Tucson Association of Realtors October report is out. Sales did increase over September; the official number is 790 sales. September had only only 683 reported home sales through the MLS. Buyer confidence may be showing signs of being on the rebound. I know I am seeing a little more buyer activity lately. Sales for the winter, if you can call 82 degree day’s winter. The cold weather is taking its time arriving; no complaints here. Pending sales waiting to close for the month October were 993. Not great, but, not bad for the slower months of the season. READ MORE

The Money You Save May Be Your Own! A home in my neighborhood has been on the market for over a year. It is centrally located, on a very large lot for city size, and has an older home that is in decent condition. The sellers had no mortgage on the property, having paid off their 30-year note in 1993. When they first put it on the market, it was overpriced by about $25-$30,000, and no interest was shown in it by any prospects. 6 months later, the market having gone down, they reduced the price by $25,000. Now they were only overpriced by $10-$15,000 (given the downturn in the market). Tucson real estate sales for the month of October increased over that of September. There were 795 MLS reported sales for October compared to the 683 of September. Looking at the traditional seasonal chart Tucson’s October real estate sales exceeded the anticipated and predictable pattern with this increase. In fact the increase is significantly more than the average 3.5% seen between the two months with a 16% increase in real estate sales for October. Is this a good sign or what? The number of homes on the market without an offer remains high with 9,256. An increase from the 9,148 homes available without a contract in September. That translates to 11.64 months of inventory, compared to the 13.65 months predicted in September. A step in the right direction. READ MORE

USA Today ran an article on eco-friendly homes in a variety of areas throughout the United States. “Growing awareness among builders and home buyers of environmentally friendly building materials and methods - plus government efforts to address climate change - are fueling the focus on eco-friendly single family homes, environmental advocates say.” Eco friendly and green homes make sense. “When you think about the idea that 40% of our carbon emissions in the U.S. comes from buildings, and about half of that is residential, we’ve got to address all our building types.” Bud Foster ran a special on a homeowner in Tucson who has a green home and green lifestyle. A record was set this week with the for the highest price paid for a home in the Tucson, Arizona area. Located in Ventana Canyon Mountain Estates, this 7200 sq. ft. home complete with $1 Million in furnishings was bought with cash!Just seven months ago, a the previous record was set with a sale of $4,950,000 in Saguaro Ranch.Hmmm....I wonder what this is telling us?

We have more inventory, but new listings are drying up.  It's taking longer to sell, but Pending Contracts are up 32%. These numbers, published in the Arizona Daily Post, are for the month of September, year over year, and they're tremendously encouraging!The average sale price for an existing home is up 7.8% over last year.The median sale price is up 3%.For builders, though, the news is still grim.  As they scramble to unload inventory, the average and median sale price for new homes is down.That's great news for our buyers!  Don't wait until the train has left the station; call your favorite REALTOR and get cracking!I locked a loan yesterday (11/1) for a client at 6%, fixed for 30 years.  Rates fluctuate daily, but in this Tucson, AZ lender's opinion, they are as low as they're likely...

Just finished my first day of classes for obtaining the Senior Real Estate Specialist designation and I have to say I'm amazed at all the information I've learned. This is the first time that this designation is being offered in Arizona, and the class consists mostly of Baby Boomers, so I initially felt out of place (I'm a Gen X). Still I'm glad I signed up because my business focus tends to be on retirees and vacation/second home buyers.
