Sossaman Estates is located in Queen Creek, Maricopa County. If you stand at the beautiful waterfall entrance to this upscale community you can literally throw a stone over Power Road and land it in Gilbert (Be careful not to hit any Trillogy golfers if you do try). The major cross streets for Sossaman Estates are Power Rd running North/South and Queen Creek Rd running East/West. This is where you will find the local shopping with Albertsons on the West side of Power Rd and Safeway on the East along with a Blockbuster, McDonnalds, Panda Express, Bank of America, Chase, Wells Fargo and US Bank plus a UPS store to name but a few.Sossaman Estates is split by the Queen Creek wash which runs East/West through the top half of the sub-division. The town of Queen Creek has been landscaping and i...

As of Saturday March 22nd 2008 the local area multiple listing service reported the following data for the sub division of Sossaman Estates. There is currently an 31.5 month supply of homes in Sossaman Estates right now compared to a 21.2 month supply in Queen Creek, Maricopa  as a whole. This shows that Sossaman Estates is not performing as well on average as the town of Queen Creek, Maricopa as a whole, however homes are still selling. Its a great time to buy in Sossaman Estates right now with some excellent homes available at a steal. What is interesting to note is that there were nine closed home sales in the last six months however there are currently 8 pending sales right now. Its to early to begin speculating if we are through the worst however this is a dramatic improvement and ...

Cortina is a master planned community located in the South East Phoenix Valley. Cortina is officially in the Queen Creek city limits and has services such as fire and water provided by the town of Queen Creek however its location on the North, East side of Power Rd and Queen Creek Rd means that it is right on the border of Gilbert and Queen Creek. Cortina is one of the newer communities in the area with the majority of the homes having being constructed in 2003 or later.    In the center of Cortina is the K-8 elementary school which is with in the Higley Unified School District . High School students would attend Higley High School which is located a couple of miles away on Pecos Rd and Recker Rd. Next to the elementary school just off of Ryan Rd is the main community park which has a f...

Is it time to buy?Wow, there are some deals out there!  In Queen Creek 2100 sq. foot home in nice condition, gone in a day at $112,500.  Another beautiful hardwoord floor 1900 sq. foot home with a pool.  Sold in 14 days for $124,900.  A 2100 sq. ft home in Gilbert with a pool $250,000.  We have not seen prices like this in years!  It is exciting to be working with buyers and helping them to find great deals.  If you have considered buying now is the time.  Interest rates are low and there is a lot to choose from.  You may say Queen Creek is too far, and I understand that.  I always tell my clients to stay in closer if they can afford to, and you don't have to be on Hunt Highway to get a deal.  At Power/Germann in Cortina there are 4100 sq. ft homes with four car garages going for $349,0...

Thinking about buying a home in San Tan Heights?  What a nice community!  Luscious green belts and it is close to current and future shopping.  I recently took my kids to the park and had a to wait a few minutes because the regular maintenance crew was there.  I can't tell you what an awesome job they do. This community is kept pristine! San Tan Heights has 2 K-8 schools within the community as well as an A+ charter school across from it.    There is a great community website called www.SanTanEvents.com. It has free classifieds, local news, community chat and so much more!  It's not just for San Tan Heights either, many of the neighboring communities utilize the site.  It's a great place to meet new friends and stay connected with your neighbors. I have found that living here has been v...

I toured a beautiful, brand new community yesterday in Queen Creek, Arizona. Queen Creek is very rural and located approximately 50 miles south and east of downtown Phoenix and about 10 miles south and east of Mesa, Arizona. This community is unlike any other in our area, thus the reason for my visit. A beautiful 18-hole "grassed" golf course with numerous lakes, mountain views, and wide open spaces. The golf course is spectacularly groomed, and there are many lots adjacent to the fairways ready to be sold. The golf course lots run upwards of $120,000, and you can get into a home for just under $200,000. A 42,000 square foot club house will be built in the community, and though the community is not a 55+ or adult community, it is a community that caters to those that are perhaps 40+ who...

I am the mother of a son and a daughter who loved offroad sports! As they were growing up, we would load up our bikes (yes, it's true), and off we would go to the desert to ride our offroad toys. We had bikes, ATC's, go-cart type toys, and tents. My children would have so much fun even if it was just the family. Other times we would take off with a group of other families and stay in motorhomes, etc. for three or four days and just ride, ride, ride. As I drive to Queen Creek along Ironwood, I remember those days when we pass the Motopark just about five miles south of Baseline on the west side. There are always groups of motorhomes, young kids jumping their bikes over the myriad whoops the faster the better. As we continue further down Ironwood into Queen Creek, we pass two golf courses...

Queen Creek Resale has been busy this month.  Historically in January we close about 100 homes through out the month and there are usually a few that have been left pending to close to for February.  This January we've closed 142 homes and there are 200 pending to close for February. Yes, 200! I'm sure you've hear in the media about the housing "crunch", but here, in Queen Creek the homes are priced so well people actually want to buy here!  There are many vacant homes, bank owned homes & short sales.  I just listed a beautiful new home in Skyline Ranch.  It has never been lived in and is priced about as much as if you were to build a new house.  So why wait?  This one is ready, contact me today! (I got homes starting at $99k too.) I have been working with new home buyers, investors, re...

I've been checking historical stats for the month of January.  Mainly because we were in the recent bubble and boy, did it burst.  Many of my friends and neighbors are upside down in their homes.  Buying at the peak and are riddled with buyers remorse.   They come to me, "did you see that spec home with granite countertops?  It's only $156k.  I owe $220k on my home right now.  What can you do for me?"  Oooh, I don't want to answer that.Anyway, I came here to talk numbers.  It's been interesting to see what the numbers show.   Population growth being the most prominent. Here They Are:  (These stat's include Queen Creek Proper & The unicorporated parts of P.C using the QC Mailing Address)Month     Year    # of Homes Sold                    Avg. Sale PriceJan       2002                  13...
