This is what is been happening to the median price of Phoenix, AZ homes. Phoenix is a geographically large city so certain parts of Phoenix prices do vary from location to location. This is mainly a glimpse of median home prices in the Phoenix area. This does not include North Phoenix, Central Phoenix, West Phoenix, East Phoenix, etc... Or other cities like Scottsdale, Tempe, Chandler Gilbert, Fountain Hills, Paradise Valley, etc.. It is a rough estimate at best.

Phoenix Arizona is blessed to have a world class symphony. What began in 1947 as a group of occasional performers has now grown into a world class group. In September the popular group opens their 60th season for 2007-2008. A wide variety of events are planned. Their full season schedule can be seen on their website. In addition to paid events, the symphony performs a number of free events for schools and libraries in the local Phoenix area. Several restaurants are close by the symphony venue for dining enjoyment either before or after the symphony performances. Here is a link to them. If you are planning to relocate to the Phoenix Arizona or purchase a second home here, the Phoenix Symphony is but one of the wonderful cultural attractions the area offers its residents.  If you are thin...

Live in the Phoenix area and looking for a "secret" garden to get away to with a little picnic lunch or to sit and read a book? You may want to check out the quaint "secret garden" located on the ASU campus. Dixie Gammage Courtyard a.k.a. the "secret garden" is located in the center of the campus, but this secluded garden is hidden by the walls of Dixie Gammage Hall. Rarely it is packed so it is most often a place of relative seclusion. Check out this link to the ASU website to locate more information about how to gat to this facility. There are a lot of interesting things to do in the Phoenix area. If you are thinking of relocating here or getting a second home, you will be amazed at the wide range of activities and places to go in the area that are really interesting. Call Bob and Car...

If you live in the Phoenix area where there is sand and desert as far as the eyes can see, but still would like to become Scuba Diving certified there are ways. Here are a couple locations to check out. There is Arizona's oldest dive shop, Aqua Blue Sports in east Phoenix located at 4230 E Indian School Road (602-995-4120). Instructors have more than 40 years experience and use a couple nearby pools for their lessons. Another resource is Oasis Divers in northeast Phoenix at 4015 E Bell Road, Suite 134 (602-992-3093). This facility has their own pool on site for the lessons and certification. There may be some other facilities available through local Community Centers. My wife and I picked out our finishes at Century Plaza Update today. As much as I absolutely hate picking out carpet, cabinets, etc. I have to say it was a very pleasant experience. Martha, the Interior Designer, is talented, NOT pushy, and very helpful. I was remarkably pleased with the final price too; only $15,000 and that included upgraded slab granite in the kitchen and bathroom, a great tile in all areas but the bedroom and closet, upgraded closet cabinets, upgraded lighting, stainless appliances and more! We're really excited to take possession which is expected to be October 2007. I still think that Century Plaza is one of the more make sense buildings in town AND I've put my money where my mouth is.

You have probably already heard this but just in case you haven't........Construction at Chateau on Central has halted due to NO MONEY. A year an a half ago we wondered how they could possibly break ground with only six units sold and we now see that....they shouldn't have! Also, the surface parking lot immediately to the west of Orpheum Lofts, currently used by Orpheum residents has sold (or is about to sell) to a developer who wants to build a tower there (unrelated to Orpheum). At one time, the buyers/residents at Orpheum had been told that a tower would be built on the site by the same folks who developed Orpheum and that when that was done additional parking would be available to the original Orpheum home owners. That promise/hope just got shot to hell.In addition to the surface par...

Man there is a lot of flack on the web about the new Phoenix light rail system.  Well, I for one am a fan (or at least I think I will be when the work is completed).  I don't understand what there is to gripe about.  Yes, it's expensive (but if we waited another decade it would cost even more).  Yes it's a very limited route (we have to start somewhere-I doubt any of the top rail systems in the world began as complex as they ultimately became).  Yes the construction is a pain in the neck (see previous sentence).  Yes it's really hurting local businesses (this is tragic but I for one am spending my dollars to support great Central Avenue restaurants like Alexis and Fez in the hope that they'll still be around when the dust settles).  No, I don't think that the Phoenix light rail will mak...

Do you live in the Phoenix Arizona area or maybe planning a visit here soon and interested in unusual building and antiques? You may want to visit a very unusual building called Mystery Castle. This unusual building is located at 800 E Mineral Road in Phoenix. This is located at the base of South Mountain. The home was built in the 1930's by Boyce Gully in homage to his daughter, Mary Lou who now lives in the building. The building has 18 rooms with 13 fireplaces and many antiques that tell a story of early live in Phoenix Arizona. Boyce Luther Gulley learned he had tuberculosis and abandoned his wife and daughter and moved to Phoenix Arizona. When he got here he began building this castle for his little daughter who he had left behind. He lived longer than he thought he would - 15 year...

Realtors dropping like fliesby Kaushik Sirkar, Chandler AZ REALTORChandler Arizona Real EstateSubprime crisis.  Lenders suffering massive layoffs.  Construction jobs disappearing.  Etc.  The real estate downturn has and is continuing to have a huge impact on numerous facets/segments of our society.  It was only a matter of time before this impact was to be felt by Realtors.  See this article from the New York Times.Membership no longer increasing at ridiculous rates.  "Successful" agents leaving the business.  Going back to former professions in areas such as IT.  I still don't think this is "enough".  There are still too many agents out there.  Maybe the rate at which agents are joining the ranks is decreasing....but the overall numbers still aren't dropping.Still too many agents who j...

http://www.sakanasushi.com/ I live in South Tempe, and at least once a month, my wife and I cross over the interstate 10 and head over to Sakana Sushi & Grill in Ahwatukee.I was first introduced to this eatery about 2 years ago from a collegue that stated that they have some of the best Sushi in town, and my friend has not let us down.We usually eat there for dinner and the place can be a little crowded on a Friday night, but the wait is usually no longer then 30 minutes.  The service is great and the restuarant is just cozy enough and its not too loud.  They have a full drinking bar, sushi bar, and you can even order hot things from the kitchen.  Their sushi selection is the best in town and they always have weekends specials.  My wife and I usually will just order off of the sushi men...

My love for nature and the outdoors compels me to act and so I am proud to champion the cause of environmental responsibility through the promotion of more sustainable building practices. I have found that there is no better time to introduce my clients to the principals of "Green Building" than during the construction of their new home. There are many levels of "Green Building" with different ROI time periods. In general, most materials and products used in "Green Building" do not cost much more than their traditional counterparts. "Green Building" could add as little as 0% or as much as 10% to your overall construction budget with cost recapture periods from 0 to 7 years. If you wish, I, along with my building, contracting, and architectural partners will help you make the choices tha...

Located in Downtown Phoenix is the Downtown Phoenix Public Market. This open air market is open every Saturday year-round from 8am until noon. It’s a community location where small local farmers can bring their produce to sell. Local artists and crafters also are involved in making this a Phoenix experience. In season there are squashes, melons, tomatoes, lettuces of all descriptions, eggplants and more. Several of the vendors offer organic produce. Artists and crafters offer an amazing variety of the best of southwest art, plus other types of crafts and art also. The location 721 N Central at the SE Corner of Central Avenue and McKinley Street (2 blocks S of Roosevelt). When the Market closes at noon for the day, take a stroll 2 blocks N to Roosevelt where there is “Roosevelt Row”. Thi...

New statistics came out recently that show that Phoenix leads the nation in retail construction.  Considering the state of real estate across the nation as well as locally, that is relatively good news.  High retail construction shows that there is still growth.  We have said for a long time, even before the downturn in the market that the Phoenix area should recuperate faster than many other metro areas.  The reason is that we have the overall economy, job growth, and climate to attract people to this area. There are naysayers who think that the high retail construction will just lead to more empty stores.  But consider this, residential construction typically occurs before the retail and commercial construction.  A decade of strong growth, capped off by record numbers in '04 and '05 m...

There were 13 homes sold in Desert Ridge in July 2007, with an average listing price of $550,469 and an average sale price of $528,115.  Sale prices were 96% of list prices.  Sold Price per Square Foot was $239.73.  The range of sold homes was $282,500 to $1,015,000.  As of August 1, there are 20 pending or contingent homes under contract.  As of August 1, there are 150 active listings with an average list price of $758,610 and average list $/sq.ft. of $247.30 Although sales volume was half of the month before and the average price was down significantly from the month before, average price per square foot was up over $5/ft.  This indicates that the average sold price decrease is due to smaller homes being sold during this period compared to June (actually about 426 sq.ft. less average)...
