PRESCOTT AZ MARKET NOVEMBER 2011 SNAPSHOT The Prescott AZ real estate market can still be considered a buyer's market as prices have declined to 2001-2002 levels and home affordability has improved dramatically.  Our local market is not dominated by distressed sales--74% of sales in the last 3 months were traditional sales--but is strongly influenced by them and both average and median sales prices continue to decline-- down 4.6% and 5.2% respectively in the last 3 months.  The fact that 50% of all Prescott home sales in the last 3 months were for homes priced $200,000 or less explains the continued decline in average and median prices. As Prescott AZ listing agents we have the responsibility to expose our client's home listing to as many potential  qualified buyers as possible through a wide variety of media in order SELL homes.  Some agents are content to have as many listings as possible so their name is everywhere and they garner buyers, but don't sell the listings.  Not how I do business!   I've fine-tuned my approach to marketing and have been quite successful in listing and selling homes.   I want to show you a new neighborhood in Prescott, Yavapai County, Arizona!  We will need some help from the goats to explore this property! I think exploring this place could really be fun! Now this is getting really interesting! This goat is "in his element, but WHERE DO WE PUT THE HOUSE? Maybe we should look at the BIG PICTURE!  These are some REALLY BIG ROCKS! To give you an idea of scale, the "verticalally oriented" rock is as big as a railroad boxcar. The outcropping on the left, I call "Bigtooth" is around 80 feet tall. What's for dinner? Sometimes you just have to stop and have a laugh.  I guess weather you are furry or not, we all have a pecking order. Who is in control, who will dominate? Does size really matter? Can we learn from these guys......be patient and bite our upper lip? Or do we just eat the little sun of a gun that gets in our face? At least I will go to sleep tonight with a chuckle and proud of my dogs for setting an example for me!

Wikutepa is a little-known but very beautiful development in the Williamson Valley near Prescott, Arizona. I was there today taking a few photos and scouting the neighborhood. I have titled the photograph below "The Two Centuries of Wikutepa."  Can you tell me how I see two centuries in this photo?   Most of the trees in this photo are Pinon Pine. Here is another photo. YES, we do have some granite boulders and outcroppings in this neighborhood.

Prescott Arizona had a great Centennial Celebration! Three days of fun, food, music and history.   Everyone had a fun time. Multiple bands played, ending with Wayne Newton. We had western shootouts and a free 3 day movie theater. Wine tasting and a beer garden, fantastic vendors with amazing artwork.

Prescott Arizona Luxury Market is very diverse. Prescott's highest sale this year was a 301 acre breathtaking ranch that had recently been featurd in "Phoenix Home and Garden Magazine". Featuring a 5518 square foot main house, a 4900 square foot barn/workshop , 900 sq ft apartment and a 1634 sq ft guest house, with a 2476 square foot hay barn. The highest sale since January 1,2011 at $3,200,000. Sold for cash and on the market 717 days.

Prescott, Arizona is rockin and rollin and so anxious to be the starting place for celebrating Arizona's statehood. We get to be the starting place because we were the first Capital of Arizona. Festivities start tomorrow and go thru the weekend. We are one of the last states that gets to celebrate 100 years on the mainland, Alaska and Hawaii are remaining. So we are roaring like a lion! All of downtown is now blocked off, booths, bleachers, stages etc are set up. There are over four Indian Tribes setting up a living history area showing off native artwork, native traditions, housing etc. Prescott will pop with history this weekend. Prescott Dining Adventures are finally wonderful. Moving from the San Francisco Bay Area to Prescott, I was very spoiled in having top quality restaurants. In fact, for 10 years I was paid to take people to restaurants and paid to eat in restaurants. Thus returning to my computer to write and critique the experience. I ate the best food in the best settings. Anyone who visits the Bay Area knows how wonderful the food is. Moving here in 1996 left me with almost no place to eat. I would special order foods and my husband and I would cook and light candles and get out the silver and pretend we were in a fine restaurant. I just happened to be in the right place at the right time to catch this photo of Watson Lake in the Granite Dells area in the northeast side of Prescott. The Peavine Trail is on the old railroad roadbed that has been turned into a public trail. This photo was taken looking west close to sunset from the most extreme easterly point on the lake. The Aerial Photo below shows this pretty well. The rock formations in the lake photo can be seen in the Aerial Photo.  When I was growing up, we often went to the Witchita Mountains Wildlife Refuge near Lawton, Oklahoma. The rock formations consist of granite outcroppings and granite boulders in both locations.

Relocating to Prescott Arizona, from where? It is funny how you look back over the years and you see a pattern. You see an eb and flow in your area real estate market. Who buys in the summer and who buys in the winter. Prescott is mostly a destination community with a high retirement population. People relocate here for climate, retirement, health and outdoor lifestyles. Some people relocate for taxes. We have two seasons of real estate markets. Summer for a second home market, Phoenix and southern California buyers, mostly retired. Our main buyer is from the heat of the Phoenix area and the Los Angeles / San Diego area.       The Phoenix buyer cannot handle another 120 summer so they come to Prescott for a permanent home or second home. Places to eat in Prescott.  When I first moved here in 1996, from the San Francisco Bay Area, I thought I was going to die because of the lack of good places to eat. Now, 15 years later, Prescott has a great assortment of eateries. No longer a "fried food western town",Prescott is now a town of cullinary delights! I love little "Bohemian" off the wallplaces with great flavor. One of my favorite places to refer visitors to is El Gato Azul, (the Blue Cat).  Funky charm. About 10 tables inside and same outside. Outside tables offer creekside dining overlooking Granite Creek. Perfect spot to have lunch and sip a chilled glass of Chardonay or aromatic coffee. A few years ago I read the top selling book The 7 Habits of Highly Effective People® by Stephen Covey. Although not one of the 7 habits, my favorite lesson was that of doing the Important but not Urgent.  This means a focus on doing the things that establish a long-term and enduring market position. These tasks have to be taken seriously, or your real estate career will not get any easier. You will be totally consumed in putting out fires rather than being proactive in planning and working to make new business happen on it's own. When I first started my real estate career seven years ago, I decided that I wanted to own the market position of being "Prescott's Land Man." Gated Communities in Prescott Arizona are few and just starting to come about. It just has not been the fashion in the Prescott area to need gated communities.  In realationship to the overall area, I would tell you I could count the gated communities on one hand. A reality check shows that those numbers have grown. Downtown Prescott Fun, you can count on it all year. Always something for everyone. People love to come to the shade of the massive trees at the Courthouse Square of Downtown Prescott.
