Home sales in June remained consistent with the sales of March, April and May. No significant decline beyond traditional seasonal changes. Though listings remain high and Tucson remains in a Buyers Market, overall sales have not faltered. Though 1,299 sales falls 40 short of predicted sales, it falls right in line with the 1,326, 1,295, and 1,394 for respective sales for March, April and May. Interest rate will impact on how close predictions are for the remaining months of 2007. An increase of which will undoubtedly reduce the number of sales each month. Using the adjusted average of sales (explained below) I am making my predictions for the remainder of the year. January through June are givens, since the data was already in the system. No risk there. July through December are the cha...

Pricing a home to get the most for it while having it low enough to sell is a tough decision. There are a variety of methods for determining price. The most common is by comparing sales of like properties. For homes in a subdivision of like square footage and amenities it is less difficult to determine the right price. For homes that are unique, it is more difficult to determine the right price. When in doubt get an appraisal to determine the right value of your home. In Tucson most appraisals cost $300 and up. The larger the home, the more unique, the higher the cost. Know that the appraisal is good for the day of the appraisal. In three to six months the value of your home may be completely different. Knowing the market whether it is a Neutral, Sellers or Buyers market will be an impo...

On its face, buying a home in a down market seems like a piece of cake.  You just go in, make an offer and buy a home, right?  Well, sometimes it is that easy but not always.  We have been seeing headlines like Paulson: Housing 'at or near bottom', which can be very encouraging.  If Paulson is correct, then buying a home now would be the perfect time.  However, there are buyers who wonder if perhaps waiting a little bit longer would be the best bet, to get the absolute rock bottom price possible.  This kind of gamble may pay off, but has the possiblity of really biting you as well.  I recommend if you are thinking about buying that you talk to a real estate professional in your area to determine your strategy.  Although large news companies like CNN report on the overall housing market,...

Tucson News & Events Written by Bud Foster KOLD News 13 It would seem energy from the sun should be free or nearly so. But that’s not the case. Coal is still twice as cheap. Drive by the TEP generating plant on the southside and you will see tons and tons of coal ready to be burned to air condition our homes this time of year. Until someone figures out how to bring the costs closer together, coal will be the preferred method of generating electricity. Read More of Bud’s Story

July 1st, 2007 categories: Tucson Real Estate Tucson’s Monsoons are days, if not hours away. The Sonoran Desert that surrounds Tucson and Pima County can turn from a dry 107 degree day into a cool 83 degree day in a matter of minutes. For those who have never experienced a Tucson monsoon you are in for a treat. What is a monsoon? Monsoons in Tucson are a result of moisture brought in primarily off the Gulf of Mexico and Gulf of Cortez. The combination of moisture, high pressure domes, and low pressure domes make the ingredients that build miles above the ground to unleash millions of gallons of moisture. When this moisture begins its path to the desert it develops wind sheer. Read the rest of this entry »

Located minute northwest of down town Tucson at the foot of the Tortolita Mountains lies Heritage Highlands. This community is part of the greater community of Dove Mountain. Homes range from $270,000 to $700,00 with something for everyone. There are comfortable town homes, homes that back up to the golf course, with spectacular views of the mountains and/or valley. If you like having neighbors close to socialize with from your back yard, there are homes for you as well. The golf course (also called Heritage Highlands) will be reviewed here in a future blog. As a gated community, Heritage Highlands gives homeowners the privacy and comfort they deserve. Not far is a new shopping center with Basha’s, Starbucks, banking, a new gas station, and more. Buying a home in Tucson Arizona may be slightly different than buying a home in other parts of the country. However, the basics are similar. Home buying is not complicated when you set up pillars of support and take seven steps to a successful purchase. I have prepared 7 steps to walk new home buyers as well as experienced homes buyers through the process of home buying. Home Buying 101 - Finding a lender. Buying a home requires money. The lender you chose can make a difference. Knowing how much you qualify for let you know what homes you can afford. Home Buying 102 - Choosing the right REALTOR® can make your home buying a pleasure or nightmare. Making sure you have the right mix is crucial. Home Buying 103 - Choosing the Title Company is your right in Arizona. Most REALTORS® have one o...

Take this quiz to see how your lifestyle is impacting upon our planet and its resources. Tucson, like much of the rest of the country, is offering numerous earth-friendly alternatives in home construction. In an effort to lessen the ecological footprint we all leave behind, there is a wide range of options available from simple solar energy conversion to rammed earth and straw bale construction. Rammed earth and adobe structured walls lessen the heat/cold transfer from the exterior to the interior of the home, thereby making internal temperatures more stable and less costly to maintain at comfort levels. Tucson, like most arid climates, experiences vast temperature variations between daytime and night temperatures for most of the year, excluding the Monsoon in summer late June-August. F...
