Parts of Queen Creek are now San Tan Valley In the beginning there was Queen Creek, an incorporated city in Maricopa county.  Then as the area around Queen Creek grew and grew, expanding beyond the city limits of Queen Creek, it was still called Queen Creek. At least that is what the postal address would lead you to believe. However, it was really Pinal county, not Queen Creek, but your address would say Queen Creek. Yes, it is confusing.  The Town of Queen Creek has even designated a page on their website to help people understand the difference. Do I live in Queen Creek? For the most part, a 620 fico score is now required for FHA, VA and Conventional loans. If a borrower is trying to raise their score to this level, here are some pointers. The big news right now is the first time homebuyer $8000 tax credit for purchases between January 1 and December 1, 2009. *One of the lesser known facts about this program is that buyers are allowed to get their $8000 credit without having to wait until next year’s tax return. The IRS is allowing buyers to file an amended 2008 tax return for the sole purpose of getting their $8000 this year (detailed in IR 2009-27). This is great news for the buyer who wants buy a home that needs some remodeling but is using all of their funds for their down payment. Standard and Poor's (S&P), a globally recognized credit rating agency, has increased the Town of Queen Creek's bond rating from "A-" to "A." In addition, S&P raised the Town's financial assessment from "standard" to "good." "Having S&P increase the Town's bond rating from an 'A-' to and 'A' is very good news for our community," said John Kross, Queen Creek Town Manager. "The higher rating means that the Town's overall rating increases slightly from its current 'A-' status. This rating adjustment is a strong indicator of the Town's overall financial health."
