my graduate books I found some interesting formulas. One was the least-squares regression model for pricing homes. A strictly objective means of evaluation.  P=f(SQFT, BED, BATH, POOL)* *Business Fluctuation...

Due Diligence and InspectionsDue diligence is addressing issues like insurance, surveys, legal access, easements, prior use of the property, zoning restrictions, CC&R's (Covenants, Conditions, & Restrictions), etc.Inspections are primarily concerned with physical condition, operating condition, infestation, safety, etc. Seller Property Disclosure Statement (SPDS)In Arizona, ask for an SPDS. This is where the seller is required to inform you of any physical problems, repairs or concerns with the property; what services you can expect to receive; etc. Failure to disclose is the number one cause of litigation. Comparing the SPDS with the inspections is advisable. Comprehensive Loss Underwriting Exchange (CLUE)Ask for a CLUE report. In Arizona the seller must provide a history of the past 5...

Tucson Real Estate Holding Its OwnWith our nation looking at a housing market slump, Tucson is feeling the pinch, but not as bad as most areas. What has helped the Tucson market is the 2,000 or so people moving here every month. Which helps rentals as well as home sales.  In the Arizona Daily Star today analysts predicted a recession on the horizon. Tucson has always remained strong during economic down turns. There is a good reason why so many people move here. Though the market hasn't bottomed out yet, it is close. By the time anyone notices it, we will be on the up swing. That's when buyers will discover that they lost a golden opportunity. Read the rest of this entry »

Making an Offer and Writing A Purchase ContractYou are pre-approved by your lender, are comfortable with your REALTOR®, know how you want to take title and found the right home. Now you are ready to make the offer. Let's consider a few things in writing an offer.Price What have like or similar homes in that area sold for? If in a neighborhood or community with homes built by the same builder with the same square footage it will be easier to find comparative sales. If the home is unique with little or nothing to compare to, it will be harder to determine the right price. In Arizona the Residential Purchase Contract clearly states that the home must appraise for the sales price acceptable to the lender. If you are paying cash, insist that a clause referencing appraisal for the sale price b...

The Make-A-Wish Foundation was the real winner benefiting from the inaugural ADOT SECC Golf Tournament at Grand Valley Golf Course. In a few short months employees from the Arizona Department of Transportation in concert with SECC (State Employee Charitable Campaign) put together a fun and memorable golf tournament.  There was a foursome for every hole to get off to a great shotgun start. Unlike many tournaments I have played in, teams played record breaking time. Rarely was there a wait for the next team to finish a hole. Read the rest of this entry »

Searching for a home entails more that just jumping on the Internet and picking a house. Before starting to search I recommend answering some serious questions. This will help shorten the search and find the right home to meet your needs.  Geographical Location - Not every area is going to fit your lifestyle. Finding the geographical area or community that best matches your needs will make living more enjoyable. Some buyers start looking at homes right away without consideration to their lifestyle. Only to find six months later that they would have been happy in a different location. What is your lifestyle? Do you like hiking? Do you like mountain biking? Are you a golfer? Do you want a rural setting? Do you need to be close to shopping? Do you like going to the movies weekly? Do you li...

Home Buying 103 - Title Company The third pillar in home buying is the Title Company. There are numerous good title companies in Tucson. Their role is to compile everything the seller, buyer, and lender instruct into a meaningful result. Title Companies also check county records to find recorded liens and other recorded documents that will impact on the sale and purchase of a property. There are different ways to take title to a property.Tenancy In Severalty (Sole and Separate Ownership) - Primarily for single person ownership. Joint Tenancy (Joint Tenancy with right of survivorship) - For couples or co-ownership. One of the most common methods of ownership. Community Property - Works for married couples, but, does not guarantee right of survivorship. Community Property with right of su...
