Queen Creek Arizona Market Data for September 2007I don't have to tell most people that the Queen Creek housing market is changing. What sells houses right now is price and condition. The Queen Creek market must pay attention to both! This is a fast growing town, and if you are looking to move a resale home you must do your homework. You not only have over 2000 single family homes to compete with, you are also competing against those big national builders. You know, the once that gave you that great deal. The first thing you should do is interview and hire a professional Realtor. Ask lots of questions and make sure he/she knows YOUR market.  Look at your competition. Really, go look at them as if you are a buyer. ask yourself if YOU would buy your home again today based on what else is ...

What makes Queen Creek Unique? Queen Creek is one of the best-kept secrets in Arizona. Exceptional climate (with 330 days of sunshine annually), natural recreational riches and a relaxed, rural lifestyle combine to fulfill the dreams and visions of those who relocate to one of America's best small towns.  Queen Creek's approximately 16,000 residents enjoy the benefits of small-town living close to a metropolitan area: low crime rates, easy commuting to and from metro-Phoenix, excellent air quality and a variety of recreational activities, all elements of a low-stress lifestyle.  Queen Creek is a family place, where the residents take pride in independence. It's a "first name" community, where a person behind the counter isn't an uncaring stranger, but someone who will know you by name. ...

Killer Deal in East Valley This Week's "You Gotta Know" is also a "Killer Deal" for the month. Okay, no pictures and no maps because I am holding exclusive knowledge on this one. This is for those of you working in Gilbert, Mesa, maybe Chandler, that aren't afraid of living in a developing area because you know it will appreciate. From my home in the center of Gilbert, it takes me about 25 minutes to get there.Get where you ask? The most affordable while still great quality builder I have found in literally, years.Does a 3 bedroom 2 bath for $130's suit your taste? How about their biggest model, 3,000 square feet for $270's? The lots are huge, 50 feet x 120 feet. And the list of included features are unheard of for Arizona. Front yard landscaping, grass or rock, with automatic sprinkle...

Latest Queen Creek Market Statisticsby Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real EstateTalk about a ridiculously strong buyer's market (and a correspondingly weak seller's market) - welcome to Queen Creek Arizona.  Located in the southeast portion of the valley, we are looking at a whopping > 15 months supply of homes.  Note also that Queen Creek listings are sometimes confused as Queen Creek proper is located in Maricopa County.  However, builders often list a Queen Creek address for their developments that are slightly further south in Pinal County.  Data courtesy of ARMLS (last 30 days).Active - 2080 Properties FoundSquare FeetBedroomsBathsList PriceSale PriceAgent DOM Cumulative DOM Min111 $ 84,900$0 00Avg227332.45$ 330,349$0 99112Max630076$ 2,890,000$0 646728AWC - 23...

If you have driven down Power Rd and headed south past Queen Creek Rd of late you may have noticed that the waterfall feature at the main entrance to Sossaman Estates has been drained and a green coating of algie over the entire feature. The Sossaman Estates HOA reports that it has had to be drained and cleaned at a cost of approximately $4000 due to not only ware and tare but also due to vandalism. The maintenance contractor in charge of the up keep of the waterfall said that the main problem is with people adding materials to the water which is shortening the life span of the parts. The HOA requests that if you see anyone putting anything in the water feature that you contact the local police immediately.

I have to write about this because it's almost unbelievable.  First time home buyer clients decided on a spec home built by Fulton Homes.  You and I both know what it's like to work with tract home builders and their sales agents.  However, this sales agent, Debi Winsberg was actually helpful, nice, and knowledgeable.  We got a great price, thanks to her gumption and my clients were very happy with their first home buying experience.  Then....(sinister music begins) two weeks ago, three weeks prior to COE, we get a Sunday phone call from Debi.  Apparently the day before some kid posted on MySpace (the hub of all evil) "my parents bought me a new house.  Come to the party".  Yes, they broke into my clients' home and had a huge, massive party.  There were only two other homes being lived ...
