Sun Lakes Arizona Age Restrictions - 55+ or 40+? Sun Lakes Active Adult Resort community is often thought of as just being restricted to age 55 and over. I think many empty nesters under the age of 55, might be pleased to know that if you are over the age of 40, you may qualify to purchase a home and reside in Sun Lakes! I am told by the Homeowners Associations that an 80/20 guideline is used - meaning 80% at 55+ and 20% at 40+.
