Attention First Time Home Buyers: There is a very a narrow window of opportunity right now. I'm talking about those who go into contract before October 1st. You'll be able to qualify for down payment assistance programs that pay most (sometimes all) of your closing costs. You'll also be able to qualify for the tax credits that will be made available through new legislation. This is a credit toward your taxes valued at up to $7,500. UPDATE: The details are thus... Any home purchased between April 9, 2008 and July 1, 2009 can qualify for $7,500 or 10% of the purchase price (whichever is less). That means if you owe $2,500 in taxes, you would instead be able to receive a refund of $5,000. sounds great, right? The catch is you have to pay back the credit. You have 15 years to do so; and th...

In the area where I live and work (Queen Creek), Foreclosures are hitting us, HARD!  Prices have dropped in my area 40-60% from 2005. The market has done a major dive!  I just did a quick search in the MLS and found a Bank Owned 3 bedroom home in a golf course community for $65,000! If you are thinking of purchasing here, now is good time start looking and Fall would be the time to start buying. Queen Creek has not hit bottom!  I just checked the NOT's (notice of trustee sales) and they have gone up consistently every month since November 2007.  There will be more inventory and prices will continue to go down. The BIG QUESTION is how LOW WILL IT GO?  Financing in this great buyers market can also be an issue.  If you own a home that is currently upside down in equity you probably have t...

The number of foreclosures in the Pinal County area of Queen Creek are still abundant.  After checking the trends there are even more on the way.  The number of Default notices published with Pinal county have been going up every month since January of ‘08.  Taking into consideration that those were just notices, some of them will settle via short sale, some of them will get caught up, however; most of them will end up going back to the back as an ‘REO' aka bank owned property.  As of June ‘08,  there were over 1,000 homes on default.  The homes that will end up becoming REO's should be hitting the market between Sept - November.   If you are thinking of jumping onto the REO/Foreclosure ship to find a great deal, there are some things you need to take into consideration: 1. Financing: W...

Sometimes you see a project and you just know it's going to be something good. The Horseshoe Park and Equestrian Centre is one of them. It's the $15.9 million centerpiece of the 128 acrea master plan community that includes a level equestrian park, a variety of neighborhood parks and trailhead facilities. The entire system of parks trailheads and masterplan is expected to finished at an entire cost of $225 - 250 million. Located at the Southwest Hawes and Riggs Road in Queen Creek it is bound to be a destination address for the southeast valley of Phoenix Arizona. The Queen Creek area has grown so quickly that it has attracted the attention of large venue and commerce groups from around the nation. I have to say that I am not a huge country fan. I don't choose to listen to it, but I don't moan and cover my ears when I hear it either. When some friends of ours wanted us to join them for an evening of live country music I figured I'd give anything a shot. So on a Saturday night my husband and I headed to the San Tan Flat in Queen Creek with our toddler and preschooler and some family friends not sure what to expect. Just a short drive from our home in Gilbert, when we arrived we found a great family atmosphere with reasonably priced food and enough excitement for the kids to keep the whole family engaged, entertained and happy. Although there is an indoor restaurant we chose to sit in the large outdoor eating area. Wooden picnic-style tables are arranged in a horseshoe shape with a ...

Schnepf Farms I spent most of the afternoon surfing the internet just looking for "Fun" things to do while the kids are out of school.  The last time I was at Schnepf Farms was to the Peach Festival in May 2006.  We had a wonderful time...it was so much fun showing the kids the country / farm.  After all my children are city kids and it was great seeing them get dirty.  At Schnepf Farms website they list an events calendar and  for the month of June they have scheduled:  u-pick it peaches, apricots, plums and ana apples.  I'm so excited my family is visiting at the end of the month...that means more city kids are coming, I can't wait to see the nieces and nepthews play on the farm too! When you visit the Schnepf Farms website you will find there summer hours and days they are open along...

I love peaches. Always have. I know I'm not alone in this... there are other peach lovers out there. The true connoisseurs will do me one better though. They know when the peaches taste their best. They tell me that time is right now- and the place is Schenpf Farms. In 2006, Schnepf Farms was declared an “Arizona Treasure” by Governor Napolitano and the Office of Tourism; they're the first attraction in the East Valley to receive this designation. Wait a minute... a 67 year old family farm is an attraction? How can that be? Here are a few of the events and attractions they’ve sponsored over the past years: Annual Pumpkin & Chili Party (attracting over 150,000 people). On premises Train Rides, Museum, Gift Shop, and Country Store. The year round education of over 30,000 school children ...

The resale home market in Pinal County is turning around. The area southeast of Phoenix recorded 1,680 sales in the first quarter of this year, according to Arizona State University Realty Studies. That's up from 1,145 sales in the fourth quarter of 2007 and only 625 in the third quarter. Measured month-to-month, the numbers are equally positive. The area had 465 recorded sales in January, 600 in February and 620 in March. This activity is close to the record 1,785 sales in second-quarter 2005. The Queen Creek area accounted for 39 percent of the resale activity, followed by 18 percent in the Maricopa area and 15 percent in the Apache Junction area. Even with an increase in home sales, the median price of Pinal County homes is dropping. The median price of a resale home has eroded from ...
