Seligman, AZ Most Clicked On Tours from Tour Factory.  It appears to me that TourFactory has just enabled a new function that appears to be quite useful. This new web page is impressive to me and proves my dominance in this neighborhood. I believe ALL the listings on this page are mine -- primarily because I truly dominate the area and also because I use TourFactory for all my listings. Here is a sceen shot showing the results today. Selecting a Listing Agent in the Area of Seligman, Arizona -- Be Aware   There are a few things about listing land or dwellings in the Seligman Area of which you may not be aware.   1) There are four Realtor Associations (MLS's) which serve the Seligman Area. These are ARMLS, NAAR, PAAR and WARDEX which are acronyms for Arizona Regional Multiple List Systems, Northern Area Association of Realtors, Prescott Area Association of Realtors and Western Arizona REALTOR® Data Exchange, Inc.  2) The most-dominant MLS is PAAR, the most pertinent of the other options because this one serves most of Yavapai County.   3) Not all Agents or Brokers are REALTOR® nor do they publicly offer their listings for other Agents or Brokers to sell. Shadow Rock Ranch is seven remote sections of land west and south of Seligman, Arizona. It was developed in three phases of lots of 36 or more acres each. Shadow Rock Ranch lies within Township 21N and Range 7W and includes Sections 19-21 and 27-30. Shadow Rock is in the northern part of Yavapai County in northern Arizona southwest of Seligman. Most of the lots in Shadow Rock Ranch are heavily treed with numerous Juniper and Piñon Pine trees. Shadow Rock, Sierra Verde and Juniper Mountain Ranches are located generally southwest of Seligman, Arizona which is on Interstate 40 between Flagstaff and Kingman. The area of the Juniper Mountains is heavily wooded in many places with Juniper and Pinon Pine Trees. I wrote an article on Shadow Rock Ranch that explains many of its features. See that article here. There are around 118 36+ acre lots in Shadow Rock Ranch most of which are heavily treed. There is a big event coming up this week in the tiny town of Seligman, AZ. Seligman Fun Run - May 3/ 2013. Every year, the Historic Route 66 Association of Arizona invites you to participate in the "Annual Route 66 Fun Run."   First held in 1988, the Fun Run has attracted people from all over the U.S. and many foreign countries.  The three-day event, held the first weekend of May begins in Seligman and travels 140 miles to Topock/Golden Shores.  The event is open to all street legal vehicles--Buses, bikes, RV's or roadsters, station wagons or Shelbys -- "Anything with wheels that runs in 2013!" I got a call today from a potential Buyer who saw one of my signs on Anvil Rock Road southwest of Seligman. This area is remote and is a two hour drive for me to get there. I do dominate that market but there is no way I can work the way she wants. She was not interested in the parcel where she saw the sign but wanted information on my other listings. She asked me to send pictures of other properties by SNAIL MAIL! She and her husband were driving around looking for vacant land to possibly buy. The area that I work there is vast and remote. I have very few signs in the area as most of the parcels I sell are 36 acres or more. The area is around 30 miles east-west and 25 miles north-south. (That makes 750 square miles.) I have been a real estate agent for over 7 years now. Back when I started, I decided that I wanted to specialize in selling land, expecially land in remote areas. I bought the domain PrescottsLandMan.com and proceed to use that website and the title of "Prescott's Land Man" in my advertising. I have been working to substantiate my claim to be "Prescott's Land Man." I have been successful in selling vacant land and I do dominate land sales in the remote area of Seligman, Arizona. Last week I got the strangest phone call. The guy is a Buyer. He saw my listing on Trulia. He liked the remote land, which is a 36-acre parcel, that I had listed. He has been to the property and thoroughly walked it and researched it. You can see the Property on my Seligman maps page here and the Virtual Tour of the lot here. In our phone conversation he told me he had summarized his offer and sent it to me via e-mail. On further questioning, he told me that he used Trulia to send me the e-mail. I stopped paying for Trulia Pro around two years ago. I suspect that his e-mail went to an Agent who pays Trulia for Buyer Leads. This project is proposed by Foresignt Wind Energy, LLC has applied for a 50-year easement over Arizona State Land northwest of Seligman.The purpose of feasibility studies and potential development and construction of a wind energy generating facility (referred to at the Boquillas Project). More specifically, the applicant plans to utilize the State land parcels for a right-of-way access easement, a transmission line (tie line) easement, and a wind farm easement.
