This post is intended to illustrate the value of pricing real estate, both land and homes according to market values and not by the wants or needs of the seller. To make my point, I have made the chart below. In this illustration, the red line represents the market value of the property in question.  The green line across the bottom represents the value necessary for a quick sale which is normally determined by a BPO often ordered by a lender for properties by foreclosure. A foreclosure is also known as a REO by lenders. As listing agents, we don't really like these prices, but we must be aware of them in order to price each of our listings properly. Today I was asked to locate a 40-acre parcel that could provide access to some good deer hunting. This parcel is in the Juniper Mountains near the intersection of Bucks Rd and Anvil Rock Road near Seligman, Arizona. This particular parcel is in Juniper Mountain Ranches, but Sierra Verde Ranch and Shadow Rock Ranch are also close by. It is in an area that has a checkerboard land use pattern. Real Estate Agent Referrals are the bread and butter of my business here in Prescott Arizona. After nearly a decade of business I have come to some interesting conclusions about referrals. 1.
