Earlier, I wrote that when the weather got cold here in Prescott, we mountain bikers head south for a little warm weather down in the deserts.  Sometimes, when time is at a premium, we have to ride close to home if we want to maintain a little fitness.  Last Monday was the case when I just needed a little time in the saddle.  I had to get my truck worked on, and conveniently the tire shop was located near the end of Wolverton trail.  As I set out from Ponderosa tire, I decided it would be nice to ride a portion of the Whiskey, see how my fitness was.  Taking Copper Basin rd. to Camp Pearlstein and up trail 393.  Shortly after starting 393, the snow storms back in Nov and Dec had made the trails a little more trecherous.  Not only were they muddy and snowy, several trees had fallen over,...

The chart below shows the 3-Year Trend in the Ratio of Selling Price to Asking Price for the Prescott Area. The chart shows that the ratios run from a low of 91% in March of 2011 to highs to a range of 94% to 96% most of the time. As our inventory of homes dropped in the last few months of 2011, the ratios are near 95.5%. This chart can be interpreted to mean that a Buyer can reasonably expect to pay between 90% and 100% of the asking price. A home that is priced to sell quickly can sometimes attract enough potential buyers that the selling price could actually be above the list price. On the other hand, an overpriced home can often be purchased at a price considerably below the 90% mark.

The real estate market in Prescott, Arizona is getting a little healthier. This chart below shows that equity sales are returning to around the same higher fraction they were in the last half of 2009.The chart also shows that short sales are only slightly higher at around 12% in the last couple of months while the 3-year average is close to 9%. The encouraging trend is that the sales of REOs (foreclosures) has decreased from a high of 50% to around 32% for the last couple of months. I think Prescott is a healthier market than many other parts of Arizona.

The real estate market in Prescott, Arizona is getting a little healthier. The pie chart below shows that 53.5 percent of the sales in December of 2012 were regular (equity) sales. REOs (foreclosures) were 34.2 percent and short sales were 12.3 percent. This is a continuing improvement in that a larger percentage of our sales were equity sales.

I know I shouldn't like this house.  It stands for everything I dislike about the growth of Prescott.  Let me explain.  In high school and college, I would go ride my bike up Copper Basin Rd, cut up Sheriff Posse Rd and hit the power line rd.  It was a perfect route to cut off lots of busy road way and ride through the forest.  The power line road cust straight up the mountain, steep and technically demanding.  One beautiful summer day I decided to ride the power line rd and low and behold, they were building a house near the trail.  Well needless to say, I wasn't happy, but it didn't effect my ride, it could be dealt with.  The next summer, same situation, but this time, they had caution tape on the trail!!   Up the way, they had literally built over the top of my trail.  It was the s...

  Anybody who's shown property for long enough and in remote enough places has seen some crazy stuff.  Here is the Prescott area all Realtors know that one of the best places for seeing crazy sites is in Paulden AZ.  We kind of think of the area as the Appalachian Mountains of Arizona, no offense Pauldenites.  You never know what your going to find.  Take for instance this...
