Happy New Year to you all!  For one of my many New Year resolutions... I have decided to be more honest and fourthright with people.  So Here is my truthful advice for all people reading this blog.  BUY something!  A Home.... an investment property... or a foreclosure property.  Buy it Now!  Mortgage Rates are now in the low 5%....   Well..hold onto your hats boys and girls!  Cause here are the current Sedona Market Statistics for December 08,2008.  Median Sold Home Price $485,000.  down by 13% year to date.  Price per square foot is now at $233.00 a square foot down by 13% year to date.  We are currently hovering between 04 and 05 selling prices.  There are 499 active listings - down 9% from July of 08.  That is good.  That means there are fewer homes coming on the marketplace.  There are currently 27 homes pending with a median list price of $379,000 - which means 1/2 those homes are above that mark, and 1/2 of those homes are below that mark.  Great time to buy! GREAT HOMES! GREAT PRICES! GREAT RATES! IT'S TIME - BE THANKFUL   That's the title this week and I think it says it all.  It's Thanksgiving.  If your a buyer - celebrate around the table, eat your turkey, and go buy a house.  Be Thankful.  Your time is here.  Prices are the lowest they have been in 20 years.  There are all sorts of financing available to the buyer's in our market - FHA, USDA (because we are a rural community), seller financing.  You name it!  If you are a Buyer who is waiting to put in an offer until your home sells... Tammy and I grew up in Flagstaff and when I was small, my grandfather lived in Sedona.  I spent plenty of time at Red Rock Crossing, Grasshopper Point and Sliderock -- right up until I graduated from high school and had to get more serious about life. Market Report for October 2008:Number of Residential Sold Listings is down by 15% since October 2007.  The Median Price point is $500,000.  Our Sold Listings are down by 2% from July 08.  There are currently 532 active listings on the market, up from 517 in July 08.  There are currently 26 Pendings on the Market down from 32 in July of 08.  The Luxury Home Market is down by 47% from October 0f 2007 with an median sold price of $1,550,000.  There are currently 121 active listings in the luxury market - and 3 pendings.  The vacant land market is down by 28% from Ocotber of 2007 with a median price point of $325,250.00 There are currently 414 active listings up from 382 in July of 08.  There are currently only 6 pendings.  All through Sedona and the Verde Valley, it continues to be a fabu...

If you are into art and artists and will be in Arizona Oct 19-26, 2008 you will want to take a trip to Sedona Arizona and take in what is called the Sedona Plein Air Festival. There will be more than 30 award winning artists. There are daytime events and an evening with the artists on Oct 24th. Also a public exhibit and sale happens on Oct 25 and 26. "En Plein Air" is taken from the French words meaning "in open air". Fall is a fabulous season in Sedona, and not just for the weather but for the wonderful variety of events planned. Sedona Jazz on the Rocks is undoubtedly the best-known event. Well here is the good news... the Sedona Market has increased by 106% between the time period of 01-07.  That's great.  The bad news is that we are down 15% from last year.  So even though Sedona continues to be a great place to buy for appreciation rates and natural beauty - think of the market as a "slinky moving down the stairs" (I think that's a great analogy).  We have seen the downward appreciation stale alittle - so instead of a 2% decline - it is now a 1.5% decline.  The current Sedona Median Price - $494,000 (first 6 months 08)  vs $557,000 (12 mos of 07).  So should you buy NOW??? As opposing to after the elections,....or after the feds figure out the housing mess,.... or after you get off the fence...
