3rd quarter sales figures for Corte Bella resales have been posted to my website.  Sales were up this quarter (22 homes sold) over the same time period last year (13 homes sold).  This is probably due to the increase in foreclosures and short sales this last year (i.e. - great deals!).  I'm afraid this beautiful Arizona retirement community's real estate market will continue to struggle this next year.  The inventories are still too high for the current demand which will continue to drive prices down on the owner occupied resales.  As a result we will continue to see the Corte Bella foreclosures and short sales rise. There are currently only 3 foreclosures showing up as MLS listings but according to the tax records there are about 30 that are pre-foreclosure.  Some of these may be sold ... 10/03/2009

Historically, inventory decreases during the summer and increases in the fall and spring when the snow birds return.  Unlike many other communities, short sales and foreclosures are not the driving force to the increase in inventory. Mark Your Calendar Sun City West Community Garage Sale 2009 Until a few years ago, the Sun City West retirement community garage sale was traditionally held the Saturday before Halloween in October of each year. People from all over the valley would go early to pick up their favorite treasures. One year there was almost 100,000 people in attendance, all you could see was a sea of heads. There are over 45,000 people calling Sun City West home and the community garage sale was one of the largest in the State of Arizona. Real estate sales in Sun City West Arizona has just exploded. More homes sold in the month of July than any other month in 2009. The inventory of homes listed is the lowest all year long. Deflated prices have resulted with many people looking for their Arizona retirement property while the market is still low. During the peak of the market in 2005, Sun City West inventory rate was less than 0.4%. The current inventory rate is presently approximately 1.2%.  Sun City West absorption rate, the time in which it will take to sell off the current inventory at the current rate of sales, is 32 weeks. Corte Bella Country Club real estate sales  are also increasing, however at a slower rate than Sun City West.  The number of homes in foreclosure are decreasing however it is still unsure how long ... 08/08/2009

Sun City West is an unincorporated age restricted community in the Arizona West Valley of Maricopa County that is located within a 20 minutes from Phoenix. The age restriction requires at least one member of each household to be 55 years of age and no permanent resident can be under 19 years of age. There is no age restriction on ownership.  Wordless Wednesday ~ Motherhood in a Saguaro Cactus    I was showing a home in Sun City West this morning. As I left the property I glanced over towards the neighbors Saguaro.  Hidden in the middle of the large arms of the Saguaro Cactus amist cacti blooms and thorns was a lone bird.   Corte Bella Country Club inventory has radically decreased.  Sales are remain sluggish and prices are deflated.  There are 10 Corte Bella properties in short sale or foreclosure status.    Sun City West Real Estate Resale Market has not shown a major decrease.  This can probably be attributed to the excellent prices and the lower Sun City West property tax.
