In 2024, the impact of interest rates on the housing market remains a critical factor influencing the decision to buy a home. Interest rates play a pivotal role in shaping the affordability and attractiveness of homeownership. In a higher interest rate environment, like 2023, mortgage rates rose, making home loans more expensive. This can result in increased monthly mortgage payments, potentially pricing some prospective buyers out of the market. Conversely, lower interest rates can make homeownership more accessible by reducing the overall cost of financing, which we have seen in the past 90 days (rates getting lower again).Secondly,...

The Advantages of Homeownership: Why Owning is Better than Renting The age-old debate between homeownership and renting has been a topic of discussion for decades. While both options have their merits, this essay explores the numerous advantages of homeownership, making a compelling case for why owning a home is often a superior choice to renting. Equity Building: One of the most significant benefits of homeownership is the opportunity to build equity. When you pay a mortgage, you are investing in an asset that can appreciate over time. This contrasts with renting, where monthly payments contribute solely to the landlord's equity. What Lower Mortgage Rates Mean for Your Purchasing PowerIf you want to buy a home, it's important to know how mortgage rates impact what you can afford and how much you’ll pay each month. As a recent article from Bankrate says:“The rate cool-off somewhat eases the housing affordability squeeze.”According to Edward Seiler, AVP of Housing Economics and Executive Director of the Research Institute for Housing America at the Mortgage Bankers Association (MBA):“MBA expects that affordability conditions will continue to improve as mortgage rates decline . . .”Here’s a bit more c...

- December 2023 Scottsdale Housing Market Video - Here is a less than a minute video overview of the Scottsdale, Arizona single-family home real estate market that covers the month of December. December 2023 - Video Scottsdale Active Listings Inventory was back down at the end of December, closing out at 966 homes for sale, representing a 14.4% decrease. However, if we compare December 2023 to 2022, the number of listings was very similar. Average List Price for Scottsdale Homes I used to use median list price data, but I no longer have access to that information. As a replacement, we will use the average list price. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely cheap or extremely high list prices, but this wi...

It's an interesting time in real estate.  Now that 2023 is over and time to review, there is a reason for many common  aspects of real estate across the US!  Brian Buffini reports that 90% of homeowners have interest rates less than 6%; and 25% of homeowners have interest rates below 3%.  This explains why inventory has been low!   And during the housing recession home builders stopped building.  This aspect of housing also helped to create a current inventory shortage. The 2023 Year To Date Dollar Volume for the Phoenix housing market was higher than 2019 and slightly lower than 2020. All things considered, 2023 was a good sales volume year if you look at the trajectory from 2019 to 2023 and ignore the frenzied years of 2020, 2021 and half of 2022.  The housing frenzy was an anomaly as...

Those who resist change view AI as a catastrophic event. Whether it's the opinions of renowned experts or self-proclaimed geniuses, this fear of AI's impact has been widely discussed. Similar concerns were raised when we transitioned from manual typewriters to electric ones, and when computers introduced word processors. There is a possibility, if not already a reality, that AI could be developed with malicious intent, causing chaos or even worse outcomes. This is precisely why the United States must excel in the development and utilization of AI.Imagine having an AI assistant who can professionally interact with your clients, adapt to different languages and even use your own image.
