- September 2024 Scottsdale Housing Market Video - Here is a quick video overview of the Scottsdale, Arizona single-family home real estate market that covers the month of September. September 2024 - Video Scottsdale Active Listings Active inventory was up again in September. The month ended with 1,150 homes for sale, up 8.3% over August. Year-over-year, inventory was up 18.3%. Average List Price for Scottsdale Homes I used to use median listing price data, but I no longer have accurate access to that information. Instead, I will track average listing prices. (Technically, the median price is a better indicator since the average price can skew one way or the other due to extremely low or extremely high list prices, but this will still give you a decent idea of the prices of homes in Sco...

- September 2024 Scottsdale Homes for Sale and Home Sales - We saw a couple of interesting things in September. First, the number of homes for sale went up quite a bit. And second, we saw new contracts move higher, most likely spurred on by the drop in interest rates.  - Single-family homes for sale - Orange Line - How many homes were actively for sale at the end of the month. - Under contract, but accepting backup offers (UCB)* - Gray Line - The number of UCB contracts at the end of the month.- Pending home sales* - Yellow Line - How many pending contracts were at the month's end.- Home Sales - Blue Line - How many homes sold that month.  SEPTEMBER 2024 RESULTS Scottsdale Homes for Sale: Inventory was up 8.2% over August. Today's ActiveRain zoom meeting inspired me to do research about solar windows.  I've heard of solar windows before and they are not a "hot off the press" new technology, but they aren't widely used.  Anytime, I learn about a new technology, it's my "devil's advocate" brain that asks,  "Are solar windows worth the cost of installment?"  Also,  "Do they produce enough energy to be worth the cost?  Hefty questions given this relatively new technology. As always, the first part of this self driven homework assignment is to do research on this type of product.  I want to learn: How do they work?  How much energy do they produce? - Scottsdale Luxury Home Market Performance for July 2024 - The month of July was another decent month for this market segment. While we are seeing slower activity overall in the single-family home market, luxury homes in Scottsdale and Phoenix are still posting strong sales numbers. We did see a drop in new contracts in July, so I anticipate August numbers decrease. This report covers the luxury home market in Scottsdale. All of these homes were on the market for $1 million and above. We do see this fall off in summer when sellers take their homes off of the market or wait to list until cooler weather prevails. However, the inventory of homes for sale was up 20.1% compared to July 2024 and July 2023. By now, you may have read or heard about the National Association of REALTORS®(NAR)  lawsuit in Kansas City, Missouri wherein NAR lost and millions have been paid to settle as a result.   In general, this lawsuit claimed anti-trust, price fixing, and commissions as they relate to home sales and became effective August 17, 2024..   The class action suit was brought by a seller who claimed to have been harmed because he didn't realize he had to pay a buyer's agent commission.  The suit claims unfair practices and anti-trust violations by NAR to put it simply.     It's worth noting that everyone who earns a real estate license is a real estate agent.  But only those that belong to the National Association of REALTORS®, subscribing to the Code of Ethics, are  REALTORS® and must follow the n...
