Here is my opinion of the direction of interest rates. Short Term Trend:  Downward.  If you are currently in a real estate transaction and have not yet locked in the rate, the market favors lower rates in the short term. Mid Term Trend:  Sideways, Although there are some indicators showing a change towards a downward trend, those indicators have yet to confirm it. We will have to wait to see what takes place from here. Multiple Offers On A Scottsdale Short Sale Time and time again, I am faced with the dreaded Multiple Offers situation on my Scottsdale short sale listings.  Our policy is to submit only one offer to the lender at a time, and this tends to infuriate some Buyer's Agents.  Let me explain why we have this policy in place. Let's say we have a home listed for $300,000.  We get an offer for $290,000, and submit it to the lender, along with comps, to support the offered price (assuming the comps support it).  Sounds easy so far, doesn't it? Along comes Buyer B two weeks later.  He offers $300,000 for the same house.  We tell Buyer B's agent that we will present the offer to the Seller (as we are required to do), but we will not allow our Seller to execute (sign) the contract, or execute a count...

Here are May's results for the Phoenix area luxury condo market. I define luxury condos as those with list prices in excess of $1 million. At the end of May, there were 69 luxury condos for sale throughout the valley. Forty-three condos were located in Scottsdale, twenty-four were in Phoenix, and two were located in Tempe. Only one luxury condo sold in May. It was a penthouse unit at Esplanade Place in the Biltmore area of Phoenix. The three bedroom, three bathroom, 3,350 square foot unit sold for $1,725,000. There was also one pending sale at the Scottsdale Waterfront for a three bedroom, three and-one-half bathroom, 2,975 square foot unit. A long time and repeat borrower of Remington once again selected RFG's permanent financing to refinance its name brand hotel in northern Vermont. RFG competed with the borrower's options and won based on the extremely low rate it was able to secure along with other favorable terms such as low reserves and short time frame to close. This transaction was the seventh property financed by RFG over its long term relationship with the borrower which has been established on the borrower's confidence in RFG's execution and reliability. The financing was structured with a 10 year term, 30 year amortization and a fixed rate of 5.35 percent.

One of the largest franchised hotel owners for an international hotel group engaged Remington to secure financing for its portfolio of 2200 hotel rooms located in Orlando, FL. However, the challenges to complete the financing appeared insurmountable. The aging properties had lost their competitive edge to new hotels being developed in their market place and as a result slipped into bankruptcy. The second challenge was that they properties had approximately $100MM in first mortgage debt and where worth about $70MM. On the side - and for fun - my fiance and I do restaurant shops.  We've seen the good, the bad, and the ugly so far as food, service, atmosphere, cleanliness, you name it!  We hardly ever go out "just to go out" any more, as I get 1-2 restaurant shops per wk. Tonight, one of our very good "couple" friends were free, which is a rarity, as she works nights.  She suggested "Roaring Fork" just north of Scottsdale Fashion Square Mall.  None of us had been before, but she had heard great things. All I can say is, "GO!   NOW!!!".  The decor was flawless; the food was better.  I had the "fish of the day" which was Halibut steak over cilantro lime rice, with a corn puree and avocado salad.  A new dish we all tried and loved was deep fried avocado topped with crab - AMAZING!  Everyone raved about...
