Whilst preparing my monthly sub-division analysis reports I am continually amazed at the numbers I see being produced for the sub-division of Cortina in Queen Creek. With the current economical situations and housing turmoil constantly in the news, you would be lead to believe that nothing is selling and the housing market is frozen solid, but not in Cortina and its surrounding neighborhoods such as Power Ranch in Gilbert just across the road. In Cortina there is only a 2.6 month supply of homes. Now a 2.6 month supply means nothing unless you know that a 3 month or less supply is a classed as a sellers market, a 3 to 6 month supply is a balanced market and 6 month or more supply is traditionally deemed to be a buyers market.  Cortina is a master planned community developed by Fulton Ho...

A weekend at the Railroad Park is a tough act to follow.  Knowing this, Brandi and I reached into the bag of parental tricks and headed to the Southeast Valley yesterday.  Queen Creek, to be precise.  We knew we'd have to dig into our jeans for a bit more cash for this week's excursion, but what can you say to plaintive pairs of baby blue and brown eyes?  If you are like us, you say, "Wanna go see the animals?" This was our second trip to Schnepf Farms in as many years.  While we enjoyed our initial foray last year, we didn't make it down during the Christmas Festival hours.  It was nice to beat the throng and enjoy having the grounds almost entirely to ourselves (cheaper, too), but this year's adventure far exceeded the previous one.  From the moment we pulled into the overflowing park...

A private airport in Queen Creek for aviation enthusiasts Pegasus Airpark is looking to change the type of aircrafts allowed to land at the site.  The Circle G Pegasus Airpark is centered around custom homes and allows homeowners to park their aircrafts either at their property or in the hanger near by. The neighbors near the private airport are concerned with the proposal if approved would allow helicopters and planes with jet engines to land and increasing the noise level. Over the past few weeks with all the turmoil on Wall Street and the eagerly anticipated Government Bail out package, the news media has been constantly broadcasting the message that bank lending has come to a holt, new homes loans are not able to be made, credit card limits being reduced and the sky generally falling down as usual. The San Tan Chamber of Commerce attended a ribbon cutting recently for the new Banner-Ironwood Medical Center. It will be a 24 bed facility which will have an emegency department, and 19 private treatment areas. It is slated to be a 220,000 square foot building located just south of Comb's on Gantzel Road.  The hospital's treatment will also include: Primary Care, General Surgery and Orthopedics. The newspaper called me today asking me about my thoughts on a new Library in the works for the San Tan Area of Pinal County.  YIPPPEEEE!  Those are my thoughts! The closest library that meets my family's needs is currently located in Apache Junction, which is a 20-30 minute drive.  The proposed location of the new library will be 5-10 minutes away. It's slated to be a 10,000 square foot facility with computers usage, childrens area, wireless access, and a teen area.  It will be so nice when that is up and running. In the area where I live and work (Queen Creek), Foreclosures are hitting us, HARD!  Prices have dropped in my area 40-60% from 2005. The market has done a major dive!  I just did a quick search in the MLS and found a Bank Owned 3 bedroom home in a golf course community for $65,000! If you are thinking of purchasing here, now is good time start looking and Fall would be the time to start buying. Queen Creek has not hit bottom!  I just checked the NOT's (notice of trustee sales) and they have gone up consistently every month since November 2007.  There will be more inventory and prices will continue to go down.
