150 residents of the gated community called Tucson Estates II showed up for an ice cream social to celebrate our successful implementation of the Neighborhood Watch Program. Representatives of the Pima County Sheriff's Department attended as well. Friday, 5 October '07--For the next couple of weeks, don't look for mortgage interest rates to move any lower.  Today's surprise jobs report showed stronger than expected growth, sending stocks up and bond prices down.  The ten year bond, bellwether to future mortgage interest rates, posted a yield of 4.64%, up 12 basis points.  Expectations for a second rate cut by the Fed diminished.  Stay tuned, though.  October has been known to hammer the stock market, and if this happens, the price of bonds will soar, giving mortgage lenders and REALTORS a little boost for the upcoming holiday season. Just snooping early Tuesday in the Tucson MLS and noticed that NW Tucson had the largest number of new listings to start off the month. Northwest Tucson, including Oro Valley and Marana, had 59 total new listings on October 1st, with North Tucson following in second with only 19. I say total because I'm including SFR, SFNC, Condo/TH, MSFR and MH's. Considering there were only 158 new listings on Monday, and NW Tucson made up 37% of that total, it seems that homeowners in NW Tucson may not be too concerned about the so called "housing slump". Still it's too early to tell, we'll have to see where we end up for the week. The number of new listings have been slowly declining, as Northwest Tucson had 132 new listings for the first week of September, down 10% from the number of new NW Tucson ...

Title Insurance they are paying for when buying a home. In Home Buying 103 I briefly covered the different types of policies buyers should be looking for. Questions to ask: What type of coverage am I getting? What type of policies are available? How much will additional coverage cost? What does each type of policy cover? A recent home buyer, who happens to be an agent in our office, has faced numerous mechanic’s liens on his newly acquired property. Not paying attention to the type of policy he received from the title company, he ended up with a standard policy. Now he has over $15,000 in liens against his property with no insurance to cover. Tucson real estate sales for the month of September dropped lower than they have been in over 10 years. In 1996 home sales were 623, the following year they jumped to 728. The September 2007 reported real estate sales in and around Tucson was only 683. Much lower than anyone could predict. I fully anticipated between 800 to 900 sales for the month. The beginning and middle of September seemed to point in that direction. Sales always slow down a little going into the fall. Of course those of us in the real estate industry in Tucson expect a slight from for September as we do every year. This is the first September, however, since 2002 that sales have been below 1,000 for this month. One Active Rainer blogged himself into a storm of controversy this morning. I had to comment.  And it got me to thinking about expression using the written word.  Literacy is important.  This Tirio Indian in Suriname, South America, is able to "blog" because my Dad learned his language, created a grammar, and then taught him to read and write his own language. He lives 350 miles south of Paramaraibo, Suriname, in the rainforest just north of Brazil.  He can read, write, and communicate through the written word. None of his ancestors ever did this!  But he can! Does the Active Rain community, and the real estate world in general, care if you spell poorly?  Or use poor grammar to express yourself?  Apparently so!  It's a vain luxury, thinking that success or failure depends on my ability ...

There's nothing like a controlling HOA (Homeowner's Association) to make some homeowners see red.  We have all heard the horror stories over the years, although many associations have relaxed and have come to realize that they are there to serve the homeowners rather than restrict them.In Arizona, we recently passed legislation that limits the restrictions that homeowner's associations can place on the signs homeowners can display when they are selling their home.  That new legislation, SB 1062, just went into effect on September 19, 2007.  If you would like to read the exact language of the bill, see SB 1062.  This also requires that HOAs NOT prohibit the installation of a flagpole and the flying of our American flag (among others) and the display of political signs immediately precedi...

                                                                              With all the doom and gloom that's being broadcast everywhere by the media, it's nice to hear that some areas of real estate are stronger then ever. According to an article in the September issue of Today's Buyer' s Rep, it seems that many people are taking advantage of lower home prices to make their dream of owning a vacation home come true. A study done by the National Association of REALTORS found that although sales of investment properties and single family homes are down right now, vacation and second homes sales have been slowly rising in record numbers. Manufactured housing is not the trainwreck that it's perceived to be by the lending community.  'Course when a real train hits a single-wide, you're looking at the result on the right. Manufactured homes in Tucson are generally located on lots three to five times larger than those for new construction.   They're affordable at one-third to one-half the price of a site-built home. Of course, since Fannie Mae tightened up on the guidelines, they're more difficult to finance, but I'm doing more existing (not new) manufactured home loans now than at any time in the past four years. When I listed my clients beautiful home Zillow’s Zestimates priced it a $189,000. My clients priced at $196,000. just below the comps. When they dropped the price to $189,900, Zestimate dropped to $186,700. Now that they are dropping the price to $186,900, Zestimate comes back with a $180,350. Yet the exact same house down the street with no upgrades, not kept as nice is Zesitmated at $94,0000. In the word’s of our son, “What’s up with that?” The market is tough enough without bad information going out to buyers.
