In this video, Sandy Moss interviews the owner-operator, Tony Ebarb on his re-opening of the Pine Cone Inn, a fabulous historic treasure in Prescott, Arizona. The Pine Cone Inn was built in 1931 on the bank of Granite Creek. At the time it was far south of the famous Whiskey Row in Prescott. Formerly known as the Pine Cone Inn, the "Inn" has been removed from the name as the Pine Cone is no longer operating as a speakeasy with rooms to rent by the hour.It is a restaurant with a full bar, Jane Mansfield dining room and wishing well room with a dance floor.Tony says they offer guided tours of the speakeasy. Tony Ebarb said he had to either go into a nursing home or re-open the Pine Cone, so he re-opened the restaurant. 12/19/2016

I had a call this morning from an Agent or an Assistant this morning [Sunday] before 8:00 am. The caller wanted to know if I would show 2885 Black Lode today. I told her I would be happy to take the lead and pay a referral. She gave me the Buyer's phone number. She said she could not get to Prescott soon enough to serve her Buyer as he was already in Prescott. I contacted the Buyer and he immediately texted me three listings he wanted to see. We went out this morning to see two remote cabins in Potato Patch and another that was further out. They did not like the dirt roads and did not see anything they liked.  The Buyer came via Trulia.com. We plan to go out again on Saturday and now I know what they like. As an Agent in Prescott, Yavapa County, Arizona, I sometimes run across Sellers who do not want to list their property but insist on selling it themselves. I don't think that works very well.This week one such Seller told me she would pay 3% Buyer-side commission on a nice parcel of vacant land. I have plenty of listings for vacant land with commissions set at 10% or sometimes more.  Here are some reasons why I cannot help this Seller: I sell 80 to 90 percent of my own land listings and therefore make 10% on most. I also sell a significant portion of my residential listings myself. The fact that I sell most of my own listings also proves that I do the work and am not sitting back and waiting for another MLS Member to help. I have just joined Realty ONE Group Mountain Desert in Prescott. I went from being Agent #3 at a Brokerage with three agents and NO Systems to one that has SYSTEMS everywhere.  The primary one is DotLoop which I do not know yet.Many of my Clients, both Buyers and Sellers, are from out of town and out of state. I am having lots of trouble getting my paperwork done in DotLoop.I frequently turn down working with Sellers who do not have e-mail.Snailmail does not work well at all because it takes too long and documents get lost a lot more often than I would like.Often, I have couples who have ONE e-mail between them.  Other Buyers and Sellers do not open their email unless prompted to do so.  I prepared a summary of the market statistics for the neighborhood of Hidden Valley Ranch in Prescott, Arizona. Here is a graph that shows a summary of my findings.Conclusions: In the area of Prescott, Arizona, single story homes are in demand and sell at higher prices. In any desirable neighborhood smaller homes sell at the highest price per square foot. Sales of distressed homes (marked in the chart by "AS-IS, Estates, etc") sell at much lower prices than do homes that are prepared to show at their best. I worked for a long time with this data in a spreadsheet table. Some of these conclusions were not at all obvious until I put it into a graphical form. I had to go back to the MLS Reports to find the details on the "AS-IS, Estates, etc" data. I discarded the data for around five home... 01/24/2016
